INTRODUCTION
Rock Island Partners under the direction of its visionary Mr. Joseph Primm focuses on bridging the gap between Asian manufacturers and the corporations main manufacturing, assembly and distribution facility in Morrison Tennessee, USA. Established in 2003, Rock Island Partners is a US owned and operated corporation, based in Tennessee, with overseas representative offices in Shanghai, China and Ho Chi Minh City, Vietnam. The mission is to provide fully serviced facilities and distribution that is scalable to suit our manufacturing strategic partners and occupants. Mr. Primm indicates that all of the existing occupants of the 100,000 M2 facility came to the realization that they had previously gotten into the landlord business when they really only wanted to be focused on their functional core business. Mr. Primm said We want to be in the landlord business and handle all the hassles with Facility Management.

Facility Timeline The original building was built on a 260 acre tract of land and contained 554,400 square feet of manufacturing and distribution space plus 32,248 square feet of office and cafeteria facilities. The first major renovation was completed in 1975 adding 151,200 square feet of additional workspace consistent with the buildings original design. In 1991, a second major renovation, constructed of prefab metal, added 62,400 square feet to the facility. In addition, a 20 acre engineered storage/truck pad was added. A separate 2,100 square feet dispatch/distribution office was constructed to service the 20 acres. Its size was increased to 3,400 square feet in 2001. In 1996, another prefab structure increased the building size by 57,600 square feet. Additional outside truck and product storage areas were also added in addition to a roofed area adjacent to the north side of the building that provided 32,160 square feet of usable space. In 1998, a stand-alone metal building was built south of the main structure. In 2001, this building expanded from 41,250 square feet to 67,050 square feet. All of the above areas have heating, cooling and sprinkler systems in place. Over the years, several small buildings have been affixed to the main building. Additionally, stand-alone out buildings have also been built.

Facility Management Our Maintenance Department has expertise in the areas of HVAC maintenance and replacement, electrical, plumbing, carpentry, drywall, landscaping maintenance, and irrigation repair. Our engineering personnel are onsite daily and fully equipped therefore our personnel can perform all types of routine maintenance as well as respond quickly to emergency situations. These responsibilities include the following: Undertake, directly or through contractors, the proper preventative maintenance program, repair and/or replacement of equipment and remodeling as required. Secure competitive bid proposals for contracted services; negotiate and recommend contract awards on behalf of client, evaluate compliance to contract specifications and administer payment under the terms of the contracts. Assure that the property is maintained in compliance with local laws and ordinances. Schedule walk-throughs of each location to ensure that contracts are being carried out according to their terms, and to ensure that client responsibilities and expectations at the property are being met; i.e., parking lot lighting & maintenance, exterior building maintenance, etc. Assure that common area services are provide adequately and on a timely basis, including such services as trash collection, outdoor lighting, landscaping and utility services. Prepare refurbishment plans and recommendations geared to enhancing the property; submit plans for approval and with authorization, implement and supervise needed refurbishment work, inspect and approve completed work on behalf of client and/or owner. Coordinate on-site maintenance personnel activities. Perform client maintenance or modification responsibilities at their request and expense.
