SPECIFICATIONS

A$'ENERAL CONDITIONS
'eneral
The work shall include supply of labor, materials, tools, equipment and services necessary to
complete the subject project, in accordance with the approved scope of work, plans, and this
Specification. All works shall be in accordance with the existing ational !uilding "ode, ational
#lectric "ode, and all related applicable local subdivision regulations.
The structure shall be of rigid construction provided with adequate supports$ using good quality
materials, free from any defects., %S approved, and with appropriate dimensions, weight, measure and
appearance per approved specifications$ employing skilled and qualified personnel to execute the
specified items of work$ utili&ing appropriate equipment, tools and technique necessary to complete the
project within acceptable standards$ and, provided with utmost safety to protect people and property
within the duration of the project.
All works shall be supervised and monitored to ensure that all standard architectural engineering
practices are followed in all phases of the work.
The owner and'or the architect reserve the right to reject any materials of workmanship that may
be found defective or not in conformity with the approved plans and Specifications. (n cases where
conflicts between plans and specifications arise, these shall immediately be brought to the attention of
the architect for appropriate action. ormally, the Specifications govern.
The contractor shall submit, prior to the execution of the specified works, and schedule of work
expressed in either !ar chart or %#)T'"%*, indicating all activities, their duration and projected
percentage accomplishments' cash flow, for monitoring purposes.
All billings shall be subjected to submission of Statement of Account by the contractor,
including his percentage accomplishment report and photographs for evaluation and acceptance by the
Architect.
A$TECHNICAL SPECIFICATIONS
(n case the actual condition differ substantially from those attitude shown, the provision of the
contract respecting an adjustment for the changed condition shall apply, subject to the requirement of
notification thereunder being given. +ard material shall be defined as solid ledge rock, firmly cemented
unstretsified masses or conglomerate deposit possessing the characteristics of solid rock not ordinarily
removed without systematic drilling and blasting, and any boulder, masonry or concrete except
pavements, exceeding , cubic meters in volume.
I$ SITE (ORK
-. The building site shall be leveled according to the plans and cleared of rubbish, roots and other
perishable and objectionable matters to a suitable sub.grade.
All such unsuitable materials shall be removed from the building site and spread uniformly over
the areas adjacent to the proposed building, otherwise disposed of as may be directed by the
architect or engineer in charge of construction.
/. The building lines shall be staked out and all lines and grades shown in the drawings established
before any excavation is started. !atten boards and reference marks shall be erected at such
places where they will not be disturbed during the excavations of the building.
0. All excavation for foundations and for utility appurtenances such as underground tanks,
manholes and the like shall be made to the depths indicated in the drawings. #xcavation shall
continue to the depths necessary to obtain a proper soil bearing capacity.
#xcavation shall be provided with adequate bracing and shoring where necessary to prevent
injurious caving or erosion for the protection of workers, existing construction materials and
adjoining property.
1. !ackfill shall be placed in layers of 2.-3 meter thick$ each layer wetted and compacted by
machine or hand tampers. The uppermost 2.23 meter of the fill shall consist of sand or sand and
gravel mixture and thoroughly compacted.
3. *aterials to be used for soil poisoning shall be water.based emulsions, e.g. 4entrek %re 5 %ost
"onstruction Treatment Solution.

7. Soil poisoning work shall not be applied when soil is excessively wet. Thoroughly drench and
saturate every linear meter excavation for foundations works with the soil poison solution before
pouring concrete.
8. +ollow masonry walls resting on grades shall have its voids treated with one gallon of soil
poison per 3 linear feet of wall. Two gallons of soil poison per 3 linear feet shall be applied to all
areas where slab will be penetrated by pipe, ducts and other construction materials.
9. Any excess material remaining after completion of the earthwork shall be disposed of by hauling
and spreading in nearby soil areas by the :;#). #xcavated material deposited in spoil areas
shall be graded to a uniform surface.
II$ CONCRETIN'
-. All concrete shall be mixed thoroughly until there is a uniform distribution of the cement and
aggregates, and should be deposited as nearly as practicable in its final position, care being taken
to avoid segregation of the aggregates.
;ater to be used for mixing concrete shall be clean and free from injurious amount of oil, acids,
alkalis, salts and other organic materials.
/. The cement shall be %ortland "ement conforming to AST* Specifications "-32 type ( for
architectural concrete, only one brand of approved cement shall be used throughout any one
structure.
All concrete works shall be done in accordance with the standard specifications for plain and
reinforced concrete as adopted by the government. Alternative cements selected must meet the
requirements of %ortland and %o&&olan cements, and approved by the architect or engineer in
charge of construction.

-. "lass A concrete shall be a mixture of - part cement, / parts fine aggregate and 1 parts coarse
aggregate by volume, plus enough clean water to make a mixture into pliable paste.
/. "lass ! concrete shall be a mixture of - part cement, /.-'/ parts fine aggregate and 3 parts
coarse aggregate by volume, plus enough clean water to make a mixture into pliable paste.
The fine aggregate for concrete shall consist of natural sand or of inert materials with similar
characteristics, having clean, hard and durable grains, free from organic matter of loam.
The coarse aggregate fopr concrete shall consist of crushed rock of durable and strong qualities,
or clean and hard gravel. Si&e of the coarse aggregate to be used shall vary from /2mm to 12mm
>0'1@ to -.-'/@?.
0. All forms for concrete works shall be braced or tied together so as to maintain the correct
position and shapes of the concrete members. =orms shall be constructed sufficiently tight to
prevent bulging and seepage of water.
=orms shall not be removed until the concrete has attained sufficient strength to support its own
weight and any loads that may be placed on it. Side forms for beams and girders may be
removed earlier than the bottom forms but additional posts or shoring must be placed under the
beams or girder until they have attained their strength.
1. "oncrete slabs on fill shall be poured on a gravel bed of not less than -22mm thick. #ach
concrete slab course to be poured shall not be more than one meter wide, and each course shall
be poured alternately to the indicated floor finish.
3. All steel reinforcing bars to be used in this construction shall consist of round deformed bars
with lugs or projections on their sides to provide a greater bond between the concrete and the
steel.
All steel reinforcing bars shall be accurately placed and secured against displacement by tying
them together at each bar intersection with Aauge o. -7 A.(. wire.
The steel reinforcing bars indicated for footings, columns slabs, beams, girders and other
concrete members shall all conform to the number, si&e and spacing as indicated in the drawings
or schedule of steel reinforcements.
o metal reinforcements shall be installed in place unless it is free from rust, scale or other
coatings which will destroy or reduce the bond with concrete.
III$ #ASONRY
"ement and other cementation materials shall be delivered and stored in unbroken bags, barriers
or other approved containers, plainly marked and labeled with the manufacturerBs name and brand.
*ortar materials shall be stored in dry, weather tight sheds and enclosures, and shall be stored and
handles in a manner which prevents the inclusion on foreign materials and damage by water and
dampness. "oncrete masonry units shall be handled with care to avoid chipping and breakage, and shall
be stacked in such manner that its uniformly distributed load does not exceed 32 psi. "oncrete masonry
materials shall be kept dry until used.
-. All exterior concrete hollow blocks to be used for first floor wall shall be at least -32 mm
thick, while concrete hollow blocks for interior wall unless otherwise indicated, shall be
-22mm thick.
The concrete hollow block walls shall be laid, and the cells filled with cement mortar
consisting of - part %ortland cement and 0 parts sand measured either by weight or volume.
The mortar that has set or the mortar that is used after one hour shall be discarded and
removed from work. %laster mix shall be< -<0 cement'sand from scratch coats$ -</
cement'fine sand for renders$ and pure cement for finishing coats. %laster thickness shall be
C@ average.
/. "oncrete masonry walls shall be carried up level and plumb all around. :ne section of the
walls shall not be carried up in advance of the others unless specifically approved.
Dnfinished work shall be stepped back for joining with new work. +eights of masonry shall
be decked with an instrument at each floor, and at sills and heads of opening to maintain the
level of the walls. Eoors and window frames, louvered openings, anchors, pipes, ducts and
conduits shall be built.in carefully and in a neat manner as the masonry work progresses.
Spaces around metal doorframes shall be filled solidly with mortar. "oncrete masonry units
shall be handled with care to avoid chipping, backing and spilling of faces and edges.
Structural steel work, bolts, anchors, insert plugs, ties, lintels, and miscellaneous metal work
specified elsewhere shall be placed in position as the work progresses. Dnless indicated
otherwise, partitions shall extend from the floor to the bottom of the floor or roof
construction above. on.load.bearing partitions and interior walls shall be securely anchored
to the construction above in manner that provides lateral stability while permitting
unrestricted deflection of construction above, scaffolding well.braced and securely tied in
position. :verloading of scaffolding will not be permitted.
0. *asonry units shall not be removed after they have come in ultimate contact with the mortar.
(t is permissible to tap them downward but not to slide them. ;here units are required to be
moved for alignment, they shall be removed and cleaned of all mortar and reset with a new
unit.
All masonry below grade shall have their cells completely filled with mortar, which shall be
compacted.
All masonry above grade shall have cells containing vertical reinforcement totally filled with
mortar, which shall be compacted.
1. Splices in reinforcement shall be made only at points that will not impair the strength of the
member. 4apped splices shall be used and stress in the steel transferred by bond. Dse
minimum lap of 12.bar diameter.
I$ CARPENTRY an) *OINERY
4umber shall be of approved quality of the respective kind required for the various parts of the
works and shall be well.seasoned, free from large saps, loose knots, shakes and other imperfections
impairing its strength.
All lumber shall be treated with Solignum ;ood %reservative after installation and air.dried for
three days before applying paint or any finishing required.
All frames directly in contact with concrete shall be anchored with /2.E nails spaced at not more
than 2./2 meter on center around the contact surface and shall be painted with two coats of hot asphalt.
All ceiling material shall be F@ thick. %lywood on /Bx/B nailers spaced at .12m o.c. both ways,
which shall be perfectly aligned and leveled, supported by /@ steel hangers for ceiling joists, spaced at
-./2meters >max.? on centers, both ways.

Hacal or Auijo 6 for wood plates, doors, and window frames and all wooden structures
immediate in contact with concrete.
Tanguile 6 for all cabinet studs, closet studs, baseboards, fascia boards, wood lattice and
caves vent
Apitong 6 for ceiling joints, nailer framings and other interior framework not visible on
the exterior.
Store lumber to preserve its quality and strength, protect millwork and other materials against
moisture and damage during and after delivery.

Submit shop drawings of cabinetry, working counters, built.in closets and othe joinery work
before fabrication and installation.

3. All plumbing fixtures, except water closets, shall be separately tapped by a vented water sealed
trap placed as close to the fixture as conditions will allow, but in no case more than 2.72 meters,
traps shall be of the same diameter as the waste pipes for the fixture which they serve.

8. Ients shall be taken from the crown of fixtures except for the closet traps, in which case branch
line shall be vented below the trap.

-. All electrical works to be installed hereunder shall comply with the rules and regulations and
provisions of the latest edition of the ational #lectrical and %hilippine #lectrical "odes. All
electrical wirings shall likewise comply with the existing applicable ordinances, rules and
requirements if the using entity and ' or governing entity.
/. The equipment and materials to be furnished under these specifications shall be brand new and
standards products or a reputable manufacturer regularly engaged in the production of such
materials and shall be of the latest design.
0. The minimum si&e of wires to be used for lighting system shall not be less than o. -1 A;A.
"onductors shall be such that the voltage drop in individual circuits shall not exceed the
maximum allowed by the ational #lectric "ode.
1. =eeder conductors shall be standards rubber covered, double braided, single copper conductors
or thermoplastic type LT@ for conduits installed in wet locations, the feeder conductors shall be
thermoplastic type LT+;@ or rubber covered type L);@.
3. om splices or joints shall be permitted in either feeder or branch conductors, except within
outlet boxes or accessible junction and pull boxes.
7. All underground conduits shall be painted with two coats of approved bituminous compound.

9. The distributions panels and cabinets shall be standard factory products of an electrical
manufacturer and shall be of the flush safety type that shall be installed at the locations shown on
the plans.
