THE CHICAGOAN APARTMENTS

RENTAL POLICIES

Equal Housing: The Chicagoan has a comprehensive policy of compliance with the Federal Fair Housing Act, as well as state and local statute codes and
ordinances.

Income: Our current rental ranges and minimum income requirements are as follows:

Alimony and/or child support payments will be considered when directed by a court order.

Applications: An application is to be filled out by each person occupying the apartment 20 years and older, as well as any Guarantors required. One
application per person, please. You must be at least 20 years old to apply for an apartment at The Chicagoan. The application fee is
$50.00 per applicant.

Deposits: All completed applications must be accompanied by a $400.00 non-refundable move in fee. The application fee will be deposited upon
receipt of the application and is non-refundable. The $400.00 move in fee will be deposited upon receipt of the application and is refunded
only if the application is rejected.

Credit Check: An investigative consumer report (credit check & criminal background check) will be obtained for each applicant 20 years of age and
older and must have a satisfactory rating. The main focus of the report will be the last four years. A high level of collections, judgments,
charge-offs, or bankruptcies in the last two years are unacceptable.

There must be zero of the following in the past 84 months (7 years): Tax Liens, Property Rental Debt, Mortgage Debt, Eviction or more
than one initial Eviction Filing.

There must be zero of the following in the past 12 months (1 year): Foreclosure/Repossession, Legal Items or Utility Debt including cell
phone.

A prior bankruptcy must have previously been discharged for at least 12 months and the applicant must have reestablished new acceptable
credit.

There can be no more than 10% of all open accounts with a credit rating of 2-9 in the previous 2 years. An applicant will also need to pass
a Name and Date of Birth Verification, Positive Check Verification, as well as a Social Security Number Fraud Analysis

Upon approval of your application, which can take 3-5 days, a lease needs to be signed within 7 days and the first months rent will be
due. No cash will be accepted. Make your checks payable to Draper and Kramer, I ncorporated.

Automatic Rejection: -Poor Landlord Reference -Applicant has been convicted of a felony in the past 100 years
-Registered Sex Offender -One or more serious misdemeanor offense in the past 100 years
-Past record reflects an inability to meet financial obligations based on credit history

Residence: Your present and previous residency must have prompt payment record, sufficient notice given, and all obligations fulfilled in accordance
with agreement, with minimum of four (4) year verifiable rental residency.

Employment: All applicants must have continuous employment with verifiable income. The two most recent pay stubs are required. If applicant is self-
employed, the most recent tax returns are required. No other evidence or proof is acceptable. If you are a full time student, a copy of a
current transcript is also required. If employed for less than 30 days, please submit a letter of employment.

Public Records: All applicants will be subject to a background check for evictions and a criminal history of felony offenses.

Occupancy: The Chicagoan has established specific occupancy standards with respect to each of the various sizes of apartments.

Roommates: Each applicant/leaseholder is fully responsible for the entire rental payment and must execute the lease.

Parking: Garage parking is available at a cost of $260.00 per month. All motor vehicles must be operational with current tags and inspection
stickers. No repair of vehicles will be made at any time in the parking garage.

Rental Payments: The monthly rent is due and payable without demand on the first (1

) of each month. It is deemed late on the second (2
nd
) and is subject to
late payment penalty after the fifth (5
th
) of each month. All payments must be made in the form of a check or money order. Cash is not
accepted at the site office.

Returned Checks: All checks not honored by the financial institution on which they were drawn will be assessed a $50 service charge, plus applicable late
charges. A resident will be required to pay all future rental payments with certified funds (i.e. money order or cashiers check) after
receipt of two NSF checks in one year period.

Simultaneously with the execution of the application I

I understand that the Lessor may retain said deposit

I understand and agree that the application payment is
non- refundable, except as provided in paragraph 5
below, and that the application payment will be retained
as liquidated damages for its costs and expenses and not
as a penalty, if this application is approved and accepted
by Lessor and I do not execute and deliver to Lessor a

5. I understand that I acquire no rights on any apartment until I sign a lease in the form submitted to me; until all monies are paid to the Lessor as set
forth above; and the lease is executed by the Lessor. I understand that Lessor will refund said deposit to me if the apartment specified (or any
other apartment mutually agreed upon) is not available, or if this application is rejected by the Lessor for any reason.
6. As is customary in the business, I understand that routine inquiries may be made with respect to my tenancy. In compliance with the Fair Credit
Reporting Act, I understand that an investigative consumer report will be made which may include information as to my character, general
reputation, personal characteristics, and mode of living. The nature and scope of the investigation requested may include information obtained
through personal interviews concerning residence verification, marital status, number of dependents, employment, occupation, habits, reputation,
and mode of living. In addition, a criminal background check will be conducted.
7. I understand that my Application may be rejected if during the investigation there are found to be judgements, lien(s), or a bankruptcy in my
personal credit history or criminal conduct in my personal background. In addition, I understand and agree that if any information provided by me in
this Application shall be determined by the Lessor, in your sole discretion, to be false or misleading, this Application may be rejected or, if a Lease
shall have been executed, my Lease may be terminated by you in your sole discretion.
8. I agree to submit to Lessor a valid, government issued photo identification for all occupants which will be photocopied and made part of this
application when application is approved.
