STEPS ON HOW TO ACQUIRE ORIGINAL CERTIFICATE OF TITLE

I. SURVEY OF LAND
The land shall be measured by a licensed surveyor or Geodetic Engineer
who shall also prepare the plan in tracing cloth or Diazo Polyester Film.
II. APPROVAL OF PLAN
The plan shall be approved by the Director of Lands or the egional Lands
Director or the egional Technical Director who has !urisdiction over the place where
the property is located. The plan shall have a technical description that is verified and
certified by the Director of Lands or the egional Technical Director or his designated
official authorized to issue such certification.
III. FILING OF APPLICATION
The application for land registration shall be typewritten and shall be filed at the
egional Trial "ourt that has !urisdiction over the place where the land is located. #t
shall be in $even %&' copies( which shall be signed and sworn into by the applicant.

a. The original plan in tracing cloth duly approved by the Director of Lands) egional
Lands Director) egional technical Director and Two %*' blue print copies duly certified
by the aforementioned officers.
b. Three %+' copies of technical description that conforms with L" "ircular ,o. +-.
which duly verified and certified by the egional Technical Director or his authorized
representative.
c. Three %+' copies of certificates from the surveyor or Geodetic Engineer or certificate of
non/availability from the egional Technical Director0 and
d. Four %1' copies of the latest Ta2 Declaration or 3ssessment "ertificate from the
3ssessor4s 5ffice where the land is located.

a. Description of the land.
b. "ivil $tatus of the applicant. #f married( include the name of spouse. #f separated
%when( where and what court gives the order of separation'. #f the applicant is of
minor age( state the age.
c. "omplete name and address of the applicant( the present occupant of the land( owners
of the ad!acent lands if 6nown( if not 6nown( statement how shall they be located. #f
minor( complete name and address of legal guardian.
d. "itizenship of the applicant.
IV. LAND REGISTRATION CASE NU,-ER
The cler6 of "ourt shall issue a Land egistration "ase ,umber once the
application has been received.
V. DATE OF HEARING
The court shall set the date and time of hearing for the application pursuant
to $ection *+( PD 7.*8 and L" "ircular ,o. +.+. The court order for the first hearing
shall be sent to L3 together with the duplicate copy of the application( original or
certified copy of plan in tracing cloth( original duplicate copy of technical description(
surveyor4s certificate( latest ta2 declaration and proof of payment of publication to the
5fficial Gazette.
VI. PU-LICATION
VII. OPPOSITION
3ll persons who claim ownership or have interest over the land shall file
opposition at the "ourt to be heard.
VIII.EVIDENCE
The applicant and the opposition shall present proof of ownership during the
hearing.
I.. DECISION
3fter the hearing( the "ourt shall read the decision in favor of the person who
has proven his ownership over the land. #f the decision has been declared final( the
"ourt shall issue "ourt 5rder directing the 3dministrator of L3 to provide Degree of
egistration for the said person.
.. DECREE OF REGISTRATION
3fter receipt of the "ourt 5rder( the 3dministrator of L3 shall provide a
Decrees of egistration with number( written in the 5riginal "ertificate of title and the
original 5wner4s Duplicate "opy of it to be delivered to the egister of Deeds of the
place where the land is located.
.I. CERTIIFICATE OF TITLE
3fter receipt of the original and duplicate copes of 5riginal "ertificate of Title or
Decree of egistration( the egister of Deeds shall assign an 5"T number and shall be
6ept at the vault of the registry. The egister of Deeds shall provide to the registered
owner the owner4s duplicate copy of the 5riginal "ertificate of Title after paying the legal
fees thereof.
