There is also a bigger picture involved. I am
here to highlight the devastation Wells Fargo is
causing in communities of color in New York
City. The effects of urban decay need a voice.
History has taught us about the danger that lies in
the intention to uproot a people, to erase their
footprint from society, from civilization. Let us
learn from our history. Whether that history be
the Holocaust, Slavery, or the displacement of
Native American Indians. I am here as a moral
obligation as a homeowner to give my fellow
homeowners a voice to fight. Fight for fair loans
and fair loan practices. Thank you.

Tangia was the rst homeowner to speak at the
We!s Fargo Shareholders Meeting on April 29, 2014.
Her testimony took the breath out of the room.

My name is Tangia Miles. I live in Valley
Stream, NY. I am a foreclosure Resister. I am here
in support of the resolution to conduct an
independent review of Wells Fargos servicing
practices.
I have been personally affected by Wells
Fargos deliberate delays in the loan modification
process. My hardship began in 2012 with
unemployment. In April 2013 things began to turn
around and I obtained a full-time job. I
immediately applied for a loan modification to get
back on track. Three months later, in July 2013, I
was denied the modification due to the decrease
in my salary range. Three months later, in October
2013, I obtained a higher paying job and re-
applied for a HAMP modification. Two months
later, in December 2013, I was denied again and
the reason: Wells Fargo accidently reviewed the
wrong application and used incorrect tax figures.
The Federal Home Affordable Modification
Program was intended to give struggling
homeowners an expedited loan process, but, in
fact, my process took over one year when the
supposed average review is just three months.
I am, however, one of the fortunate ones; I have
been awarded a HAMP trial modification and am
currently making my third and final trial payment
this May. It took me one year to get to this point.
Meanwhile, my arrears and fees were mounting
up against me.
Moreover, I had to agree to a balloon
mortgage in order to qualify for the HAMP trial.
Prior to my hardship, I have always been
financially responsible with A-1 credit and
minimum debt. I do not want a bail out. I am
willing to pay my share just as long as I receive a
fair loan with a principal reduction to account for
the banks undue delays.
