PROCESSING OF DOCUMENTS AT THE LAND TITLE REGISTRY.
The Land Title Registry wishes to inform the General Public that in accordance with PNDCL.
15! registration of titles in a e!lare istri!t "Greater A!!ra Region#$%&asi Distri!t'
is !o&(%lsor). The "ublic should ta#e note of the following before lodging
document$instruments at The Land Title Registry.
%n accordance with &rticles '5('1 )*'+, of the Constitution! all transactions on
Go-ernment$.esting Lands and /tool Lands should be submitted to the Lands Commission
/ecretariat for due com"liance with the rele-ant "ro-isions before lodgement at the Registry.
&ll grant and deri-ati-e interests arising Go-ernment$Public or .ested land such as Tema
De-elo"ment Cor"oration and /tate 0ousing Cor"oration should submit their documents to
the Lands Commission /ecretariat before lodging at The Land Title Registry.
0eads of families are also encouraged to de"osit their "ro"rietary "lans as well as signatories
to their their grants with the Land Title Registry. This would enable the Registry to #now the
area of 1urisdiction of indi-idual families and the ca"acity of the grantors.

Ground rents should also be duly "aid u" with the &dministrator of /tool Lands or the

STEPS FOR ACQUIRING LAND TITLE
CERTIFICATE.
1. 3uy 4orms at the Cashier5s office at the Registry and com"lete it.

+. Pay fees! attach all necessary documents and submit at Lodgement Des# between 7.88
a.m. and 1.+8 ".m. daily.

STANDARD PROCEDURES FOR LAND
A=UISITIONING IN GHANA
Intro%!tion
Ghana is blessed with immense dynamics of land forms. %n some areas they are flat! hilly and
in some "laces you can s"an along a wider stretch of folds and faults in an ascending or
descending order. ?ost of the mountainous areas ha-e numerous -alleys.
:ou can get fine areas for industrial! commercial! farming! residential and recreational

%t is therefore -ery "rudent that one gets fore@#nowledge at hand before in-esting in land in
Ghana.
3elow are four set standards to ac=uire land in GhanaA
7. Lan Ins(e!tion1 The in-estor must chec# the boundary corners of the land in
=uestion to -erify the full e>tent of the land and be sure of the feasibility of the "ro1ect to be
used. This must be done by an e>"ert and must be in the "resence of the land owners as
witnesses.
8. Lan Sear!*1 This is the most im"ortant stage. 0ere /ur-eyors go onto the land to
"ic# and demarcate the land "arcel. The result is ta#en to the lands commission of Ghana to
-erify the true ownershi" of the. %f the name that comes u" is the same as your land owners!

9. Lan Do!%&entation1 The in-estor can "roceed with the documentations! normally
after a =uarter or "art "ayment has been done. The land owners then "re"are the documents
which must include a true and certified co"y of %ndenture and site "lans.
4. Lan Title Certifi!ation1 &ctually this can be done simultaneously with the "ro1ects
ince"tion since the land title certification from the Land title registry of Ghana ta#es =uite
