Business Needs

The scope of works for ArabtecEnvirogreen in Silverene Towers in Dubai (EAU) comprise
of two residential towers, covering over 120,000sq/m with a common Podium area. The
Towers contain 581 residential units with an integral suite of retail units accessible to the
public and provide a Help Desk, MEP maintenance, cleaning, security and concierge
services along with the management of specialist services such as the maintenance of
Lifts, CCTV system, fire alarm and fire- fighting systems, access control system, Building
Management System, swimming pools and emergency power generator. All on- site
services are be planned and monitored using Arabtec Evergreens Computer Aided
Facilities Management system - Rosmiman Maintenance and Facility Management - to
ensure the delivery of the services is effective and efficient, with a specific focus on Asset
Management and Energy Management.

Solution

ArabtecEnvirogreen relied on Rosmiman Maintenance Management Software to achieve
their goals. Our long-range goal in the project was to provide effective facilities
management through long and short-term planning, preventive, and condition-
basedmaintenance.
Arabtecs project requirements

a) How CAFM assists us in the efficient and effective use of our labor resource,
therebyminimizing costs.
b) By using data from the past we can positively influence future maintenance
requirements e.g. migrating from calendar to condition based maintenance giving cost
efficiencies back to the Client.
c) By evaluating trade utilization data we can ensure the sites are staffed by technicians
with the right disciplines, e.g. if 20% of the PPM and Reactive works in CAFM are
electrical then the team should be 20% electrically biased rather than have unproductive
staff.
d) How analysis of a Project's data and making changes using the information to the
Clients benefit can differentiate us from other Middle East companies who just deliver
cyclical maintenance programmes e.g. by identifying and actioning energy savings.
e) How the CAFM Help Desk Operation can be the business consistency when you have a
multicultural staff base with very different educational backgrounds and language
strengths.
