We submitted a few offers prior to the open house to see if
we could put the property under agreement prior to the
first open house. Our offers were refused as the sellers
wanted to see what the open house brought. We decided to
attempt using an escalation clause stating that we would
pay 5K more than the highest offer but not more than
7 80K, waived our inspection, and agreed to cover the
difference if the appraisal came in low. There was a best and
final round for all 3 offers...my buyer kept the escalation
clause but increased the cap to $7 81,800. According to the
listing agent the other offers were both at 7 80K and neither
of them increased for the best and final round. We won by
$1,800.

$600k to $650k
This property was competitive and needed a quick closing.
Our offer was outbid by several other offers.

$425k to $450k
We presented an offer over asking with a nice client letter
but were outbid by multiple offers

$500k to $550k
we wen tin over asking, capped the inspection and put 20%
down. They took an offer with no inspection, more money
down and higher price
