(1)Mr.C.M.SHABBIR AHMED , Son of Mr.Abdul Gaffar, aged about 37


years,
(2) DR.ASMA TABASSUM, wife of Mr. C.M.Shabbir Ahmed, aged about 32
years, both residing at No.184, Nandidurga Road, Crescent, Benson Town,
Bangalore 560 046, hereinafter called the Lessees (which terms shall mean
and include their respective heirs, executors, administrators, legal
representatives and assigns) of the Other Part
WITNESSES AS FOLLOWS:-
Whereas the Lessor is the sole and absolute owner of the Schedule Property No.41,
"Chowdry Corner" Haines Road, Frazer Town. Bangalore -05.
Whereas the Lessor has agreed to grant and the Lessee has agreed to accept a lease
of premises in the Second floor (rear portion) of above premise. (hereinafter
referred to as the schedule premises subject to the terms and conditions hereinafter
set out.
RENT
The rent payable by the Lessee for the schedule premises shall be a sum of
Rs.10,000/- (Rupees Ten Thousand only) per month, payable by the Lessee to the
Lessor not later than the fifth day of each month in advance.
DURATION
The lease shall be commenced from 26
th
day of May 2014, and shall be for a period
of THREE YEARS .
DEPOSIT
The Lessee has paid this day a sum of Rs.1,00,000/- (Rupees One Lakh only)
towards security deposit to the Lessor by way of Cash and the Lessor hereby
acknowledges the receipt for the same and the amount shall not carry any interest
and the same will be refunded to the Lessee at the time of handing over the vacant
leased premises to Lessor.
TAXES ELECTRICITY AND WATER CHARGES.
The Lessor shall bear and pay the taxes, present and future, payable in respect of
the Schedule Premises to the corporation of the city of Bangalore, and the lessee
shall bear and pay the charges for electricity consumed during the period of the
lease and any extension thereof directly to the concerned authority. The Lessee
shall pay share of the common area electric bill & common area cleaning charges
along with the other occupant of the building. The Lessee shall pay a sum of
Rs.500/- per month to the Lessor as water charges.
MAINTENANCE
The Lessee shall maintain the schedule premise in good and tenantable condition,
reasonable wear and tear accepted the Lessee should pay his share of the maintenance
charges for water & common electricity per month.
NATURE OF USE
The Lessee shall use the schedule premises solely for the purpose of running an
office purpose only.
INSPECTION
The Lessee shall permit the Lessor or on his behalf to inspect the Schedule premises
at all reasonable time during the day time provided that the Lessor shall give notice
of such inspection at least twenty four hours in advance.
SUB-LEASE
The lessee shall not be permitted to sub-let or under-let the schedule premises and
any portion thereof to any person whatsoever.
TERMINATION
The Lessor shall lbe entitled to terminate the lease in case of default by the Lessee in
payment of the rent for a period of three (3) consecutive months.
The Lessee shall be entitled to terminate the lease by giving (2) Two months notice in
writing to the lessor or vise-versa, however this termination shall be not valide till the
first term of the lease period get over i.e. after months only.
SCHEDULE
All that piece and parcel of premises No.41, "Chowdry Corner", portion of Second
Floor (rear portion) Haines Road. Frazer Town. Bangalore 560 005.
Consisting of one hall with attached toilet & pantry along with fittings and fixtures.
Ceiling Fans : Nil
Tube Lights : 6 Nos.
Partition with glass : 1 No.
Receiption Table : 1No.
In Witness whereof the Lessor and Lessees have signed this document in the
presence of the witnesses on the day of the month and year first above written.
