RESIDENTIAL LEASE or RENTAL AGREEMENT

This memorandum of agreement is made and entered in Tagum City, Davao del Norte,
Philippines by & between BREECHIE ROSE R. BAYONA and SHEILA MAE B. RUELO a resident of
Cristo Rey Village (West) Tagum City, hereinafter called the Landlord;
-and-
RONALD T. LANOJAN and THELMA B. LANOJAN, husband and wife, a resident of Cristo Rey
Village (West) Tagum City hereinafter called the RENTER; hereby enter the following term and
condition to wit;
1. That, the premises are for the sole use as personal residence only, good for 9
persons, the renter and 1 unnamed person as helper.
2. That the renter will pay 1 month in advance and 1 month security deposit to a total
of 10,000 pesos only, upon moving in.
3. That the 1 month in advance is good for August 8, 2014 to September 8, 2014.
4. That the renter will start paying their rent starting September 8, 2014.
5. That the renter will pay their Light and Water Bills consumption to avoid
disconnection and upon vacating all bills will be fully paid, otherwise bills and
damages will be offsetted to the security deposit.
6. That, the renter will be responsible on all the maintenance inside the house
including lightbulbs.
7. That, if the renter decide to vacate or move out from the premises will give 30 days
notice to the landlord and the one month advance will be consume.
8. That, the building extension is not allowed except for the dirty kitchen, wherein is
not attached to the main building as per agreed.
9. That, their rental agreement is good for 2 years and will expire on August 8, 2016.
10. That, the renter or occupant shall vacate the premises upon termination of the
Agreement, unless Landlord and renters have extended this agreement in writing
and sign a new agreement.
11. That, this agreement hall be in full force upon confirmation hereof;
