SECTION 5

FLOOR FINISHES


1. Cement

All cement used in the works shall be as described under Section 2.

2. Sand

All sand used in the works shall be as described under Section 2 but shall be fine
sand of light colour and shall be approved by the Architect.

3. Mechanical Trowel to all R.C. Floors Including R.C. Roofing Throughout

All R-C. floors and roof shall use mechanical trowel machine before the concrete
sets. No cement rendering or hand trowellirg shall be used in this project.

4. Arrises and Angles in Paving

All arrises, internal angles, external angles, etc. shall be cleaned and slightly
rounded with neatly formed mitres.

5. Making Good

All making good shall be cut out to a rectangular shape, the edges undercut to form
dovetailed key and finished flush with face of surrounding paving. Cut out and
make good all cracks, blisters and other defects and leave the whole of the work
perfect on completion.

6. Partially or Wholly Set Mortar


No partially or wholly set mortar will be allowed to be used or re-mixed.

7. Mixing of Mortars

All mortars for paving shall be mechanically mixed or hand mixed as directed by
the Architect. The Contractor shall make allowances for the use of additional
cement necessitated by the method of mixing instructed. Only whole bag of cement
shall be used in any one batch of mix.
8. Samples

The Contractor shall prepare a sample square metre of each type of paving as
directed until quality, texture and finish required is obtained and approved by
Architect, after which, all paving executed shall equal the approved samples.

9. Laving or Paving

The concrete floor shall be brushed with a stiff room before it has hardened to
remove laitance and create a roughened surface. Where possible the paving shall be
laid whilst the concrete is green, i.e. within 24 hours after laying of the concrete. In
all cases, the concrete shall be thoroughly cleaned and hacked to form a key if so
directed by the Architect.

10. Cement and Sand Paving

The cement and sand paving to aprons and other areas shall be of the thickness
required and shall consist of one part of cement to three parts of sand by volume
laid on concrete to levels, falls and currents trowelled smooth with a steel trowel or
floated with a wooden float as required.

11. Cement Skirtings

The skirtings and risers shall be the height and thickness shown on drawings or as
directed. Junctions with paving at bottom be coved while paving at top shall have a
rounded edge. All vertical angles shall be coved and vertical external angles shall be
rounded.

12. Hardened Cement Paving

The metallic hardened cement paving shall be composed of approved metallic
hardener/cement mixture and granite/sand mixture in the proportion of (1:2) by
volume with only sufficient water added to obtain a stiff but workable mix.

The metallic hardener/cement mixture shall mean a proportion by weight of
approved metallic hardening compound added strictly in accordance with the
manufacturer's instructions to 50kg of cement and mixed thoroughly in the dry state.

The granite/sand mixture shall mean granite chippings graded from 6mm down
mixed with sand in the proportion of (l:l)by weight.

The metallic hardened cement paving shall be of the thickness shown on the
drawings or as directed by the Architect and shall be laid on a base screed
composed of granite chippings graded from 6mm down, coarse washed dust and
cement in the proportion of (l l/ 4:l:1) by volume to make up the total thickness as
required. The metallic hardened cement paving must be laid whilst the base screed
is still green in order to develop bond and trowelling before initial set takes place,
must be kept to the minimum and for leveling only.

All proprietary brands of paving hardeners must be submitted for the Architect's
approval and they shall be used strictly in accordance with the manufacturer's
instruction.

13. Clay Floor Tile Paving

The clay, floor tile paving work shall be carried out in accordance with the B.S
Code of. Practice C.P. 202 for Tile Flooring and Slab Flooring.

The clay floor tiles shall be quarries or floor tiles in accordance with B.S.1286,
Type 'A' for quarries or Type 'B' for floor tiles of approved colour and required
thickness.

Skirting tiles and fittings shall comply with the B.S. and shall match the flooring.
Special rounded or coved tiles shall be used at all angles.

The clay floor tiles shall be well soaked in clean water before laying and shall be
laid square true, level and bedded. The clay floor tiles shall be jointed in cement
mortar (1:3) and pointed in cement mortar (1:1).

The paving shall be thoroughly cleaned of all marks of cement, etc. and protected
with sawdust or sand as soon as laid and should be renewed as and when necessary"
At completion of building, all sawdust etc. shall be swept off and pavings cleaned
with linseed oil well rubbed in.

14. Mosaic Tiling

The mosaic tile shall be burnt, fully vitreous clay of the quality, sizes, patterns and
colours as directed. The mosaic fixed faced downwards with an adhesive paper to
patterns or designs and with borders as directed by the Architect. The patterns, etc.
shall be made up in the manufacturer's workshop and shall be transferred to the
cement screed on the job. When dry, the paper shall be washed off.
Run liquid cement grout composed of one part of coloured cement to three parts of
sand into the joints of the tiles. When the grout is set, all surplus grout should be
cleaned off and cover the whole surface shall be covered with a layer of sand or
sawdust as directed.

Mosaic tile floor shall be laid on cement and sand (1:3) screed to make up the total
thickness as required.

Mosaic tile skirting shall be formed on cement and sand (1:3) screed to the heights
and total thickness required.

All external angles shall be covered with round angled tiles.

15. Non SIip Nosing Tiles

Non-slip nosing tiles at edge of treads shall be l50mm x 57mm x 19mm approved
vitreous bull-nosed non-slip nosing tiles of approved colour bedded in cement
mortar (1:3) to full thickness of tread and pointed in tinted cement.

16. Marble

Marble shall be the quality as selected by and polished to the approval of the
Architect.

Marble floors shall be laid on cement and sand (1:3) screed to make up to the
thickness as required.

It shall be the responsibility of the Contractor to provide and fix protection against
weather or damages and staining by the other.

Particular care must be taken against staining from timber oil, wet straw, washings
from steel work or scaffolding and other injurious substances. On completion on
adjacent building operation the Contractor shall thoroughly clean down the
completed marble work, and attend to any defects in the pointing and polishing
before handing over.






17. Parquet Flooring

Parquet flooring shall be carried out in accordance u.ith the B.S. Code of Practice

Teak Parquet Block Flooring

Teak parquet block shall be obtained from an approved source and samples
submitted to the Architect for his approval before any order is made. The thickness
of the parquet shall be 20mm thick before sanding down.

The concrete slab shall be finished with cement and sand (1:3) paving, trowelled
smooth, to receive the parquet.

Before laying the parquet, the paved surface shall be thoroughly cleaned, dried and
coated with a layer of approved bituminous mastic compound as it is being laid.

The parquet shall be laid in a pattern or patterns as directed by the Architect. A
margin of approximately 6mm wide shall be left around the perimeter of the floor to
cater for expansion of the parquet.

On completion, sand down and apply two coats of polyurethene varnish.


18. Completion

On completion of the building, clean all floors to the satisfaction of the Architect.
