STILT
Tiles of good quality (min Rs. 75/- Sq. ft) to be provided up to 4 feet along the entire wall
of stilt floor.
Flooring on Stilt floor will be of GRANITE (min.Rs. 70-80/-Sq. ft )
TERRACE
There will be a provision of one toilet at the Terrace.
The roof will be packed after waterproofing (URP Pidilite) and to make heat proof by
putting thermocol before finally surfacing with Tile.
Rain harvesting system to be incorporated.
BUILDING FRONT AND BACK
Front with WONDERMAX (min. Rs. 370 sq ft) and TERVENTINO( @ Rs. 250-300/- Sq ft.)
Gates & Stainless Steel Railing of SS 304 .
Apex Exterior Emulsion on outer walls.
FLOORING
Italian/Imported marble of minimum Rs. 300/- per sq ft in Drawing, Dining, Lobby and
kitchen and bedrooms Rs. 150/- sq ft KATNI/EGYPT marble.
Granite marble of minimum Rs. 100/- per sq ft in staircase, Passage and stilt floor and along
with walls of stairs, and Rs. 150/- sq ft for front, rear balconies and toilets.
The marble will be polished to Italian/Diamond finish.
Excellent workmanship in flooring to give a joint free look.
Skirting in drawing, dinning, lobby, kitchen, bedrooms to be 4.
POP
POP to be done on all floors on entire area with JK/Birla/Sriram Sakrni POP.
Designer false ceiling with coves and diffused light as per the design of interior designer.
Designer niche and arte fact at all relevant places.

ELECTRICAL FITTINGS [All electrical Items of Havels]
Telephone, A.C., TV, CCTV cable wiring in all rooms.
Modular switches/sockets (Havel's brand).
Copper cable used for all electrical connections and thickness of minimum 4mm for AC, 2.5
mm for power and main and 1 mm for light; as per drawing requirement.
Sleek tube light/LED designer lights in Bedrooms and drawing room.
False Ceiling Inner down focus Led panel lighting in Drawing, Dining, Bedrooms and Kitchen
and lobby.
Inverter fitting for each floor.
Separate electric meter (8 KW) for each floor and 11KW for 2nd floor . (Meter security and
allied expenses to be borne by the builder)
Separate electric meter for lift and common utilities of 11KW with twin earthling (copper) of
lift and earthlings for all floors. (Meter security and allied expenses to be borne by the
builder)
Split AC connections to be provided in each room.
Havels (Exhaust fans) In bath rooms and kitchen
Fans of Crompton Greaves (Minimum Rs. 2400/- each) with electronic regulators to be
provided. Number of fans to be provided in rooms will be as per drawing.
All wiring/cabling to be planned to ensure that usage of ACs electrical fitting and other
electrical equipments is divided amongst phases to prevent any damage to electric
equipment or wiring/short circuiting.
Earthling pits 15 deep with copper earthling.
MCB and panels of Havels RCCB's to be provided in each room.

Wooden cupboards/Almirah in each bedroom (19 mm thick board of Century/Duro) termite
proof, laminated with designer veneers. Sun mica wherever used should be minimum 1mm
thick .
Frames of lvory Cost teak chaukhats.
FIBER sheets to be fixed underneath all Almirah.
All Almirah/cupboards should have sun mica pasted inside.
Wire mesh [steel Jali] doors and windows to be provided in rooms on front/back and main
entry doors to ensure proper circulation of air.

SANITARY
CVPC OF Supreme of heavy quality.
Separate motor pump (Crompton 1 HP) to provide fresh MCD water and stored
underground water for each floor. (Four motors).
Drainage pipe will be of Supreme (Min. 6 kg pressure).
Common submersible pump for all floors (Crompton) attached to separate municipal water
for each floor and toilet wise.
All pipes/drainage pipes should be pressure tested before concealing.
Appropriate wet traps to be provided at drains to prevent cockroach and deep steel traps
with links provided to prevent foul smell.
Drainage of the building on front and back lane to be properly done.
PAINT AND POLISH
Velvet touch emulsion/Designer paint in al bathrooms, bedrooms, drawing, dining with the
approval of the first party.
Wall paper/texture paint on one wall in each room/drawing/dining/bedroom.
LIFT
SUPREME lift with GLASS DOOR up for 4-5 passengers with ARD.
WATER TREATMENT
Proper Water Proofing treatment to be done in specialized manner to avoid
leakage/seepage and dampness water proofing compound shall be mixed in cladding.
All roofs, rooms, especially bathrooms and kitchens to be properly water proofed as per
advice of the plumbing consultant.
MISC
All SS handles doors and latches etc.
1000 ltrs conical water tank for each floor with Crompton motor and submersible
connection for each floor.
Designer SS grill to be provided in staircase.
Separate water meter and Crompton meter for each floor.
One separate electric meter for lift and parking area.
Open area will be covered with Jal, vertical jal 5mm flat bars with 3 gap. Horizontal zal with
1.5 gap.
Dish antenna, Internet wire to be provided in all rooms.
Grills will be provided on front side of the building and opening towards the shaft. Provision
for washing machine to be given on all floors.
All PVC pipes to be concreted to avoid accidental puncture.
ONE LCD unit Cabinet in each room.
TERMITE TREATMENT AND PEST CONTROL
Anti termite treatment to be done by specialized company as per ISI/BIS standard.
Preconstruction anti termite treatment to foundation floor/plinth and joinry shall be carried
out using approved emulsion. Anti treatment also to be done on wood work.
Pest control to be done before final handover.
SECURITY
A video camera with colour monitor on ech floor with walky-talky system at main front door and
outer main gate will be provided for entry of residence/visitors to the building.
