on a $200,000,000 retail development. Helped partner PRIET with a large gaming developer on a unique,
multifaceted retail development. The partnership diversified the activities and revenue source for the casino while

Increased community support of resort casino development to nearly 70% by meeting with and educating voters about
the positive impacts a resort casino could bring to the town.
Conducted extensive market / demographic studies in addition to due diligence on companies proposing projects on
our land; ran risk models / stress tests, measured solvency, project cash flows and response to hypothetical micro and
macro factors helping us to assess the viability of potential partnerships.
Developed plan to market equity portions of our gaming project with Angler Capital, a Greenwich hedge fund.
Examined balance sheet and debt covenant structures to assess our gaming partners financial integrity. Created
Excel models for various financial scenarios / provided non-financial (strategic, political) analysis for prospectus.
Performed comprehensive, quantitative studies on the retail industry helping us to determine which non-gaming
project proposed on our land embodied the largest number of successful attributes such as management prowess,
governance and accounting practices, market share and brand perception.
Coordinated and held meetings with over 40 state politicians and officials to market company plan to develop a resort
casino, helping to move legislation forward through the Massachusetts House and Senate.
Managed overall strategy & synergy between government relations, development and political campaign groups
leading up to the legislative vote on expanded casino gaming. Ensured that our message was organized and mindful
of all strengths and weaknesses of the project. Monitored and corrected any slippage or deviance from plan.

Met frequently with our gaming partner's executive leadership to discuss trends, public opinions and any
necessary changes to the design of their project or the subsequent political campaign.
Worked with Shook-Kelley, an urban planning firm, and created an urban renewal plan for a town to help
encourage its planning board to vote in favor of new zoning bylaws and tax breaks beneficial to us and our
partners. Presented plans in front of 200+ residents and ultimately got a rezoning passed.
Provided political and strategic consulting work for Palmer Motorsports LLC, owners of a 2.2 mile long
professional race circuit; helped them overcome regulatory and environmental issues which caused a
temporary stop-work order on their project, saving them 6 months of delays and $40,000 in fees and fines.
