NOW THIS AGREEMENT WITNESSES AS FOLLOWS:

1. AGREEMENT PERIOD:
This agreement is for an initial period of eleven months commencing from 1st August 2011 and
ending on 31
st
July 2012 and can be renewable for another 11 months i.e. from 11st August 2012
and ending on 31
st
July 2013 with 20% enhancement as agreed between the parties to this
agreement from time to time.
2. PURPOSE OF THE AGREEMENT:
The Tenant shall use the premises for residential purpose only and shall not sublet any part or
whole of the same nor use it for any other purpose and shall use it for the usage of the Tenant
only.
3. RENT AND MODE OF PAYMENT:
The Tenant hereby agrees to pay the !wner a sum of "s. 10000#$ %"upees Ten Thousand !nly&
per month towards the rent for the rented out premises on or before '

4. ETENSION OF AGREEMENT:
!n completion of the initial tenancy period of 11 months the rental agreement can be e*tended for
a further period of 11 months with an increase in rent of 20%+ any further e*tension will be on
mutually agreed terms.
!. SE"URITY DEPOSIT:
The Tenant has this day paid a sum of "s. '0000#$ %,ifty Thousand "upees !nly& towards deposit
in respect of the rented out premises#Fi$%&res and this amount of deposit of "s. '0000#$ shall be
repaid by the !wner without any interest there on to the Tenant after ad-usting the dues payable

time of the Tenant handing over the possession of the S'(e)&*e) Premises#Fi$%&res.
+. NON,PAYMENT OF RENT:
.f the monthly rent remains unpaid for two %2& months after the days herein appointed for
payment it shall be lawful for the !wner by giving %1& !ne month advance notice to the Tenant to
ta)e possession of the said S'(e)&*e) Premises#Fi$%&res without pre-udice to any claim which
either of the parties hereto may have against the other or others respect to any breach non$
observance of any of the convents and conditions herein contained.
-. PAYMENTS TOWARDS ELE"TRI"ITY # WATER "HARGES MAINTANAN"E:
The Tenant shall pay the charges towards (lectricity and /ater to the concerned authorities in
time with effect from ta)ing possession of the 0chedules 1remises and the original copies of
receipts of such payments are to be submitted to the !wner from time to time. .f any of the above
charges are paid by !wner during the subsistence of the rental agreement for the relevant period
the Tenant shall reimburse the same to the !wner. Arrears of these charges if any pertaining to
the period prior to the occupation of the said 0cheduled 1remises by the Tenant shall be paid by
the !wner.

payments if any shall be paid by the !wner.
/. MAINTENAN"E OF THE S"HEDULED PREMISES:
The Tenant shall )eep the premises in good and habitual condition and after e*piry of the
agreement shall hand over the possession of the said rented out premises to the !wner in the
same condition as allotted to him at the time of commencement of this agreement sub-ect to
normal wear and tear.
10. REPAIRS:
2inor repairs vi3. replacing of the fuses bulbs and setting right the lea)age of water taps door
loc)s etc. and the repairs which may occur on account of acts and omissions on the part of the
Tenant shall be carried out by the Tenant at his own cost and the ma-or repairs if any for damages
caused by any unforeseen calamity normal wear and tear shall be carried out by the !wner at the
cost of the !wner.
11. ALTERATIONS:
The Tenant shall not ma)e any structural additions alterations and changes and shall not cause
any )ind of damage to the building fi*ture electric wiring and electrical water and sanitary
fittings.
12. RIGHT TO ENTRY:
The !wner or his authori3ed representatives shall be permitted to inspect the 0cheduled 1remises
with prior intimation to the Tenant and carry out repairs if any at all reasonable times as and
when necessary.
13. NOTI"E OF TERMINATION OF AGREEMENT:

agreement by giving !ne %1& calendar month notice in writing to the other 1arty
14. MODE OF ISSUE OF NOTI"E:
Any notice sent by registered post by either party to the address mentioned hereinabove shall be
deemed to have been properly served for any of the purposes mentioned herein.
1!. DISPUTE RESOLUTION:
Any dispute arising between the !wner and the Tenant pertaining to this agreement is sub-ect to
the 4ivil 4ourts Jurisdiction of 4oimbatore. 5o other courts have the Jurisdiction.
1+. PEA"EFUL POSSESSION:
The !wner hereby covenants with the Tenant that on the Tenant paying the rent hereby reserved
and performing and observing covenants and conditions herein contained shall peacefully and
6uietly hold possess and en-oy the said 0cheduled 1remises#fi*tures during the said term without
any interruption or disturbances by the !wner or anybody claiming through him.

The Tenant shall vacate the above said residential premises#fi*tures on completion of the agreed
terms and conditions after stipulated period or on termination of tenancy by the !wner unless an
agreement is entered for e*tension of tenancy.
