You have asked for a brief zoning review of the plan entitled Town of Canton Fire Department and
Public Works Facility Proposed Site Design Layout 51 River Road.

1. Drawing is not stamped, signed or sealed and cannot be verified to meet any accuracy
standards.
2. Drawing has no date, no designer of record or contact information of any licensed design
professional associated with said drawing.
3. Drawing fails to provide numerous fundamental submission requirements associated with a
typical site plan necessary to demonstrate compliance with the regulations in their entirety.
4. Drawing assumes consolidation of 3 existing lots.
5. Drawing represents existing Lot #14 (ID# 2340014) as an easement instead of an independent
lot.
6. Property lines on the east side (relative to the Trail) and west side have discrepancies with the
property boundaries as presently understood.
7. Orientation of Lot #14 as it intersects with River Road does not match the Assessor Map.
8. The installation of plantings and landscaping shown within Lot #14 are in an area that has been
constructed for and occupied by the Rail Trail.
9. Section 6.4.E.3 - Maximum Impervious Coverage Required = 50%; Impervious Coverage Shown =
Unknown.
10. Section 6.4.E.3 - Maximum Building Coverage Required = 25%; Building Coverage Shown =
Approx. 13%.
11. Section 6.4.E.3 requires a 15 side yard setback. This conflicts with the location of the proposed
fueling station on the western boundary. This conflicts with the location of the westernmost
Outside Material Storage Bay.
12. Section 6.4.E.6.b requires a 25 offset from the property line for parking. This conflicts with 4
parking spaces on the western portion of the site.
13. Section 6.4.E.7 requires a 25 buffer yard. This conflicts with the location of the proposed
fueling station on the western boundary. This conflicts with the location of the westernmost
Outside Material Storage Bay. This conflicts with 4 parking spaces shown on the western
portion of the site.
14. Section 7.1.E.7 requires a 15 landscaped buffer on the east and west sides of the proposed Fire
Department as presented, and north side of the proposed DPW Garage as presented, which
could result in a shift parking and vehicle circulation areas on the east, west and north areas of
the site as shown, and may create additional conflicts.
15. Section 6.4.E.6.F requires a 100 separation distance from outdoor vehicle service areas,
outdoor material storage areas, or any area where large vehicles and heavy equipment would
make forward and backward movements. The siting of the proposed DPW Garage, Fueling
Station, Salt Shed, and Outside Material Storage as presented on the drawing (which is
noticeably less in size compared to the current proposed facility), and associated vehicle
circulation areas, have substantial conflicts with this regulation. A larger facility would result in
greater conflicts with this requirement, and possibly others.

This is a cursory review only and does not constitute a complete zoning compliance review or official
staff review comments for consideration by the Commission.
