LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:


This CONTRACT OF LEASE is made and executed at the City of __________,
this________ of __________, 20__ by and between:
Ledion Internet Caf, a computer shop business duly organized and existing under the
laws of the Republic of the Philippines, located in 1221 Navarra Street, Barangay 471,
Zone 046 Sampaloc, Manila, represented by the Owner ____________________
herein referred to as LESSOR
UST Team BarOps, an organization under the University of Santo Tomas Faculty of
Civil Law with principal office at Ground Floor, Main Building, University of Santo
Tomas, Espaa Boulevard., Manila 1015 Philippines, represented herein by the
Logistics Committee head, Al Mayo Sandino C. Paglinawan, herein referred to as
LESSEE
WITNESSETH THAT:
WHEREAS, The LESSOR is the owner of a certain parcel of land situated at 1221,
Navarra Street, Barangay 471 Sampaloc, Manila Philippines
WHEREAS, The Lessee desires the use the second floor of the Ledion Inernet Caf for
conducting the 2014 Bar Operations.
NOW THEREFORE, for and in consideration of the foregoing, the LESSOR leases unto
the LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED
Premises
TERMS AND CONDITIONS
PURPOSES. That premises hereby shall be used exclusively by the UST Team
BarOps as LESSEE for the purposes of accommodating the ONE HUNDRED (100) to
ONE-HUNDRED FIFTY (150) UST Bar Candidates for the upcoming 2014 Bar
Examinations.

TERM OF LEASE. This term of lease is for FOUR (4) SUNDAYS during the MONTH of
OCTOBER, The specific dates for the rent are as follows: October 5, 12, 19, and 26 year
2014. And by the end of each Sunday, the LESSEE shall deliver unto the LESSOR the
key/s used for access and use of the place.

VENUE DESCRIPTION. The particular venue to be used by the LESSEE is located in
the ___________________________________, comprising of the second floor; with the
approximate floor area of ____ sq. meters.
USE OF VENUE. The particular venue is to be used for the following:
To serve as the official headquarters of the UST Team BarOps in conducting its
2014 Bar Operations.
To serve as holding area within the time of lease (7am to 7pm) for ONE-
HUNDRED (100) to ONE-HUNDRED FIFTY (150) people comprising of Bar
Candidates, Student volunteers, Members of UST Team BarOps, and
Recognized guests.
Holding function includes but not limited to the following
Breakfast and Lunch for the above mentioned persons.
File Management of the Bar Materials (i.e Reviewers and notes.)
Any other purposes of the same nature as those stated
beforehand.
For safekeeping and storage of Bar Candidates Personal Belongings
And other concerns of the same nature.
OBLIGATIONS OF THE LESSOR: The Lessor shall assume the following obligation/s:
a. The Lessor shall provide the venue stated on the VENUE
DESCRIPTION in good and suitable condition for the purpose
intended by the Lessee
b. The Lessor shall provide the following additional services inherent to
the lease of the venue:
i. Access to air conditioning units
ii. Access to rest rooms
iii. LESSOR shall conduct an inspection of the computer units before and
after the lessee commences with its operations every Sunday. Said
inspection shall be made in the presence of at least one authorized
representative of the LESSEE
iv. Other services incidental to the rental of the venue

PAYMENT: The payment for the leased premises shall be in PESOS: in the Amount of
Ten Thousand Pesos (PHP 10,000.00) of Philippine Currency. All rental payments shall
be payable to the LESSOR every Sunday.
DAMAGE/S: In case of damage/s to property, the LESSEE shall assume liability for any
physical damage, deterioration as consequence of action of the LESSEE. And the
LESSOR shall indemnify the LESSEE based on the decrease in the value of the
property or replace and/or repair the same at the LESSEES expense.
DEFAULT PAYMENT: In case of default by the LESSEE in the payment of rent such as
failure to pay upon the date agreed upon, the LESSOR at its option may terminate this
contract and eject the LESSEE. The LESSOR has the right to refuse the LESSEE from
the premises when the LESSEE is in default.
SUB-LEASE: The LESSEE shall not directly or indirectly sublet, allow or permit the
leased premises to be occupied in whole or in part by any person, form or corporation,
neither shall the LESSEE assign its rights hereunder to any other person or entity and
no right of interest thereto or therein shall be conferred on or vested in anyone by the
LESSEE without the LESSORS Written Approval
FORCE MAJEURE: If whole or any part of the leased premises during the term of
leases shall be destroyed by fire, flood, lightning, typhoon, earthquake, storm, riot or any
other unforeseen disabling cause of acts of God, as to render the leased premises
during the term unfit for use and occupation of the LESSEE, then this lease may be
terminated without compensation by the LESSOR or by the LESSEE by notice in writing
to the other
LESSORS RIGHT OF ENTRY: The LESSOR or its authorized agent shall after giving
due notice to the LESSEE shall have the right to enter the premises in the presence of
the LESSEE or its representative at any reasonable hour to examine the same or make
repairs therein or for the operation and maintenance of the building or to exhibit the
leased premises to prospective LESSEE or for any other lawful purposes which it may
deem necessary
EXPIRATION OF LEASE: At the expiration of the term of this lease or cancellation
thereof, as herein provided, The LESSEE will promptly deliver to the LESSOR the
leased premises with all corresponding keys as in as good and tenable condition as the
same is now, ordinary wear and tear expected devoid of all occupants, movable
furniture, articles and effects of any kind. Non-Compliance with the terms of this clause
by the LESSEE will give the LESSOR the right, at the latters option to accept the
delivery of the premises and compel the LESSEE to pay rent therefrom at the same rate
plus Ten (10) % thereof as penalty until the LESSEE shall have complied with the terms
hereof. The same penalty shall be imposed in case LESSEE fails to leave the premises
after the expiration the premises after the expiration of this Contract of Lease or
termination for any reason whatsoever.
JUDICIAL RELIEF: Should any one of the parties herein be compelled to seek judicial
relief against the other, the losing party shall pay an amount of One Hundred (100) % of
the amount claimed in the complaint as attorneys fees which shall in no case be less
than Fifty-Thousand Pesos (P50,000) in addition to other cost and damages which the
said party may be entitled to under the law.
