FOYER SENSOR LIGTHING

Our sensor light fixtures have arrived on island. We will begin the installation of these sensor lights in each foyer
at Naniwa Gardens. These lights have been discussed at the past two Board Meetings and in our recent
Newsletters.

This project is part of our light fixture replacement program and the on-going energy conservation program at
Naniwa. We are continually listening to our owners and taking action in response to the majority of owners who
take the time to let us know what they are thinking. Unfortunately, this is not always the same thinking as all of
our owners, but we must act in response to the majority while considering the health and safety of our residents
at all times.

Most of our owners who offer input have told us they want us to keep the maintenance fees as low as possible,
but to also maintain the property in an appropriate manner. That was how the idea of senor lighting came about.
Someone asked why must we keep the foyer lights on 24 hours per day, 365 days per year, and we struggled to
find a good answer. Sensor lighting was suggested and investigated and a fixture was found and has been tested
that works very well for the intended purpose of providing sufficient lighting when someone is present in the
foyer area. This installation will save many thousands of dollars in our electric costs each year.

For those who have replaced the standard Naniwa fixture with one of your own, please advise the Resident
Manager as to what you want him to do with the current fixture by December 24, 2009. If we do not hear from
you, we will remove and dispose of the existing fixture.

The installation will begin with the foyers of each of our Board Members followed by Tower D, C, B and A in that
sequence. As with all new installations there may be a need to make adjustments after the installation. The light
is meant to come on shortly after it detects motion from someone exiting the elevator or any of our units. It
should not take more than a couple of seconds for the light to energize once it has detected motion, and it will
turn off shortly after it ceases to sense motion. The fixtures are being installed by a licensed electrician in
accordance with Hawaii building codes. If you experience issues with the fixture not performing in this manner,
please inform the Resident manager.

Thank you in advance for your continued cooperation and bringing such great ideas to the benefit of all who
reside at Naniwa . This project along with the reduction in energy costs resulting from our new elevators are the
key reasons for no maintenance fee increases in 2010.
