Residents must not interfere with the peace, comfort or privacy of another resident. Residents must also make sure their guests do not disturb other residents. RESIDENTS MUST: 1. Not use their room or common areas for an illegal purpose. 2. Not SMOKE and DRINK ALCOHOL within the premises. 3. Observe QUIET TIME starting at 10:00 PM. This is quiet time for all residents who must keep noise to a minimum. 4. Clean their streets shoes before entering the building.
II. Maintenance of Rooms Routine inspections are carried out during a tenancy to ensure the property is being well cared for and that there are no maintenance or health and safety issues. RESIDENTS MUST: 1. Not intentionally or recklessly damage or destroy any part of the rental premises on purpose. Residents must also make sure their guests do not cause damage. a. Not hang pictures, posters, boards of any kind in the room. If a resident installs a fixture (things that are attached to or installed in a property), the lessor/landlord can ask for payment to reinstate the property to the original condition. 2. Switch off light and fan when not in use. 3. Plug off electrical devices and safely keep electrical cords away from walkways when not in use to avoid fire and untoward incidents. 4. Place valuable personal belongings inside locked drawers to avoid thefts. The lessor/landlord is not responsible for lost or stolen articles. 5. Be sure all windows are closed and locked when leaving the room. 6. Inform lessor/landlord of any maintenance issues as soon as they occur. a. Drains: If a drain becomes blocked due to fair wear and tear, it is the lessors responsibility to deal with the problem. If a drain becomes blocked due to something the resident has done (e.g. put something in the drain), it may be the residents responsibility to pay for the fixing of the problem. b. Light bulbs: the lessor is responsible for maintaining bulbs in common areas, and the resident is responsible for the replacement of bulbs in the boarding room. 7. Dispose of garbage in designated bins. III. Common Areas RESIDENTS MUST: 1. Practice CLAYGO. Clean As You Go 2. Switch off hallway, balcony and patio lights when not in use. 3. Lock the front and balcony doors behind every time he/she exits or enters the house. IV. Guests 1. NO overnight guests. 2. A resident is responsible for his/her visiting guest in the house. No guests should be in the house before 9AM and after 10PM. V. Access to Residents Rooms 1. A lessor/landlord may enter a residents room without notice: a. With the residents consent freely given at, or immediately before the time of entry. b. If the lessor/landlord believes on reasonable grounds that there is an emergency, or that there is serious risk to life or property, and immediate entry is necessary to reduce or eliminate that risk or save life or property. c. Where entry is necessary to provide services that the lessor/landlord and resident have agreed to, as long as entry is in accordance with the conditions of the agreement or house rules. 2. A lessor/landlord may enter a residents room after giving 24 hours notice to the resident: a. To inspect the room, if no entry for that purpose has been made within the last 4 weeks. (Routine inspections are carried out during a tenancy to ensure the property is being well cared for and that there are no maintenance or health and safety issues.) b. To inspect the room if the lessor/landlord believes the resident has abandoned the room. c. To show the room to a prospective resident. d. Where entry is necessary to enable the lessor/landlord to fulfill their obligations. e. To inspect work the lessor/landlord required the resident to carry out, or the resident has agreed to carry out. VI. Door Locks and Keys RESIDENT MUST: 1. Not interfere with any lock without the lessor/landlords consent. 2. Return all keys provided by the lessor/landlord on termination of the tenancy.
VII. Animals 1. NO pets allowed. VIII. Payments 1. Payments are made every month based on the day of move-in. 2. A first warning is given for failure to pay after 1 day. 3. A second warning is given for failure to pay after 3 days. 4. The resident is requested to vacate the Boarding House if payment is not made after 2 warnings. The security deposit is forfeited in this case. 5. If a resident is unable to complete the terms in the contract, the security deposit is likewise forfeited. IX. Ending a Boarding House Residency 1. A resident is requested to notify the lessor/landlord at least 1 month before vacating the boarding house. Security deposit cannot be used as back pay for the rent. 2. A lessor/landlord may terminate a tenancy: Immediately if the resident has caused or threatened to cause: a. Serious damage to the premise b. Danger to people or property c. Serious disruption to other residents Within 48 hours notice if: a. The resident fails to remedy rent arrears within 10 days of receiving a notice to do so. b. The resident has used or permitted the premises to be used for an illegal purpose. c. The rent is in arrears and the lessor/landlord considers on reasonable grounds the resident has abandoned the room, after inspecting the room and, if possible, making contact with the resident contact person. With 28 days notice in any other case
