Construction of Apartments 5 I and 5 L of Tulip (Block 5) Not


being complete

The ‘Checklist of Features’ document highlights that the construction changes


suggested by my father and I have not been completed yet

Features
Remove the Kitchen Wall to make the 2 kitchens into
one
Remove the Living Room Wall to make One Living Area

Features that were promised by South City Garden not being


provided

The ‘Checklist of Features’ document highlights that

• Grills for Apartment 5I has not been provided


• Also, Wall Hanging WC in Toilets was promised, but Has not been
provided.

What has been provided is WC of Pedestal type

In the subsequent pages I will be providing more details around these


12 observations

Other general comments about the above two apartments


- The walls need a fresh coat of paint / whitewash.
- The balcony grills need a fresh coat of paint
- The apartments need to be cleaned thoroughly
- The WCs need to be cleaned thoroughly, as there are some dark stains left
by stagnant water
- The quality of Aluminium Glazing is poor. This needs to be cleaned
- The Modular Kitchen Units need to be cleaned, All handles are rusted and
need to be replaced
- There are dark stains (Rust?) on the kitchen walls these need to be
cleaned

1 Line not Level

When one enters the door of the apartment and looks up, it is clearly
visible that the Entrance Doorway to the Master Bedroom and common
Toilet is framed by a line that is not horizontal. Have shown this in the
picture below

2 Multiple Issues with Balcony Door

This is one more case of the Window Frame Line not being horizontal. The
Balcony Door has a very poor quality handle. The Key Hole is too close to
the edge of the panel, making it very difficult to open the door. There is a
possibility of injuring your fingers when trying to lock and unlock.

3 Grill is Missing

As the picture indicates, one of the Vertical Rods has gone missing.

4 Graffiti on the wall

Beneath the superficial whitewash done on the bedroom wall, you can
clearly see Bengali handwriting peeping out.

6 Broken Window

7 Multiple Issues with Kitchen

Poor Grouting, Rusted Stains, and Tiling done in such a manner it is


slanting and sticking out at an angle. Work done in sealing the Windows
and Sink area is shabby

As you may observe from the picture, the doors are at an angle to each
other and obstructing each other. Rusted Handles

9 Kitchen Floor Unit Cannot Open Door; Side Panel of Cabinet of a


larger size

There is some material obstructing the Drawer unit. The large Side/End
panel has been force- fitted to size

10 Basin has a crack

As shown in the picture

11 No grills in windows

This was paid for in Flat 5 I, but no grills were installed !

The picture below is not clear, but the problem is very similar to the one
mentioned in Point 1 for Flat 5 L. This one is for Flat 5 I
