re you torn between building your dream home


and building a green home? The concept of
green living may suggest some degree of
austerity, but you dont have to compromise to
build an eco-friendly luxury home. When you consider
that green building techniques and products will make
your home more comfortable to live in, youll see that
a green home is the definition of luxury. And with so
many environmentally-friendly finishes on the market
today, your new homes interior will rival any boomera McMansion for beauty. Excess is out these days;
responsibility is in. Instead of bragging about the rare
tropical hardwood shipped from the other side of the
earth to serve as your deck, you can boast about the
ancient barn down the road that provided the recycled
flooring in your great room.
With all the steps involved in building a new home,
researching and choosing green building techniques
and materials can seem overwhelming. However, the
resulting energy savings, a cleaner home environment
for your family, and reduced waste make it well worth
your effort. But where to start? Here we provide an
overview of eco-friendly opportunities at various stages
of building. Of course, many considerations go into
building an eco-friendly home, from lot selection to the
finishing touches far more than can be addressed
here. Moreover, some of the suggestions might not
be appropriate for your location, so take what works
for you, and consult a green building professional for
guidance and ideas.

First, define your goals. Saving money
through greater energy efficiency probably
tops your list, but other motivations for going
green may include limiting chemicals in the
home, living off the grid, or keeping waste
out of landfills. For example, Bob Chatham,
who designed the first NAHB certified
green home in Alabama, shares his philosophy: An eco-friendly home is a home that is
designed and built to fit the environment that
it is located in and uses the least amount of
natural resources to operate.

Perhaps the most obvious way to build a


greener house is simply to keep it small. In
the long run, a smaller home costs less to
heat, cool, and maintain. It also costs less
to build, requiring fewer materials, less labor, and yielding less building waste. Furthermore, you can use the money you save
to invest in more efficient building products and energy systems and to upgrade
interior finishes.
Footprint matters too: if maximizing a
small lot is your aim, a compact three-story

design may be a more efficient use of land


than a one-story ranch style. Building up
instead of out may present an affordable
solution for living in a prime location,
where youll be close to schools, shops,
and other everyday amenities, which will
reduce your fossil-fuel use, especially if
public transportation is an option.
Adaptability to different life stages is
important, too; look for bonus spaces or
basements that can be finished later, or inlaw units to house aging parents or older
children. Such accommodations preclude
the need to move when your household
grows or shrinks. Keep in mind when
looking for a home with more than one
story that its wise to consider leaving room
for an elevator shaft to guarantee longterm accessibility, or at least choosing a
plan with the master suite on the first level
(ePlans.com offers collections for both).
Look for layouts that can help with
energy savings. Locating all the bedrooms
on the same level or in one section can
allow you to heat and cool the house in
zones. A home with a large wall of windows,

when properly oriented to the south and


shaded with overhangs to reduce summer
heat gain, may allow for passive heating
(consult a green building expert to learn
more about siting and passive heating).

Insulate, Insulate, Insulate


Do new homes have an advantage in
energy-saving potential over existing
homes? Oh yeah, says John Krigger, coauthor of The Homeowners Handbook
to Energy Efficiency: A Guide to Big and
Small Improvements. Insulation is the key
to energy savings, and new homes can be
designed with room for more. 2 x 6 framing increases the capacity for insulation,
and most plans sold in this magazine and
its websites can be built this way (look for
the option in the shopping cart when you
select a plan). Here, too, a large house
may be at a disadvantage, since it will cost
more to insulate a larger area, and Krigger
says that a house with a complicated faade creates a situation where the builders, even if they know how to create an
air barrier all around the home, will find it
impossible to get a good seal.
Krigger also laments the fact that most
building codes dont require insulation below
the foundation levela huge omission.
In fact, he thinks putting insulation in the
basement or under the foundation should
be a law, since heat loss occurs through the
ground, not just out the sides of the house.
He recommends putting foam insulation
under a concrete slab or at least two and a
half inches of foam in a basement.
As a budget-friendly alternative to
closed- or open-cell foam for the walls,
Chatham recommends cellulose sprayed
insulation, since theres not a big difference
in performance in the tests near his location
in the South.
Unsure how much you need for your
location? I tell everybody I meet with
you should call your building scientist,
says Dave Jenkins, whose Energy Saver
Plus plans are designed for 40 to 50
percent energy savings over a typical home
when built to spec. His designs (featured
in this magazine on pages 69 and 132,

lowering the air conditioning infrastructure
to run through conditioned space, rather
than through a hot attic, and increasing
insulation with 2 x 6 framing.

soda. Other tips for inside: Reduce water
consumption by using efficient appliances
and plumbing fixtures, says Chatham,
and choose energy efficient LED and
fluorescent lighting.

Interior designer Lori Dennis, author of


Green Interior Design, has been featured
everywhere from The New York Times
to HGTV. She believes luxury and ecofriendly can go hand in hand, a philosophy
that revolves around choosing high-quality
merchandise that lasts the test of time.
That doesnt necessarily mean spending a lot of money, though. Shes a fan of
Craigslistyou can get practically brand
new stuff for half the price thrift shops,
and auctions. These budget options also
are a form of recycling. See her checklist
on the next page for more questions to ask
when purchasing items for your home.

Decorating and Landscaping

When it comes to landscaping, Dennis


suggests choosing plants that are native to
your area, which helps to avoid expensive
and wasteful watering. For her Southern
California setting, our landscape is really
low maintenance, but she notes that an
East Coast location could use deciduous
plants because of the higher rainfall
amounts.

account for a much smaller percentage


of the exterior wall than windows and
generally contain less glass, which is the
weak link. To illustrate, an Energy Star
compliant window with a U-value of .3
has an equivalent R-value of 3.3. Not bad
for a windowbut it sits in a wall that is
R-19 or better. Dave Jenkins, designer

Before we go any further, lets
review the basics needed to
understand a windows efficiency.
U-Value: Measures the window
assemblys ability to resist thermal
transfer and is the defining measure
of a windows thermal performance.
The lower the U-value the better,
with .35 being an average new
window and .27 being very good.
R-value: The measure of a products
resistance to heat loss; the higher the
R-value, the greater the insulating
power. This number is typically used
for other building materials such as
insulation, but does not accurately
reflect a windows interaction
with sunlight and airflow, which is
why the U-value was developed
specifically for windows.
Low-E: Stands for Low-Emissivity
coatings, a critical factor in
blocking radiant heat transfer. In
most climates, a double-paned
window with Low-E films is the
bare minimum. For the highest
performance, look to triple-paned
windows that have multiple layers of
Low-E films combined with thermally
broken fiberglass frames. Todays
Low-E coatings are nearly invisible.
They vary in quality from brand to
brand, and some manufacturers
use multiple Low-E layers to create
super-efficient windows.

of windows chosen. Overhangs, insulating
blinds, and specific window types can be
used in conjunction with the orientation of
the home to minimize energy loss. Rodwin
Architecture always begins a design by
orienting the home to optimize passive
solar benefits. That generally means

To accurately place, protect, and
select windows, work with an energy
modeler who will provide a HERS rating.
The Home Energy Rating System (HERS)
equates to a miles-per-gallon rating that
can be used during the design/build
process to compare various strategies
and products. According to Scott
Rodwin, principal at Rodwin Architecture
in Boulder, Colo., The IECC climate zone
chart is also a good place to start planning,
as it lists the performance requirements
necessary for windows to meet code in
different parts of the country. For example,
in cloudier cooler climates, you generally
want to maximize the SHGC on the
south face and decrease your overhangs
to increase passive solar gain. In sunny
hot locations, you would want to do the
reverse. Overall, the total ratio of window
to floor area should be below 18%, with
the majority of windows on the south. The
southern exposure is the easiest side on
which to control solar gain by blocking it in
the summer and allowing it in the winter.

For eastern and western
exposures, where the suns
angle changes throughout
the day, deciduous shade
trees can help to keep your
home cool in the summer,
while allowing the suns rays
to penetrate in the winter.

needs, with several manufacturers standing
out in the crowd. Rodwin typically uses
metal clad wood windows on high-end
projects, as their solid quality and exterior
durability can stand up to the strong
Colorado sun and freeze/thaw cycle. For
metal clad wood windows, he prefers
Pella, Hurd, Jeld-Wen, Sierra Pacific,
Weather Shield, or Andersen. When the
budget allows and for his most energyefficient homes, which are considered
near net zero for energy consumption,
he specifies fiberglass windows for
optimal energy performance and durability.
For entry doors, Therma-Tru fiberglass
insulated doors beat the competition as
a durable, energy-efficient, and costeffective product.

with vinyl windows, but are twice as


stable. Even the glass in the 100 Series
is 12% reclaimed. They are great looking
windows and patio doors, with five exterior
colors to choose from, says Jenkins. The
100 Series is even available in hard-tofind dark colors.

custom clients. Andersen has an extensive
variety of options for exterior color, interior

and Jenkins is convinced that their HighPerformance, Low-E4 glass is the best in
the business. For the Energy Saver Plus
designs, Jenkins specifies Andersens
new 100 Series. The Fibrex composite
window frames and sashes are made with
40% pre-consumer reclaimed wood fiber
and are more resistant to expansion and

Tuning means selecting the best glazing
option for each walls windows depending
on which direction they face. Glazing

given climate zone. Certain combinations

While the contents of each blueprint package vary slightly,
each contains detailed, high-quality working drawings that
show you exactly how your house is to be built. You can expect

and interior spaces are carefully dimensioned, doors and
windows located, and keys are given for cross-section details
provided elsewhere in the plans.

give notes on exterior materials and finishes. Particular

The artists sketch of the exterior of the house gives you an idea

foundation notes. If the home features a basement, the firstfloor framing details may also be included on this plan. If your
plan features slab construction rather than a basement, the
plans shows footings and details for a monolithic slab. This
page, or another in the set, may include a sample plot plan for
locating your house on a building site. Additional sheets focus
on foundation cross-sections and other details.

5. House and Detailed Cross-Sections


Large-scale views show sections or cutaways of the foundation,
interior walls, exterior walls, floors, stairways, and roof details.
Additional cross-sections may show important changes in
floor, ceiling, or roof heights, or the relationship of one level
to another. These sections show exactly how the various parts

Garage Plans Add Extra Storage Space

Mirror reverse plans simply flip the design 180 degrees (keep
in mind, the text will also be flipped). For a minimal fee you
can have one or more of your plans shipped mirror reverse,
although we recommend having at least one regular set handy.
When ordering 5-Set or 8-Set plan packages, one set will always
remain in its original form. A Right-Reading Reverse option is
also available for many plans. When you choose this option, the
design will be reversed and the text will read normally. All sets will
