LEAVE & LICENSE AGREEMENT

This AGREEMENT is made and entered into Mumbai, on this 15 th Day of


Augest, 2014, BETWEEN Mr. _______________, Age __ years, presently
having

hereinafter
referred to as the Licensors (which expression unless repugnant to the
context or meaning thereof shall mean and include his heirs, executors,
administrators and assigns) of the ONE PART
AND
Ms. Dania Jawaid, aged 26 years, adult, Indian, Inhabitant having permanent address
at chandni chowk street, brabourne court, block a, kol-72 And having office address at
ICICI BANK, ICICI BANK LIMITED, BKC TOWER, BANDRA(E). Hereinafter, referred to
as the LICENSEE of the OTHER PART.
WHEREAS the Licensors are the lawful owner of and otherwise sufficiently entitled to
and seized and possessed of Flat No. 606, 6th Floor, Panch Ritu CHS LTD, Opp. SM
Shetty School, Mumbai 400 076, hereinafter referred to as the said premises.
AND WHEREAS THE LICENSEE being in need of the Residential Premises have
approached the Licensors with a request to permit the Licensee occupy the said
premises any LEAVE and LICENSE for the purpose of Residential use for a period of 4
(Four) months commencing from 15st augest, 2014 to 30th june, 2015.
AND WHEREAS THE LICENSORS has agreed to allow the LICENSEE to use and
occupy the said premises for a period of 11 (eleven) months commencing from 15st
Augest, 2014 to 30th june, 2015 on certain terms and conditions.
NOW THIS AGREEMENT WITNESSETH AND IT IS HEREBY AGREED BY AND
BETWEEN THE PARTIES AS UNDER: THAT the LICENSORS both hereby grants to the LICENSEE LEAVE AND LICENSE
to enter into and upon and remain in the said PREMISES with existing fixtures and
fitting for a period of 11 (eleven) months commencing from 15st augest, 2014 to 30th
june, 2015 for Residential use by the LICENSEE.

1. That the LICENSEE shall have no right to create any sub license or assign or
transfer in any manner the LICENSE or give anyone the possession of the said
premises or any other part thereof, except for Residential use only.
2. THAT the LICENSEE shall not use or permit to be used the said premises for any
illegal or improper purpose or as public house and shall not do, cause, permit or
suffer upon the said PREMISES or any part thereof anything which may be or
become a nuisance or annoyance or cause damage to or pre-judiciary effect the
interest of the LICENSORS or any other neighboring occupants.
3. THAT the LICENSEE shall not do or suffer to be done anything which may
invalidate the Insurance of the Building in which the Licensed said PREMISES is
situated.
4. THAT the LICENSEE is not authorized to make any permanent additions or
alterations in the construction of the said premises whatsoever the case may be.
5. THAT the LICENSEE shall not obstruct or permit any other person / party to
obstruct the LICENSORS or at any time interfere with the Licensors possession
of the said PREMISES, it being agreed that the LICENSORS shall be at all times
complete possession, control and dominion of the said PREMISES and every
part thereof and the LICENSEE shall not be or claim to be in possession of any
kind whatsoever of the said PREMISES or any part thereof. The LICENSORS or
his duly authorized agent shall have the right to enter or upon the licensed said
PREMISES or any part thereof at mutually arranged time for the purpose of
inspection.
6. That the LICENSORS shall not in any event be responsible or liable for any loss
or damage to any goods or property of the LICENSEE whatsoever be the cause
of such loss or damage.
7. That on expiry of the terms of the agreement or its earlier revocation as the case
may be, the LICENSEE shall hand over peaceful and vacant possession of the
said PREMISES along with its furniture and fixture and fitting as required vide
Section 24 of the Maharashtra rent control act, 1999, as amended up to date.
8. That the LICENSEE has on day of the agreement paid in a deposit of Rs.
30,000/- (Rupees Thirty Thousand only) this deposit shall bear no interest
whatsoever. The LICENSORS shall be entitled to adjust any claim he may have
against the LICENSEE under this agreement. The deposit or balance thereof
shall be returned only at time of the LICENSEE vacating the said PREMISES
and on the LICENSEE satisfying the LICENSORS that all obligations under this
Licensee are fulfilled that is, all bills towards electricity, telephone, cable and car

parking have been paid or provided for. In the event of termination of this
agreement as stated herein, the LICENSORS shall forthwith return the said
Rs.16,000/- (Rupees Sixteen Thousand only) deposit, against the delivery of the
vacant and peaceful possession of the said premises by the LICENSEE to the
exclusive possession of the LICENSORS
