PROPOSAL FOR CONSTRUCTION OF COMMERCIAL


BUILDING IN KAMPUNG KUBU GAJAH, SUNGAI
BULOH, SELANGOR

Introduction
The project to be proposed is the construction of a 2-storey commercial building in
Kampung Kubu Gajah, Sungai Buloh. The village is located northbound of Selangor and is
approximately 28.5 km from Suria KLCC and 32 minute drive on a clear traffic (refer figure
below for coordinates), it is a rural area in outlying city of Selangor with an adequate access
road but lack of well-constructed commercial infrastructure. The project location sits along
Jalan Kubu Gajah which stretch about 3.6 km end to end, and the exact location is 2.9 km
from entrance of Jalan Kubu Gajah at the junction of Jalan Kuala Selangor.

Problem Statement
From our survey of the vicinity, there are no significant signs of current or future
development, the neighborhood is limited to small shops and restaurants aging from 5 to 15
years which are built on small budget and are scattered all over the area. It is well known that
it has become part of the culture of Malaysians to dine out or simply to spend the afternoon
on conversation over a teh tarik, it is the most prominent way used by Malaysians for
socializing and gathering, but generally restaurants in the neighborhood are not catered for
social dining and the size does not permit for a decent family gathering.

It can be seen from the photos that in general, the existing commercial buildings are
old, not well planned, small and structurally weak thus this is not an ideal infrastructure to do
business and the simple structures may pose a threat to the life of the shop owners. Since this
is a remote area with limited access to advanced knowledge, it is presumed that structural
safety awareness is not being stressed therefore it has to be addressed and be provided a
solution. No serious developments have taken place in the neighborhood, it is believed that
the existing commercial buildings were built by small scale contractors without presence of
architectural and structural design and drawing which explains why the commercial buildings
are generally simple, low-tech and scattered.

Project Obejctives
In the end, after the survey is done and judging from the evidences, it is safe to say
that Kampung Kubu Gajah will benefit from a well-designed commercial building. Therefore
the construction of the proposed commercial building is hoped to provide following:
1) A safer and stronger infrastructure for the villagers to run their businesses
2) An aesthetically well designed and built area for dining and small businesses for the
local villagers.
3) An opportunity of improvement to their quality of life by having more job openings
and better facilities.
4) A convenient access to a modern dining place without having to go far for a decent
experience.
5) To promote a unified business center to the villagers for ease of access.

Integrated Disciplines
1. Architectural Design Using SketchUp Pro software for 3D view of building and the
artist impression.
2. Structural Drawing Drawings of ground floor plan, upper level floor plan and
elevation view using AutoCAD software.
3. Structural Design Design steel beams and columns in accordance to Eurocode 3
while concrete slabs and roof are designed in accordance to British Standards 8110.
4. Estimating & Costing of Building Tabulation of the bills of quantity.
5. Project Management Do a feasibility study, Work Breakdown Structure (WBS) and
work scheduling using Microsoft Project.
6. Soil Mechanics Applied when preparing the soil investigation report to obtain soil
bearing capacity and selection of suitable type of foundation.

Division of Works
Hans Callychurn Foundation Selection & Design, Reinforced Concrete Beam, Column,
Slab and Roof Design in accordance to British Standards 8110.
Abdul Rahman bin Hilmi Soil Investigation Report, Project Feasibility Study, Architectural
Impression using SketchUp Pro, Structural Drawings using AutoCAD.
Abu Bakar Ibrahim Bills of Quantity
Sivanantham A/L Ganason Work Breakdown Structure and Project Scheduling using
Microsoft Project.

Project Brief & Impression


The building has a built up area of 400 square meters housing an open air food court
on the ground floor and 4 shops on the upper floor, equipped with gender-separated toilets
and prayer rooms for Muslims, the floors are connected via a staircase. To promote better
natural lighting and ventilation, the ground floor has a height of 5 meters and is not enclosed
by walls except for the toilets while the upper floor is partially opened and the windows are
tall.
