Phasing of the work


The project has been divided into several phases considering the nature and the complexity of the
work. The phasing arrangement has been shown in the phasing layout attached and it is shown in the
below table also. The planned dates may be vary according to the site situation. The scope of work in
each phase and how to carry out the work has been described below under each phase.

Statement for Hotel remains operational while carrying out the works
In order to Hotel remains operational while carrying out works, phases are sequenced as per the best
possible way. This proposed sequence may vary according to the actual situation at site and as per
timings of Hotel activities.
Phase 1 area will be covered by hoarding and access will be provided only for construction works.
This hoarding will remain until the substantial completion of the area. The works will be carried out
as per the program submitted to client. Since the reception counters are there in both Phase 2 and
Phase 4 these two phases will be carried out one after the other to make one reception open for
guests. Phase 3,5,6,7 & 8 will be carried out after due consultation with the hotel management in
order to minimize the disruption to Hotel guests. Method of work in each phase will be discussed
below.

Phase 1 Asian Restaurant, Kitchen and Business Centre


Scope of Work

Complete fit-out works as described in the BoQ.

Sequence of the work


Sequence of the work is as per the program submitted and method of statement for each trade has
been submitted in early stage.

Phase 2 Concierges Counter area


Scope of Work
Refurbishment of the area including reconditioning of the Concierge counter as described in
the BoQ.

Work Timings
Noisy works As agreeable with Hotel Management
All other works - From 12.00 a.m. to 6.00 a.m. Saturday to Thursday as agreed by the Hotel
Management

Sequence of the work


1. Erection of gypsum hoarding using GI stud/ track Channels with matching paint finish
to the hotel lobby side.
2. Floor protection.
3. Removals of existing Concierges counter for reconditioning.
4. Making opening to the block wall for doors as per design for concierge & store room.
5. Chipping plaster for the tile's at the back wall.
6. Plaster work to received tile's at the back wall.
7. Cutting floor & making good for the carpet.
8. Painting work to ceiling & walls.
9. Existing marble floor grinding and polishing works (This also will be done in above
mentioned timings however the floor would be rough since the process will take 3-4
days to complete)
10. Electrical work for concierge counter.
11. Reconditioned Concierges counter installation.

12. Removal of hoarding.


13. Reconditioning of existing wooden dummy beams by cleaning with turpentine, touch
up if required.
14. Cleaning & handover.

Phase 3 Corridor behind Business Centre


Scope of Work
Refurbishment of the area as described in the BoQ.

Work Timings
From 12.00 a.m. to 6.00 a.m. Saturday to Thursday and as agreed by the Hotel Management

Crack cutting & opening wide to apply crack filler in ceiling & walls.
Sanding, primer, stucco putty work.
Supplying double or single coat of paint to ceiling & walls.
Cleaning of existing window aluminum frames & Glass.
Cleaning of existing wooden window ceil & architraves with turpentine filling cracks
& doing touch ups to the same.
7. Cleaning of existing light fitting.
8. Cleaning of existing A/C Grills.
9. Existing marble floor grinding and polishing works (This also will be done in above
mentioned timings however the floor would be rough since the process will take 3-4
days to complete)
10. Cleaning & handover.

Phase 4 Main Reception Area

morning.
5. Chipping of existing plaster for tile's at the back wall of reception counter.
6. Plastering & tiling work.
7. Cutting of existing flooring & making good for carpet.
8. MEP works.
9. MEP first fix.
10. Ceiling first fix.
11. Ceiling second fix.
12. Joint filling, taping & sanding work.
13. MEP fixture & fitting.
14. Painting work for ceiling & walls.
15. Installation of reception counters.
16. Reconditioning & cleaning of existing finishes.
17. Existing marble floor grinding and polishing works (This also will be done in above
mentioned timings however the floor would be rough since the process will take 3-4
days to complete)
18. Cleaning & handover.

Phase 5, 6, 7 & 8 Lobby, Welcome Lounge, Grand Staircase Hall and Vestibule

Protection to the floor during working at site & removing it in early morning.
All the high level work will be done using spiral scaffolding.
Painting of existing ceiling & walls same as per Phase-3.
Recondition of wooden dummy beams & ribs same as per Phase-2.
Removal & re-installation of existing gold leave panels after applying gold leaf paint
from Bond paint factory.
6. Removal & re-installation of existing wooden grill panels at main reception area after
applying gold leaf paint from Bond paint factory. The procedure needs to be discussed
and agreed with the Hotel Management
7. Removing & re-installing golden knobs after re-guilding.
8. Cleaning of existing light fixtures & fitting.
9. Cleaning of existing A/C grills.
10. Existing metal screen panels near the stair case is to be guilded in bronze
11. Existing marble floor grinding and polishing works (This also will be done in above
mentioned timings however the floor would be rough since the process will take 3-4
days to complete)
12. Stair Case Hand Rail - This having deep sketches and required deep sanding which
will de-color the rail. This required spray polish to look new again which is not
possible at site due to the smell of thinner will be unbearable and their might be
complain from the guest. This has to be further discussed and agreed with the Hotel
Management prior to start the work.
