devoted to downtown Las Vegas. The six-block Fremont East entertainment district, cur-
rently under development, is located along historic Fremont Street between Las Vegas
Boulevard and Eighth Street.
In much the same tradition as the Gas Lamp District (San Diego), Bourbon Street
(New Orleans), Beale Street (Memphis) and Bleecker Street (Greenwich Village, New York
City), Fremont East is quickly becoming a uniquely Vegas spin on live music, cocktails,
comedy and other entertainment. Because of Las Vegas’ trademark ability to create synergy
with top entertainers worldwide—and our position as a global tourism crossroads—
Fremont East is poised to become singularly successful. Its non-gaming restrictions will
complement downtown gaming properties and attract a different clientele as well.
Fremont East is composed of 35 parcels with 23 owners. In partnership with the city, the
Downtown Entertainment Corporation is actively pursuing streetscape improvements,
marketing and branding plans for the district, valet parking, and new development propos-
als for parcels within the district. The city facilitates the district’s growth by fielding ideas
from developers, attracting potential new land owners, providing funding to finance façade
renovations, and working closely with new ventures. As of January 2007, ten nightclubs
and cocktail bars are already operational, and three more are due to open this year. Innova-
tive ventures with national and global scope are also being pursued.

F remont Street Experience in downtown Las Vegas is host to, on average, approximately 21 million
visitors annually. In addition to high-tech multimedia shows projected daily onto the canopy over
the casino corridor, Fremont Street Experience increasingly hosts exclusive music and lifestyle
events. From its nationally broadcast New Year’s Eve event, to car shows and regularly-scheduled
live band performances, Fremont Street Experience has become an entertainment force in down-
town Las Vegas. Fremont East is well positioned to draw from the millions of visitors downtown,
as well as new residents of several luxury condominium developments under construction.
Like many other growing metropolitan areas, downtown Las Vegas is home to a number of
luxury condominium projects. As of January 2007, more than 16,000 mid- and high-rise units are
envisioned. Units in these developments range from $250,000 to more than $1 million, attracting
an influx of new spending power, as well as the need for lifestyle developments. You are not alone
in your interest; real estate developers and investors across the country and around the world are
reviewing Fremont East for potential projects.

Equally exciting is the new six-block streetscape program that will include gateways, neon
median signage, expanded sidewalks, valet parking, banners and historic markers in a retro
1950s vintage Vegas style. The city of Las Vegas also is partnering with businesses to offer up to
$95,000 from the Visual Improvement Program (VIP) for façade improvements and neon signage.
Combine the VIP grant funds with a reduced permit fee for a tavern-limited liquor license and
the financial incentives for nightclub owners can amount to $135,000!

The city of Las Vegas has created a new entertainment district. Located in the heart of the downtown area, the Fremont East
District sits adjacent to the popular tourist attraction Fremont Street Experience, which is visited, on average, by about 21 million
tourists each year.
The city of Las Vegas and Fremont East property owners have committed $5.75 million through a public-private partnership
toward a major streetscape installation for the Fremont East District. This expansive streetscape will include pedestrian-friendly
street redesign, landscaping and retro neon signage. The city is capitalizing on popular nostalgia by reviving the old glamour of
vintage Las Vegas. This installation is scheduled to begin in January 2007 and be completed by July 2007.
In addition to an attractive, extensive renovation effort, the city offers other inducements for businesses to locate an
establishment in Las Vegas’ newest hotspot. These include a reduced Tavern Limited License fee and the Entertainment District
Visual Improvement Program.
