CONTRACT OF LEASE

KNOW ALL MEN THESE PRESENTS:


This CONTRACT OF LEASE made and executed this 25th day of May, 2015, by and
between;
ERNIE C. BAUTISTA, of legal age, married, Filipino citizen, with postal address at
#9B Aguinaldo St. New Asinan Olongapo City, hereinafter known the LESSOR;
And
MARIA COLUMBA G. AQUINO, of legal age, married, Filipino citizen, with postal
address at no. 1 Corpuz St. New Banicain, Olongapo City, hereinafter known as the LESSEE;
WITNESSETH
That the LESSOR is the true and lawful owner of lot and building located at #9B,
Aguinaldo St., New Asinan,Olongapo City;
That the LESSOR by these presents do hereby lease unto the LESSEE and the LESSEE
accepts on lease space, consisting of approximately Forty (40m2) square meters, subject to the
following terms and conditions to wit;
1. The term of this contract shall be for a period of three (3) years from the date of execution,
effective July 05, 2015 and expiring on July 05, 2018;
2. Upon the execution of this lease, the lessee shall pay the following; issuance of Thirty Six
(36) pay to cash checks amounting each of Twenty Thousand Pesos (Php 20,000.00) payable at
every Fifth (5th) day of every month;
3. The LESSEE shall pay a monthly rental of twenty thousand pesos (Php 20,000.00) and a
security deposit of One Hundred Fifty Pesos (Php 150.000.00) payable with three equal
payments of Fifty Thousand Pesos (Php 50,000.00) dated July 10, Aug. 10, Sept 10, 2015 upon
signing of this contract. The security deposit on the other hand shall answer for damages on the
leased premises and for unpaid bills and other charges but will not be applied as rental for
remaining period of the lease prior to its termination. The LESSOR shall refund the security
deposit to the LESSEE one (1) month after the expiration or termination of this contract;
4. All charges for water, telephone and electric used in the premises shall be for the account of
the LESSEE and shall be paid promptly furnishing the LESSOR or his/her representative proof
of payment on a monthly basis;
5. All repairs due to ordinary wear and tear within the premises shall be for the sole expense of
the LESSEE. Improvements may be undertaken subject to the approval by the LESSOR and
improvements thus introduced shall belong to the LESSOR upon expiration or termination of
this lease, without right to reimbursement
6. The LESSEE shall be responsible for the observance of sanitary and electrical regulation
required by the proper authorities, including compliance with the required authorized and in
good condition fire extinguisher within the premises;
That the LESSEE shall not sub-lease the premises and the LESSORS authorized representative
shall have the right to enter the premises herein leased at reasonable hours after due notice to the
LESSEE for the purpose of seeing to it that the premises remain in good tenantable condition
and that the same in not devoted to any use except those agreed upon herein;

That failure on the part of the LESSEE to pay or to comply with the terms and conditions
stipulated herein shall be ground for the LESSOR to revoke, cancel and terminate this contract
and the advance rental as well as the security deposit shall be forfeited in favor of the LESSOR;
That upon the expiration of this contract the same may be renewed for a like period,
under the same conditions stipulated and upon mutual agreement of the parties; the LESSEE
shall give written notice of his/her intention to renew for purposes of entering into a new contract
should the LESSOR still opt to renew, two (2) months prior to the expiration of the lease; in the
event of non-renewal, the LESSEE shall remove all personal belongings and equipment at
his/her own expense and shall peacefully surrender possession of the premises to the lessor;
Pre-termination of the contract by the LESSEE without justifiable cause shall render him/her
liable for damages period of the contract;
In the event of litigation arising from this contract of Lease, the LESSEE hereby agrees
to pay 3% of the back rentals per month as liquidated damages/penalty and 25% of the total
amount due as attorneys fees.
IN WITNESS WHEREOF, we have hereunto set our hand this 25 day of May 2015, in
Olongapo City.
