CONTRACTOFLEASE

KNOWNALLMENBYTHESEPRESENTS:
ThisContractofLeasemadeandenteredintheCityofPuertoPrincesa,byandbetween:
ELEANORC.BONALES,oflegalage,married,Filipinoandaresidentof119AAbad
SantosSt.,PuertoPrincesaCity,Palawan,hereinaftercalledtheLESSOR;andROSEMARIE
G. JAROPOJOP, of legal age, married, Filipino and a resident of Purok WalingWaling,
Brgy.Maunlad,PuertoPrincesaCity,Palawan,hereinaftercalledtheLESSEE;
WITNESSETH:
That for in consideration of the rentals and other stipulation hereinafter setforth, the
LESSORletsandleasesuntotheLESSEE,andtheLESSEEherebyacceptsinleaseasfromthe
startoftheperiodofthelease,ingoodcondition,thepropertydescribedbelow:
1. PROPERTYLEASED Aresidentialbuildinglocatedat205AbadSantosExtn.,
Puerto Princesa City, consisting of three (3) bedrooms, and furnished with the
following:
Six(6)seaterdiningset
Two(2)rattansalasets
Two(2)beds
One(1)unitaircon
2. DURATIONOFLEASE ThisleaseisforaperiodofONE(1)YEARstarting

3. RENTALTherentalisSEVENTEENTHOUSAND PESOS (P17,000.00) per
month,cashandpayableonorbefore
day of each month. The LESSEE
shall deposit upon the execution of this contract the amount of FIFTY ONE
THOUSAND PESOS (P51,000.00) Philippine Currency representing TWO (2)
MONTHSdepositandONE(1)MONTHadvancerental.TheTWO(2)MONTHS
depositshallnotbeconsumedasrental.Itshallbeusedforanyunpaidbillsofthe
LESSEEforrepairofthedamagepremisesaspayment,anyunexpectedamountwill
bereturnedbytheLESSORtotheLESSEEonthe30 th dayafterexpirationofthe
lease.Monthlyrentalispaidinadvanceonthe1 stdayofitsmonth,withoutneedof
demandoracollector,attheLESSORsresidence.
3.1lLESSEEcannotpreterminatethislease;otherwisetheDEPOSITaboveis
fortifiedinfavorofLESSOR;
4. Electric,water,telephonebillsusedinthepremisesshallbepaidforbyLESSEE.
5. USEOFTHEPREMISESa)TheLESSEEand/oranyotherpersonsactinginhis
behalfnorsteadshallnotusetheleasedpremisesforpurposesotherthanresidential
andshalllimititsoccupantstosix(6)personsonly;
5.1 TheLESSEEshallnotand/orassignthisleaseand/orsubleasethepropertyto
anythirdpersonwithoutthewrittenconsentoftheLESSOR;

5.2 TheLESSEEand/orotherpersonorpersonsacting inhisbehalforstead,


shall,athisexpenses,maintaintheleasedpropertyingood,sanitary,safeand
tenantableconditionandtopreservetheworthinessofthefurniture;
5.3 ThatitistheobligationoftheLESSEEtomaintainthecleanliness ofthe
buildinganditssurroundings;

5.4 Noflammable,obnoxioussubstanceshallbestoredinthepremises,except
those routinely used forresidential purposes.Noboisterous noiseshall be
allowedinthepremisesthatshalldisturbtheneighboringpremises;
6. REPAIRSANDIMPROVEMENTSTheLesseeshallbearthefollowingnormal
orordinaryrepairsandexpenses;Inmakingrepairs,restorationsand/orreplacements,
theLesseeshallmaintainthequalityofthefixturesandappurtenancesoftheleased
property. All such alterations, additions or improvements in or upon the leased
premises,includingthemovablefurnitureandfixturesputinattheexpenseofthe
lessee,whichareremovablewithoutdefacingorinjuringthebuildingortheleased
premisesshallremainthepropertyofthelessee.
ImprovementsontheleasedpremisesshallbewithwrittenconsentofLESSORat
LESSEEsexpenses,ownedbyLESSORatinstallationthereof,ifnailed,cemented,
bolter,epoxiedontheleasedpremises,withoutreimbursementofthecostthereof,to
LESSEE,byLESSEEatexpirationorterminationofthelease;
7. Thatincasedamagestotheleasedpremisesoritspertinencebynaturalcalamity,
earthquake,storm,waroranyotherformofunforeseencauseorevent,theLESSEE
shall give immediate notice thereof to the LESSOR. If the leased premises was
damagedcausedbynaturalcalamityorothercauseswithoutthefaultornegligenceof
theLESSEEoritsagents,clerksoremployees,servants,visitorsorrepresentatives,
theinjuryshallberepairedattheexpenseoftheLESSORasspeedilyaspossible
aftersuchnotice.
8. INSPECTION The LESSEE and/or any other person or persons acting in his
behalf or stead shall allow the LESSOR or her duly authorized representative to
inspectatleastonceamonthafterduenotice,theleasedpremisesatreasonablehours
oftheday;
9. THIRDPARTYLIABLITY TheLESSEE,duringhisoccupancyoftheleased
premises shall hold the LESSOR free and harmless from damage, liability or
responsibilitytoanypersonorpropertyarisingoutoforasaconsequenceoftheuse
oftheleasedproperty/premisesbytheLESSEE,heragents,employees,domestichelp
andguest.TheLESSEEshallcomplywiththecityordinanceofPuertoPrincesaCity
forthelegaluseoftheleasepremises,particularlythecleanlinessthereof;
10. RETURNOFTHELEASEDPROPERTYUponexpirationoftheperiodofthis
lease.LESSEEshallvacatetheleasedpremisesincleancondition,withallwater,
electricandtelephonebillspaidcurrentlytothemonthofexpiration/termination.
