I successfully managed and negotiated encroachment agreements for construction of a network of


natural gas transmission pipelines. Successfully interface with local governments, local
jurisdictions and municipalities, utility companies, wireless cell phone carriers, other gas and oil

I created the Document Management System to create accuracy and consistency of how the files

Negotiated directly with landowners and put together agreements and supporting documentation for the
drilling and transportation of natural gas for Marcellus and Utica. I always met and often beat the
deadline date for executing agreements. Handled lease negotiations and prepared contract for signature;
Right of Way, Permanent Access Road, Temporary Access Road, Valve Site Launcher and Receiver
and Temporary Work Space. Order title and review for accuracy and prepare and manage a high
volume of due diligence. Developed the contract auditing process used by the company to verify
contract accuracy and set document standards for land agents. Trained staff to understand the
components of contracts and how to properly audit packages submitted for review and signature. The
process is still being used. I created the process and procedures to review and audit Right of Way
packages and supporting documentation submitted by the Right of Way Agents. I implemented
processes and reporting tools that would increase document accuracy and track Right of Way Agent
efficiency. I trained Right of Way Agents in the correct way to interpret and fill out the packages to
ensure timely delivery to the customer. I spent six months training my assistant the procedures.

close out package to on air for use by the client. Researched and interfaced with governments and

Developed the Check Request process which reduced turnaround time from vendor request to receiving
a check from the corporate office in 48 hours. Ran deployment meetings while updating databases
during the meeting. Created, managed and maintained project trackers and reporting tools used by the
client to increase communication and facilitate work flow between departments and organizations.
Managed the internal team to meet client deadlines and bring project in on time and on budget. The
vendor refused to apply for and pull building and zoning permits until they were paid for outstanding
invoices. Some of the invoices were outstanding as long as four months. The company was not able to
meet the client deadlines and was in jeopardy of losing the contract. I researched the current process and
discovered inefficiencies. I created a 48 hour turnaround process; from the time the vendor submitted
the invoice to the time I received the check from the corporate office. I managed and maintained the
process.
