ROCIO ROMERO
Rocio Romero is a celebrated Chilean-American architectural designer
who is actively involved in residential home design and construction in
the U.S., Chile, France, and Canada. In addition to her acclaimed line of
prefabricated homes the LV Series Romeros design work includes
commercial interiors, custom residential homes, furniture, and a gallery.
Rocio is a graduate of the University of California at Berkeley, where she
received a Bachelor of Arts Degree in Environmental Design with a Major
in Architecture. She received a Masters in Architecture from the Southern
California Institute of Architecture (SCI-Arc).
Rocio and her work have been featured in numerous publications. Paul
Goldberger of The New Yorker wrote, Romeros designs stand out for
their clarity, simplicity, and grace. Karrie Jacobs, founding editor in chief
of Dwell magazine, claimed in her book The Perfect $100,000 House that
Rocio was the first to figure out how to market modern prefab homes:
Even as competitors and imitators spring up, Rocio is the one who
really took on the problem of prefabricating a simple, attractive, low-cost
modern house and solved it. Romero has served as a judge for many
competitions, including the 99K House, Living Box, and Architecture
Magazines Home of the Year award. Rocios own work has been on
display in national and international museums, including the Walker Art
Center, MOCA, Vancouver Art Gallery, and the Triennale di Milano.

THE LV SERIES
The LV Series is an acclaimed line of modern kit homes designed and manufactured
by Rocio Romero, LLC. Each of the four LV models has been thoughtfully designed to
enhance a modern lifestyle and connect its owners to the outdoors. Our kit homes are
affordable, easily built, and highly customizable.
From our headquarters in Missouri, we craft a prefabricated Kit of Parts that makes up
the exterior shell of the LV Home, then deliver the Kit anywhere a new owner requests.
The LV Home employs traditional construction materials and techniques, so any general
contractor can build one.

LV SERIES HISTORY
The first LV Series Home was built on a farm in Laguna Verde, Chile hence the LV
moniker. Since 2002, we have built LV Homes all across the United States, Chile, and in
Canada and France. Several hundred LV Kits have been purchased in total, with owners
building a wide range of unique homes tailored to their specific sites and lifestyles.

A TRADITION OF QUALITY
Since the beginning, Rocio Romeros LV Homes have met the most stringent engineering
requirements. We utilize the very best materials for our homes. Our trusses span up
to 24 feet, allowing us to create large expansive spaces. Our kit wall panels use strong
lumber materials. We use steel load-bearing posts, which create large openings for
windows. Prior to shipment, we inspect every prefabricated component. And we
provide every general contractor with a free LV Kit Help Line.

DESIGN PRINCIPLES
Rocio Romero is committed to producing simple, modern, green designs.

SIMPLE
Rocio Romero rigorously employs the principles of simplicity to produce spaces that promote
natural air and light, have balanced proportions and clean lines, and whose construction
is straightforward and affordable. Our minimalist tendencies and careful attention to detail
ensure clean lines. This causes us to rethink traditional solutions. For example, our external
gutter is visually hidden by the faux wall panel. In addition, the detailing of our flat sheet metal
hides the fasteners behind the material, so all you see is a clean silhouette. Great space is
about quality not quantity, and our designs maximize quality living space by minimizing the
clutter of kitchens, bathrooms, and closets by tucking these storage spaces in the back.

GREEN
Our designs are environmentally friendly. We embrace
the beauty of the landscape by visually bringing the
outdoors in. We respect our environment by using
prefabricated systems that minimize consumed
resources. Our designs offer excellent lighting
and ventilation, making your home a healthy and
comfortable environment.

MODERN
In a world of traditionally designed houses, the LV stands out for its original and modern
aesthetic. It is a structure that celebrates glass, steel, and light, creating a contemporary
yet comfortable environment for the discriminating homeowner who is passionate
about modern architecture and design. The use of cutting-edge techniques and materials
further establishes the LV as a structure designed and built for the 21st century.

We design our homes to be energy efficient by


creating deep wall and roof cavities, which allow us to
over-insulate and achieve remarkable R-values. The
LV Home has (2) 6 walls and achieves R-38; the roof
achieves R-50. Since most heat gain and heat loss
occurs through the roof, it is a key design element that
blocks the strong summer sun and keeps the winter
suns heat inside your home.
We sell and ship only our signature design
components that translate the LV design, so that
we can fit up to four Kit Homes on one truck. We
flat pack our products to further minimize the space
required for shipping. These strategies enable us to
be more green than our modular competitors, since
we create fewer truck omissions by shipping less.
We have designed homes for clients who are
completely off the grid, and for others who use solar
power, passive solar, radiant heating, swamp coolers,
water catchment systems, and more. We regularly
work with our customers to come up with creative
green solutions.

LV SERIES MODELS
The LV Series includes the LV, LVL, LVM, and LVG, as well as exclusive add-on modules. The
add-ons are custom connections between LV Series models and include the LVC (courtyard),
the LVT (tower), and the LV2 (two story). All LV models have a standard width of 26-0, but
vary in length.

OPTIONAL UPGRADES
We have designed the LV Series to be easily structurally upgraded. Colder-climate owners, for
example, have increased their LVs snow load from 20 mph to 50 mph, while owners in hurricaneprone areas have increased their LVs wind load from 120 mph to 150 mph.

EXTERIOR SIDING
The exterior siding of the LV Series comes in over 30 different colors of Kynar 500 coated
galvanized steel. If you would like to use something other than the Kynar siding, you can omit the
exterior siding from your Kit package.

CUSTOM DESIGNS
DESIGN SERVICES
The LV Series models have been designed to be built individually or combined to create
a larger home or compound. Rocio Romero, LLC can provide a wide range of design
services from straightforward customizations like reconfiguring your interior layout to
more complex customizations, such as combining and stacking LV models. If you
require custom design assistance, it will be charged as an additional expense. Pricing for
customization will vary in accordance to the degree of customization you require. Fees are
billed hourly or on a pre-bid basis.
STANDARD LV SERIES HOMES are pre-designed. Upon purchasing you will receive a
full construction document set that can be used to attain a building permit. Additional
design services may be required if there are special requirements from your local building
authorities and/or financing organizations. Also, if you are building in an area that requires
certification by an engineer, additional services and fees will apply.
CUSTOM LV SERIES HOMES are LV HOMES that are customized to meet personal and
site needs, such as reconfiguring walls, adding rooms, adding LV models, and altering
model sizes. This adds more time and cost to the overall process, as we will need to
discuss the options, design and draw construction documents and shop drawings,
engineer the project, and re-price your LV Series Home.

ENGINEERING SERVICES
We can have a structural engineering firm that is licensed in all 50 states certify all your
building plans including the foundation plan so long as our advertised structural
requirements meet your local building requirements. Additionally, this firm can certify your
home for energy codes throughout all 50 states.

PRELIMINARY SCHEMATICS
Rocio Romero can prepare schematic drawings for potential LV customers, to make sure
that your LV Home meets your needs and your location. These drawings will help facilitate
design fee estimates, preliminary loan and appraisal processes, and ballpark bid estimates
from contractors.

postage in conjunction with the project. Reimbursables will
be charged at 1.10 times the direct cost.

Engineered to meet 2013 California Building Code, 2012 International
Building Code (IBC), 2012 International Residential Code (IRC), and are
reviewed to comply with previous IBC and IRC Code editions.

ROOFING SYSTEM

Customizable. The LV Series Homes are designed with
an EPDM Roof System. The per foot slope of the
roof is built-up by pre-tapered Rigid Insulation Boards.
The roofs valley has a per foot slope that diverts
water to the two downspouts concealed behind the
faux wall panels.

EXTERIOR FINISHES

FAUX WALL PANELS: Panels are attached to the
Exterior Wall Panels to create a two-wall panel system.
TAPERED BOARDS: These per foot sloped boards
installed on the faux panels are designed to move water
away from window openings and parapet walls.
EXTERIOR SIDING: Includes all of the metallic Kynar
500 coated galvanized steel for the exterior finish of your
home. You can choose from over 30 colors.
WINDOWS
(NOT included in the Kit )
Customizable. The LV Series Homes can employ
any type of window package. Our Plans detail how
the Windows, Pans, Sills, Kynar, and Window Trim fit
together.
INTERIOR FINISHES
(NOT included in the Kit)
Customizable. Our Plans include detailed drawings of
the interior design and finish.
ELECTRICAL/PLUMBING/MECHANICAL
(NOT included in the Kit)
Customizable, per local code.
Electrical: Customizable. Our Plans detail where your
electrical and lighting go in the Electrical Plan and
Reflected Ceiling Plan.
Mechanical: Customizable. Our Plans include a Utility
Alcove Drawing that details the placement of your
HVAC heat pump system.
Plumbing: Customizable. Our Plans show the location
of your plumbing in the Construction Plan.

LV SERIES KIT HOME MATERIALS


The LV Series Kit Home comes with Plans, a Construction Binder, and a Kit of Parts for the exterior shell of the home.
Upon making your initial deposit, you will receive the Plans and Construction Binder. Once you have made your final
payment, you will receive the Kit of Parts.

PLANS
The PLANS are a complete set that you can use to attain a building permit and construction bids; these Plans can also
be used as construction documents. The drawings included are: title sheet, general notes, foundation plan, construction
plan, electrical and finish plan, reflected ceiling plan, roof framing plan, roof plan, exterior elevations, sections, wall
sections, details, interior elevations, window and door schedule, and structural plans and details.

CONSTRUCTION BINDER

KIT OF PARTS

The CONSTRUCTION BINDER contains construction instructions, a list of materials, a construction schedule, and
product specifications. The instructions guide your General Contractor in how to build the Kit Home. The materials list is
for all the different construction phases; your General Contractor can use it as a list to order materials not included in the
Kit. The construction schedule outlines the timeline of the construction of the LV with all of the different subcontractors.
The product specifications contain technical data for materials and products used in the LV Series, such as evaluation
reports, product installation instructions and diagrams, product maintenance, and general product data.

The KIT OF PARTS is an exterior package that translates


the signature design components of the LV Series Homes.
It includes the OPEN WALL PANELS, MATERIALS, and
the EXTERIOR SIDING. Non-signature exterior design
components, like windows, floor framing, roof framing,
and a roof, are not included.
OPEN WALL PANELS are Wall Panels and Faux Wall
Panels. They are built of either 2x6 or 2x4 framing with
OSB nailed to the studs. The studs have predrilled
holes along the bottom so your electrician can easily wire
throughout. The panels are installed and fastened using
standard construction procedures. Wall Panels are part
of the structure and define the exterior walls of the home,
as well as one interior wall that is structural. Faux Wall
Panels are fastened to the Wall Panels and create our
2-wall panel depth. Faux Wall Panels are multi-purposed;
they allow the LV to be more energy efficient and ensure
the clean and modern look of the LV.
The MATERIALS include the Steel Posts and Tapered
Boards. The 4x4 steel posts are prefabricated posts with
welded top and bottom plates that have predrilled holes
to easily connect bolts to the foundation and roof beam.

faux panels at the parapet wall and next to every window

and slider door, so that water runs away from the home.
The EXTERIOR SIDING includes all of the metallic Kynar
500 coated galvanized steel for the exterior finish of
your home. You can choose from over 30 colors. The
Kynar package specifically includes the flat panels, the
corrugated metal, and trim. However, not included are
any door and window sills and pans, nails, bolts, rivets,
screws, and silicone. All the Kynar Flat Panels have hems
on the back which hook into cleats. The hem gives the flat
panels more rigidity and gives the metal a cleaner look,
avoiding the use of rivets for fastening. Applying Kynar
flat sheet metal is a craft; therefore we recommend hiring
an architectural sheet metal company to install them.

CONSTRUCTION PROCESS
BUILDING YOUR LV
Any good general contractor can build an LV Series Home. Our Kit, detailed Plans, and
Construction Binder make the process of building easy. In addition, we are available for any
construction-related questions throughout the entirety of the process. For details on how to

CONSTRUCTION COSTS
On average the home costs $120-$195 per sq. ft. to build. This includes all the construction
costs associated with the LV Home. Specifically it includes the LV Kit, Kit shipping, Kit assembly,
foundation, floor framing, roof framing, windows, roof, and all the interior finish costs. This price
does not include costs outside of the LV Home build, such as the cost of land, landscaping, or
infrastructure (wells, driveways, septic, landscaping, etc.). In the Midwest, the LV can be built around
$120 per sq. ft. In California, as well as certain select areas on the East Coast where higher labor
costs exist, the average is between $150-$195 per sq. ft. DIYers have built LV Series Homes for as
low as $87 per sq. ft. and high-end client build outs have been as high as $250 per sq. ft.
The overall consensus of our LV homeowners has been that the LV Series construction price is on
average the same or slightly below local stick-built rates in their area. Our clients consider this a
great value given that high-end modern design is usually very expensive and on the upper end of
their local market.

SALES PROCESS
Rocio Romero is the exclusive seller of LV Series Homes. LV customers may choose to pay
for the Kit in full at the time of their order or remit a non-refundable deposit.
Upon receipt of the deposit and signed LV Series Sales Agreement, Rocio Romero will send
the homebuyer an informational package that includes the Plans and Construction Binder.
Between ordering and receiving your Kit, you will have ample time to review your Plans and
construction guidelines. You will prepare the site, build your foundation, as well as install floor
framing and decking. After you make your final payment for the LV Series Home and execute
the shipping agreement, we will fabricate your Kit and deliver it to your site within 30 days.

SHIPPING COSTS
Shipping costs vary based on your distance from Perryville, Missouri, which is 70 miles south of
St. Louis. Currently, shipment costs range from $1,500 to $7,000 for up to four Kits on one truck.
Since diesel prices fluctuate, the cost of shipping varies. Final shipping costs will be fixed 30
days in advance of shipment and payment of shipping fees are due 7 days prior to Kit shipment.
International clients can choose to have us coordinate all of the shipping details to transport the
LV Series Kit to their international build site (as we do with our domestic sales) or take receipt of
their Kit in Perryville and then handle all shipping arrangements themselves. International shipping
costs vary greatly, and can range from $5,000 to $16,000 to ship overseas.
