Venkatapura, 1st Block, Koramangala, Bangalore pin 500 034, hereinafter called as the Lessor /Owner of one

Sri Basker Vomu, S/o Jagadeeswar aged about 32 years, residing at C/o H.No 16-3-654/1 Eekhashila Nagar, Fort
Road,Warangal Telangana 506002 hereinafter called as the Lessee/Tenant of the other part.

The expression Lessor and Lessee wherever the context so admits shall be taken to mean and include their respective
heirs, legal representatives, administrators, executors and assigns witnesses as follows:

Whereas the Lessor is the sole, absolute and lawful owner of the residential premises bearing at No 209/10, Ground
Floor,5th Cross, Venkatapura, 1st Block, Koramangala, Bangalore pin 500 034, more fully described in the schedule
hereunder and referred to as the schedule premises.
Whereas upon the request of the Lessee, the Lessor has agreed to let out the said premises to the Lessee for
residential purpose with effect from the date of this agreement.
NOW THIS AGREEMENT OF RENT IS WITNESSETH AS FOLLOWS:
1. The tenancy shall be for a period of 11 months and shall commence from the above said date. It may be
renewed for further periods with mutual consent of both the parties on rent, terms and conditions to be
determined.

2. The tenant has paid a sum of Rs. 2,00,000/- (Two Lakh Rupees Only) 1-Aug-2014, as advance before the
following witnesses, which sum the Lessor has duly acknowledged. This advance shall not carry any interest of
whatsoever and is refundable at the time of vacating the schedule residential premises subject to deductions of
arrears of rent, electricity and maintenance chargers etc. if any.
3. The Lessee shall pay a monthly rent of Rs.18000/-safdasdfasdfasdfasdf (Eighteen Thousand Rupees only) to the
Lessor on or before 5th of every month, regularly and promptly. If the tenancy is renewed, the Lessee shall raise
the rent to a minimum of 10% of the current rent.
4. The Lessee shall also pay the electricity and apartment monthly maintenance charges of the schedule residential
premises as per bills every month without giving room of accumulation of arrears.
5. The tenant shall use the premises for only residential purpose and shall keep it in good order and tenantable
condition. He shall not make any alteration therein without prior permission from the Lessor.
6. The Lessee under no circumstances shall sublet, underlet in any way part with the possession of the premises.
7. In case of damage to the schedule residential premises, the Lessee shall get it repaired at his own cost and
expenses.
8. The Lessee shall keep the premises clean and shall handover the same as in todays tenantable condition by
getting the schedule at the time of vacating it.
9. There shall be one months of prior notice for the termination of this agreement before its term is exhausted on
either side.
10. The Lessee shall also maintain electricity, water supply and sanitary appliances/fittings in good condition.
11. The Lessor shall have the right to inspect the premises at all the reasonable times with the permission of the
Lessee.
12. If the Lessee fails to perform or observe his part of terms and fails to pay electricity bill, water bill and other
charges regularly from time to time, the Lessor shall be at liberty to take possession of the schedule house and is
entitled to terminate this agreement not subjecting to its terms on recovery of the arrears in such charges due at
that time from the advance amount and repaying the balance advance amount.
