The Landlord is registered/beneficial owner of the Property.


The Landlord is desirous to appoint MacReal International Sdn Bhd as the *Exclusive/ * Agent to seek a tenant for the Property.
The terms and conditions of the lease/tenancy shall be as follow:i. Tenancy/Lease Period : One (1) year(s) with a Renewal Option for further One (1) year(s). (subject to new rental to be
mutually agreed by both parties)
ii. Monthly Rental in Advance : RM Nil
. (inclusive of service charges)
iii. Rent Security Deposit :RM5,000/- (2) months rent)
iv. Utilities Deposit : RM5,000/- (water & electricity consumption)
v. Other Deposit : RM Nil. (for __________________________________________________)
(all deposit shall refundable after legitimate deductions for any outstanding sums due)

4. The Landlord agree to pay the Estate Agent the Agency Fees (as set out in Seven Schedule of Valuers, Appraisers and Estate
Agents (Amendment) Rules 2002 as follow) of the transacted price and *additional claims for the introduction of a successful
tenant during this period upon the signing of the Tenancy Agreement:4(a) * Letting 1.25 months rental for duration of tenancy up to three (3) years, 1.5 months rental for duration of tenancy
exceeding three (3) years up to four (4) years, exceeding four (4) to five (5) years and above 1.75 months rental.
4(b) * Rent Review Five percent (5%) of the first years rent of the reviewed term.
4(c) * Additional claims costs of printing, plans, copies of documents, lithography, travelling (only where the distance of the
property is more than forty kilometres (40km) from the office) and other expenses actually incurred; cost of media
advertisements, signboards, brochures and other promotional materials.
4(d) * Other term RM2,500 being one month rental
5. The Landlord is subject to pay five percent (5%) of the Government Tax on the above commission. (*Delete Where Not
Applicable)
6. In the event, the transaction is aborted or cancelled by the Landlord, any deposit/s received shall be refunded together with a
similar amount as compensation to the Tenants.
7. In the event, the transaction is aborted by either the Landlord or the Tenant before agreement is signed, it is agreed by the
Landlord to pay the Estate Agent a fee equivalent to the followings :11 (a) * Fifty percent (50%) of the earnest money or forfeited deposit, OR
11 (b) * Fifty percent (50%) of the agency fee, WHICHEVER IS LESSER
8. Any deposit/monies paid shall be held by the Estate Agent as the Stakeholder and the aforesaid agency fee shall be deductible
from this sum upon signing of the Tenancy Agreement or upon notice of cancellation as the case may be.
9. The Landlord hereby indemnify you against any loss, claims, compensation, and legal action, expenses which may arise as a
result of my/our wilful or otherwise delay, neglect commission, default, and cancellation in the course preceding the execution of
Tenancy Agreement.
10. This appointment shall remain valid from ____________________to____________________, both dates inclusive, and shall be
automatically renewed for a similar period unless terminated by a written notice given two (2) weeks in advance by either party.
