I.

Company Profile
Ayala Land is one of the largest real estate conglomerates in the Philippines engaged principally
in the planning, development, subdivision and marketing of large-scale communities having a
mix of residential, commercial, leisure and other uses. Its principal businesses include planning
and development of mixed-use properties, particularly, the subdivision and sale of high-end,
middle-income and affordable residential lots and housing units, leisure community
developments, commercial lots and the development and leasing of retail space and land in
planned communities. Ayala Land also builds and sells residential condominium and office
buildings, and develops industrial and business parks. Ayala Land, through its subsidiaries, also
owns hotels eco-tourism resorts, and movie theaters, and provides property management and
construction services to its own projects and to third parties for industrial buildings and
government infrastructure projects.

II. Corporate Social Responsibility (CSR) Background


Ayala Land launched its 2012 sustainability campaign in the January 22 issue of Philippine Daily
Inquirer and The Philippine Star. This years sustainability campaign, Appreciating Earth,
highlights and demonstrates how sustainability has been our practice from the onset in all of our
projects, developments and operations.
We value sustainability and it has already become part of the companys philosophy. Here at
Ayala Land, sustainability means building communities that not only meet the diverse needs of
existing customers but also thrive for future generations by offering environmentally sensitive
products and designs. We are committed to uplifting the lives of people in these communities
through our sustainable practices and developments.
As part of our thrust in nation-building, we are moving forward in our efforts to make
sustainability a purposeful and consistent part of everything it does from the choices it makes
in terms of land acquisitions, to the masterplanning of our communities and townships, to the

design of our products that incorporate green elements to make them energy efficient,
environmentally sound and truly sustainable.
It becomes more and more important for us to get the market to appreciate two things: the value
and benefits of sustainable development and the importance of going green.
In Ayala Land, being sustainable is beyond going green we take into consideration other
sustainability principles such as community stewardship and social development, such as
engaging the community and support for local arts and culture, as well as personnel
development, health and safety, and accountability. This market shaping project aims to capture
all of these aspects.

1. Environmental Stewardship
The premium we place on a clean and healthy environment has served as our compass in all
our undertakings. No trees have been destroyed unnecessarily in our ventures. Parks, forests, and
areas of high biodiversity value have been protected and enriched, even as we build. While
striving to meet and surpass the diverse needs of our customers, we also view our developments
as means to protect nature and the complex web of life that surrounds us. Today, we build on
Ayalas proud tradition of environmental stewardship by managing and measuring our
performance in the following areas: Sustainable Land Use Planning, Green Product Design,
Energy Efficiency, Water Stewardship, Solid Waste Management, Air Quality Management,
Green Procurement, Sustainable Construction, and Biodiversity Conservation.

2. Community Stewardship
ALI build hand-in-hand with the communities located around the areas where we operate. At
Ayala Land, we understand that the value of land is directly related to the social values it
generates to improve lives, not only for our customers, but also for the people and neighborhoods
living in the vicinity of our project sites. No matter how well we plan and execute our

developments, we know they cannot flourish as separate islands. Through the provision of jobs,
business opportunities and livelihood programs for our partner communities, we ensure that the
success of our projects translates to a more harmonious life for a greater number of people. The
social benefits attained by our Alay Sa Komunidad program in NUVALI, Laguna, serve as our
model in working for social equity. Beyond income generation, we also work to improve the
quality of education in the country, and actively support artistic and cultural programs, in
partnership with the Ayala Foundation, Ayala Museum, Filipinas Heritage Library, Childrens
Hour, and other notable development organizations. Together with Habitat for Humanity,
we likewise build homes for underprivileged communities. Our continued support of Heros
Foundation and the families of military personnel also affirms our strategic approach to social
development.

3. Market Shaping
Our journey towards sustainability does not end with environmental protection and the
promotion of our employees and societys welfare. As a major player in the real-estate industry,

also become our ambassadors of sustainability through the Green Training module we developed
for them. Yearly, we also award our merchants who have best exemplified the green principles
we advocate.

Management of Stakeholder Relations

We believe that our long-term success rests on the support and contribution of different
stakeholders, including our shareholders, customers, business partners, employees, the
communities around our developments, the government, non-government organizations (NGOs)
and the media.

Shareholders
o We are committed to disclosing timely, accurate and materially relevant information to
our shareholders and the investing public about the Company.
o We place high importance to the Annual Stockholders Meeting (ASM) and its voting
exercise to protect the rights and interests of all our shareholders.
o We have also established a shareholder communication program to address the various
information requirements of the investing community on a daily basis.

Customers

o We are unrelenting towards further strengthening the trust and confidence of our
customers by constantly ensuring on-time delivery of best-in-class products and services.
o We continuously sharpen customer focus and accountability and have considerably

NGOS
o We team up with reputable NGOs and corporate foundations for their expertise in
providing meaningful and effective engagement with the communities that we serve.
o We also make available additional resources to augment their capacity and capability to
increase their contribution to society.

o We have lasting partnerships with established NGOs who assist us in addressing some of
the needs of the communities surrounding our developments through livelihood programs
and employment opportunities.
o We likewise coordinate with Ayala Foundation for the provision of educational grants to
qualified students in public schools around the country.

Media
o We work closely with the media to properly disseminate timely and accurate news and
information on the Companys activities to the general public.
o We consider the media as partners in our open and transparent approach to
communication.
o Our Corporate Communications Division engages the media on a regular basis through
multiple channels such as media conferences, briefings, news releases, fact sheets, social
gatherings, one-on-one meetings and through third-party consultants.
o We occasionally support media initiated causes and events that are aligned with our
principles and advocacies.

Step 3: Identifying Stakeholder Issues

The skyline of Metro Manila is rising. The construction of high-rise residential condominiums is
in full swing. Real estate is again booming.
But homelessness is ironically increasing, too. Metro Manila holds the dubious record of having
the largest homeless population than any other city in the world. Over 3 million, or one-fourth of
the total urban population in Metro Manila, are living in informal settlements.

Step 4: Assessing the Organizations Commitment to Social Responsibility

1. Evironmental Stewardship
A sustainable, scientific approach
The use of Philippine native treesdita, bitaog, Antipolo trees, for streetscaping and
landscaping purposes as contribution to the conservation of the countrys unique tree species
It is ALIs their policy that biodiversity disturbance be kept at a minimum. 13,500 new trees
planted in Nuvali in 2012 (100% native and endemic). ALI use of recycled materialswood,
steel, and concrete debris as backfill Green technologies were used in 2012, such as solar
lamp posts and solar home systems in Trinoma and Nuvali

2. Community Stewardship
Alay sa Komunidad program
- Raising the standard of living through lielihood development, job creation, education
and health and sanitation
- 23 Calauan (Laguna) residents hired on the spot at a job fair
- 25 residents received training in landscaping
CENTEX
-39 students from the first batch of 75 CENTEX Manila students have completed college
-Principal and Teacher Training

ALI supports HERO foundation, a non-profit organization that provides educational support to
orphans of military personnel
Local hiring for various construction projectsNuvalis local hiring quota from host barangays,
Bgy. Sto. Domingo in Sta. Rosa, Laguna, and Bgy. Canlubang in Calamba, Laguna has been
increased from 70% to 90%..

Step 5: Identifying Resources and Determining Urgency

ALI invested P104.3M in environmental protection and P22.5M for remediation and restoration
of habitats

Step 6: Gaining Stakeholder Feedback
