DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Absolute Sale, made and entered this 10th day of December 2015, in Butuan City,
AgusandelNorte, by and between:
JOYCE N. DIMAGIBA, of legal age, Filipino, single, and a resident of Barangay
Dumalagan,Butuan City, Philippines, hereinafter referred to as the VENDOR;and
SEGUNDA V. KATIGBAK, of legal age, Filipino, and a resident of 911 Sulpicio St., Luz Village,
Butuan City, Philippines, hereinafter referred to as the VENDEE.
WITNESSETH: THAT
WHEREAS, the VENDOR is the registered lawful and actual possessor of a certain parcel of land
with TCT No. T-9132 situated in Barangay Dumalagan, Butuan City, and more particularly described and
bounded as follows:
A parcel of land (Lot 2743-K-7-A), situated in Barangay Dumalagan, Butuan City. Bounded on
the N., along line 1-2 by Lot 2743-K-7-B; E., along line 2-3 by (existing road) Lot 2743-K-7-B; S., along
line 3-4 by Lot 2743-K-7-B; W., along line 4-1 by road Beginning at a point marked by 1on the plan from
BLLM No. 41, Pls-22, thence:
S. 70 deg. 52 E., 93.03m to point 2;
S. 30 deg. 34 N., 21.90m to point 3;
N. 77 deg. 34 N., 35.07m to point 4;
N. 00 deg. 43 W., 27.29m to point 1;
To the point of beginning, containing an area of ONE THOUSAND (1000) SQUARE METERS MORE OR
LESS. All points are marked on the ground by Conc. Cyl. Mons.
WHEREAS, the VENDOR is willing to sell and the VENDEE is willing to buy the above-described
real estate property;
NOW, THEREFORE, for and in consideration of the amount of FIVE HUNDRED THOUSAND
PESOS (P500,000.00), Philippine Currency, receipt in full is hereby acknowledged by the VENDOR to her
satisfaction, the VENDOR SELLS, CEDES, TRANSFERS and CONVEYS in a manner that is absolute
and irrevocable the above real property unto the VENDEE, his heirs, assigns and successors-in-interest.
The VENDOR warrants that she can transfer the title and possession of the aforesaid real estate
property to the VENDEE and that there are no other transactions pending registration with the Registry of
Deeds in Sta. Cruz, Laguna that will adversely affect the rights of the VENDEE.
THAT any and all expenses incidental to the registration and conveyance of the title from the
name of the VENDOR to the name of the VENDEE such as Transfer Tax, Documentary Tax, registration
expenses and the like shall be the sole and exclusive account of the VENDEE: provided, that capital
gains tax shall be for the account of the VENDOR.
IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF ABSOLUTE SALE this 10 th day
of December 2015 at the date and place first above mentioned.

foregoing instrument, and hereby acknowledged to me that the same is their free act and deed.

City, Philippines, for and in consideration of the amount of ONE MILLION PESOS (P1,000,000),
paid to me today by SEGUNDA V. KATIGBAK, Filipino, single and resident of 911 Sulpicio St.,
Luz Village, Butuan City, Philippines, do hereby SELL, TRANSFER and CONVEY absolutely
and unconditionally unto said SEGUNDA V. KATIGBAK that certain parcel(s) of land, together
with the buildings and improvements thereon situated in the City of Butuan, and more
particularly described as follows:
A parcel of land (Lot 2743-K-7-A), situated in Barangay Dumalagan,Butuan City.
Bounded on the N., along line 1-2 by Lot 2743-K-7-B; E., along line 2-3 by (existing road) Lot
2743-K-7-B; S., along line 3-4 by Lot 2743-K-7-B; W., along line 4-1 by road Beginning at a

It is hereby declared that the boundaries of the foregoing land are visible by means of
cement post;that there are no permanent improvements existing thereon; that the land is
assessed for the current year at P 17,000.00as per Tax Declaration No.033-8790, of the City
Assessor of Butuan.
The above described real estate, not having been registered under Act No. 496 nor
under the Spanish Mortgage Law, the parties hereto have agreed to register this instrument
under the provisions of Sec. 194 of the Revised Administrative Code, as amended.
