INFRASTRUCTURE:
WATER: 12” Main with up to 1.4 million gallons per day available through the
Muhlenberg Twp. Water/Sewer Authority.
SEWER: Up to 714,000 gallons per day capacity is available to the building which is
connected to the Muhlenberg Township Water/Sewer Authority collection
system. Reading Area Sewer Authority ultimately treats the sewerage and has a
sliding fee schedule for BOD and TSS limits. A Pump Station is on the property
which is the building owners responsibility to maintain however the Sewer
Authority pays for the electric to operate it.
GAS: Currently equipped with a 4” and 6” “Siamese Line” connection. Two meters are
in place. These High Pressure Mains operate at 50 p.s.i. average and can
supply up to 50 million BTU’s / hour.
Current service is from Gasmark.
Secondary service is GS Medium 800 Amp, 240 Volt 3-Phase with a Met-Ed
owned 300 kva Transformer
CEILING HEIGHTS / CLEAR: Manufacturing area - 28’ 10” at peak, 25’ 2” at eave
Warehouse area - 32’ 7” at peak, 29’ 6” at eave

MISC. EQUIPMENT: A Liquid Propane filling station is located at the rear of the property for the filling of
Tow Motor fuel tanks.
All equipment related to the Bottling operation is owned by the existing Tenant and
will be removed prior to delivery of the Subject Property. This lease ends October,
2009
TRUCK DOCKS: 51 Docks total.
33 serve the Warehouse and 18 the Manufacturing area.
Docks are 8’ W x 9’ H (one is 10’ H) and feature SERCO Seals, Bumpers, Locks, Light
Signals, 35,000 Lb. Levelers and a rain canopy. Dock courts feature concrete dolly
pads and are 120’ to 190’ deep.
AGE/ HISTORY: The Manufacturing Area was built for Wetterau Foods, a Food Distribution company in
1986.
Premium Beverage Packers took over the building in about 1992. The Warehouse and
office was added in 1993.
Premium Beverage Packers sold to Power Packaging thereafter and the plant operated
until June 2, 2009.
MISC. TAXES:
Business Privilege Tax is $1.00 per $1,000 in gross Wholesale sales + $1.50 per
$1,000 retail sales.
