RENTAL AGREEMENT

THIS AGREEMENT OF TENANCY is made and executed at on this day of between:

(Which expression shall mean and include his heirs, executors, administrators legal
representatives and assigns) of the ONE PART:

TENANT (Which term shall mean and include his heirs, executors, administrators,
legal representatives and assigns) of the ONE PART
WHEREAS, the LAND LORD is the sole & absolute owner of the residential premises
( hereinafter called the FLAT), which is more fully described in the Schedule,
Hereinafter referred to as Schedule premises. And Whereas the TENANT approached the
LAND LORD to take in Rent Agreement/rent the Schedule premises and LAND LORD
having accepted this offer has agreed to Rent out the Schedule premises, in consideration
of the rent subject to the agreed terms and conditions mentioned below.
NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:
1. The Rent shall pay a monthly rent of per month which excluding maintenance
charges, and further agree to pay it on 2nd of the beginning of the month .
2. The TENANT has deposited with sum of Rs.) by way of RTGS , the security
deposit, the said sum shall not carry any interest but refundable to the TENANT on
the termination of the TENANT post recovery of any overdue rent and any other
damages or charges both mutually agree to settle.
3. The RENT AGREEMENT shall be for a period of 12 (Twelve) months
Commencing from It will carry for another year unless both or either of the party
expresses to terminate the Agreement. Extension subject to change of Rent amount
depending on the prevailing Market Rate.
4. The TENANT has to pay One month of rent if any events of vacating the premises
before expire of this agreement.
5. Either the party must give 2 months notice if the premises had to be vacated before
the expire of the agreement

6. The LAND LORD will refund the security deposit to the TENANT as and when
the TENANT delivers vacant possession of the premise to the LAND LORD after
deducting arrears of rent,maintenance, electricity charges or damages if any,
caused to the Schedule premises and Fixtures,
7. The TENANT shall be keep the said premises in clean, tidy and Tenantable
conditions. The TENANT shall be using the said premises only for residential
purposes.
8. Any alteration to the said premises shall not be carried over without the written
consent of the LAND LORD.
9. The TENANT shall not sub-let the said premises in part or whole thereof to
anyone.
10.The LAND LORD shall have the right to terminate the tenancy if the TENANT
fails to pay the rents regularly for a consecutive period of two months or commits
breach of any of the terms herein and take possession of the residence.
11.The TENANT should hand over the premises in the same condition as it was given
for rent. If any damages TENANT shall pay the charges for the repair, and at the
time of vacating the said premises TENANT shall pay the painting charges.
12.The RENT AGREEMENT shall be renewed for further period/s mutually agreed
between the parties the terms and conditions to be specified.
13.The TENANT has agreed to pay Electricity Charges as per Unites Consumed
Meter for the flat and Apartment Maintenance charges to the Society as applicable.
14.It is hereby agreed that one-month notice on either side is required for the
termination of tenancy.
15.That on observing the terms and conditions stipulated herein the TENANT shall be
entitled to peaceful and quite enjoyment of the Schedule premises during the Rent
Agreement, without any interference either from the LAND LORD or anybody
under him.

16.The TENANT and LAND LORD have agreed to co-operate mutually with each
other for property implement of agreement.
17.The jurisdiction for legal matters shall be the Bangalore city.

All the piece and parcel of portion of the FLAT bearing, Flat bearing 203, M S Homes,
GM Palya, , Bangalore 560075 consisting of Two bedrooms, Hall, Kitchen, Two
bathroom cum toilets with the necessary fittings, one Drawing Room, three balconies in
said premises, Four wheeler parking at Basement floor and Fittings mention Hereunder,
