Telephone
Contact your preferred carrier service to arrange connection of telephone and supply of
handset(s) if required. The carrier service technician may require access to the main
distribution board and the communication board on floor level next to your lift lobby to
connect your phone line, please contact your strata company should a technician require
access.
Note: A one off connection charge may apply
Your apartment is wired with telephone outlets as per the building specification. All of the
outlets are wired together initially, so if you have one phone line installed, all of the outlets
in the apartment will be active. Should you require additional lines/phone number, all of the
cables are terminated at a small MDF board located in a cupboard in your apartment and
can be configured by a technician.
3.2
Electricity
Contact Synergy to arrange updating of records and billing of electricity to your apartment.

The switchboard is located either in the entry area of your apartment or in the passage way
to your bedroom.
3.3.
Gas
Gas supply will be organised by the strata company. Gas usage by each apartment is
individually metered. The strata company will read the meters and bill each apartment for
gas used.
3.3
Cold Water
Please contact the Water Corporation on 13 13 85 to update your billing details as annual
water rates will apply for your unit.
Please note that water usage is metered by a common meter and covered in strata levies.

4. Security
4.1
To access doors with security readers simply swipe the back of your remote control on the
access reader panel and push the door gently. Security access door are located at the
following locations:

Mail Room
Note: Your common area key will open these doors should you not have your remote control
on you.
The amount of time the doors stay unlocked is controlled by the main system and can be
lengthened or shortened when required, please contact the strata company should you
wish to have this time extended.

Should you require additional remote controls, please contact the Strata Company. This is
done as a security measure so that a record can be maintained of who has been issued
remote controls so that lost/ stolen remotes can be deleted from the system.

As well as being recorded for security purposes, the cameras are fed into the TV system for
your convenience.
The cameras are modulated to the UHF frequency band. You can tune them in on your TV
or call a qualified technician to set it up for you.

5. Electricity
The Electricity supplied to your apartment is individually metered. Supply is provided via the
switchboard located within your apartment. The board is fitted with circuit breakers to each
electrical circuit which may trip out if a fault develops in an electrical appliance.
If a trip should occur, isolate the power to the appliance, turn the circuit breaker to the on
(up) position, and push the reset button on the safety switch.
If the circuit breaker still trips out, then an electrician should be called to rectify the problem.
Your electrical meter is located in the Telephone / Electrical cupboard on your floor level
next to Staircase 1. Please refer to the reference diagram provided in appendix A labelled
TEL. ELEC. for the location of your electrical meter.
Should you require access to your electrical meter please contact your Strata Company.
Access to the electrical cupboard should only be accessed by a qualified electrician.

7. Air-Conditioning
The air-conditioning system supplied to your apartment is a ducted reverse cycle air
conditioner. A wall mounted controller allows you to control the on/off function,
increase/decrease the temperature in your apartment and to alter the air flow. Please read
through the operating and instruction manual provided in your welcome folder first before
using.
To maximise the efficiency of your air conditioning equipment you must undertake regular
maintenance and filter cleaning. Filters are located at the return inlet of the ac fan coil unit
in the ceiling space.

8. Ventilation System
8.1
The Bathroom, toilet, and, (if applicable) en-suite of your apartment are mechanically
ventilated to the outside by an exhaust fan mounted in the ceiling. This fan is activated by
a switch located at the entry of the bathroom. It is necessary to first switch it on in order for
the main light in these rooms to operate. After vacating the room, leave the fan on to
exhaust stale air for 5 minutes to avoid condensation.
When operating a clothes dryer, leave the door open and the fan on.

Rangehood
Ventilation for the rangehood is activated when the rangehood is switched on. The expelled
air is taken out of the apartment by ducts in the ceiling space. These are not the same
ducts as used by the bathroom exhaust system.

9.1
If you wish to stop the supply of hot water to your apartment for any reason, this can be
achieved by turning off the stop valve. The stop valve is located in the hot water unit
cupboard.
9.2
Tempering Valves
A tempering valve has been installed in your apartment in line with current building
regulations. The hot water supplied to the bathroom and en-suite taps is preset to 45
degrees Celsius. The tempering valve, which mixes cold water to the hot, is located as
shown on the apartment plan provided in appendix B. The valve should not require
occupier maintenance and any problems associated with the hot water supply should be
checked by a registered plumber. You will find their contact numbers in the front of this
manual.

The water isolating valves for the cold water supply are located as shown on the apartment
floor plan. Please refer to the apartment plan provided in appendix B. Each isolating valve
is labelled with the appropriate apartment number.
It is recommended that you familiarise yourself with the location of the isolating valve for
your apartment.

Activation of fire alarm will cause the Fire Brigade to be called automatically. It will also
activate the tower stairwell pressurisation system.
12.2
Fire Sprinklers
In the event of a fire near a sprinkler head, heat generated by the fire will cause the
sprinkler to activate.
If a sprinkler is activated, a fire alarm will also be raised and the Fire Brigade will be called
automatically
Sprinkler heads must be protected from damage. Do not hang anything from the sprinkler
heads. This may result in sprinkler head malfunction and cause water damage to your
apartment.
12.3
Evacuation Procedures
In the event of a fire alarm, a loud warning alarm tone will sound from the speakers located
in the lift lobby area and in your apartment. This will be followed by a tape message of
about 20 seconds, followed by tones, followed by tape message etc. This tape message
will indicate evacuation of the building.
On hearing a fire alarm you should alert all occupiers in your apartment, turn off all gas and
electrical appliances and prepare to leave the apartment. You should leave the apartment
and exit the building no later than when the evacuation tone sounds as there may be
malfunctions during the fire. Please note that the tower stairwell pressurisation system will
be activated and there will be changes in air pressure when you open the fire escape door.
Do not use the lift in the event of a fire alarm. Evacuate via the stairs

Smoke detectors are fitted in your apartment and when activated will not cause a general
fire alarm. Electricity is supplied off the mains to each smoke detector and in an event of a
power failure a backup battery is also fitted. It is important to replace the backup battery as
per the manufacturer instructions. Please read through the operating instructions carefully
provided in your welcome folder.
12.5
Fire Hose Reels are located in cupboards in corridors and exposed on walls in the carpark.
These cupboards are clearly labelled. The locations of Fire Hose Reels for each floor are
shown in Appendix A and the occupier should become familiar with these locations.
Hose-reels are strictly used for emergency only and not to be used for general purposes.
12.6
Fire Hydrants
The locations of Fire Hydrants for each floor are shown in Appendix A. These are for fire
brigade use only and under no circumstances should be used as it will activate the fire
fighting and warning systems in the building.
12.7
Fire Doors
Fire escape doors are clearly marked and must not be held open or obstructed in any way.
Some fire doors have alarms and will activate when open.

The bin chutes drops into a Rotobin 5000 located in the ground floor bin room. Rotobin is a
cost effective and reliable, fully automated 5-bin compactor, specifically designed to
improve waste management in your building. As the bin is filled, a photoelectric beam
activates the compactor ram, achieving a compaction ration of 3:1. When the bin is full the
compactor base will automatically rotate one position, bringing an empty bin under the
chute. It is entirely automatic in operation apart from the loading and unloading of a
standard 240 litre wheeled bin.
Residents should note the following when using the bin chute:
1. Under no circumstances should residence use the bin chutes for the disposal of glass,
plastic bottles, newspapers, tin cans and large bulky items such as cardboard boxes,
pizza boxes, general electrical goods and furniture. Failing to follow these rules will
result in the bin chute being blocked.
2. All rubbish should be placed or wrapped in a suitable material before being disposed in
the bin chute. No loose items should be placed in the bin chute.
3. As recycling bins have been provided please ensure that you separate your rubbish
and any recycling is brought down and placed inside the bins with the yellow lid located
on the ground floor bin room. Do not place recycle items in the bin chute!
4. All large items and cardboard boxes should be brought down to the bin room to be
broken down and cut down to a suitable size to fit in the recycling bin. Large boxes
should not be left whole in the bin storage area as they will not be taken by the council
refuse service.

The TV system is a central system with the antenna on the roof of the building. We have
taken all efforts to supply a clear and crisp TV picture, however due to atmospheric
conditions and future developments outside of our control, the picture quality may vary from
time to time. If this should occur, contact the strata company and report the fault.
The Pay TV Foxtel system is designed and installed as per the current Foxtel
specification at time of construction. To have a Foxtel service installed in your apartment,
please contact Foxtel customer service for assistance and quote your apartment number
and address.

To access the doors to the communal facilities please use your common area key.
16.1
Sauna
The sauna has two operating knobs pictured below (Fig.1) and (Fig.2)

You can set the heater to operate immediately by turning the timer knob (Fig.1) to the 1-4
hours intervals (pink). To preset the heater, simply turn the knob to anywhere between 1-8
hours, when the specific number of hours is reached, the heater will start running and stay
on for up to 4 hours.
You can adjust the temperature of the sauna by turning the temperature knob (Fig.2)
Do not pour any substance onto the rocks other than water as this will cause
damage to the unit.
16.2
Pool / Spa
To activate the spa jets simply press down one of the air switches located on the floor right
next to the spa. The jets will remain on for a set time before turning off.
Do not add any foreign chemicals such as shampoos or bubble bath to the spa as this will
cause the chemicals in the water to be unbalanced becoming hazardous to human health.

Meeting Room
Please contract your strata company for access to this room as a booking system may

Never run the pump dry! Running pump dry may damage seals, causing leakage and flooding.
