project following on from the signing of the UKChina MoU for infrastructure cooperation.
The total planning area of Airport City Manchester
comprises of approximately 500,000m2 GFA, with a total
development cost of 650m and total value of 800m.
The site encompasses offices, advanced manufacturing
and logistics facilities, along with hotels and ancillary
retail. Directly adjacent to Manchester Airport, it is
perfectly positioned for the UK, Europe and the world.
It boasts unrivalled connectivity, and enables

a total of four airports: Manchester, London
Stansted, East Midlands and Bournemouth.
Manchester Airports Group developed the
concept of Airport City Manchester as the
first Airport City in the UK. The creation
of Airport City transforms the airport from
a transport hub to a business destination,

route network and capitalises on the major
investment in transport infrastructure

An Enterprise Zone is a Government support area,


specially allocated for business. They are designed
to support new and existing businesses by offering
incentives. There are currently 24 Enterprise Zones
in England.
The Manchester Enterprise Zone offers reductions in
Business Rates, Superfast Broadband and an accelerated
planning system so that developments can happen
quicker. By locating your business at Airport City
Manchester, you can claim up to 100% Business Rates
relief (worth up to 275,000) over a 5-year period.
The Enterprise Zone is also an Assisted Area, this
means that businesses can apply for grant funding
for development, including up to 10% of the costs of
buildings, 60% of the cost of training and 35% of the cost
of research and development investment. Businesses at
Manchester Enterprise Zone can also enjoy enhanced
capital allowances. This allows them to write off up
to 100 Million against corporation tax for qualifying
investments in plant and machinery.

witnessed the launch of a 130m China Business
District Wuhan Square and Shenzhen Gardens.
Economic and investment cooperation between
China and the UK has produced fruitful results in
recent years. Chinas investment in the UK in the past
three years is three times that of the past 30 years
combined, with infrastructure being a highlight.
Airport City Manchester is the first project to have
materialised since our two countries signed an MoU on
infrastructure cooperation in 2011. It is also the first major
infrastructure project in the UK with the involvement of
a Chinese company in the form of equity investment.

A 480 bed hotel, designed to BREEAM Excellent


standards and appropriately situated next to Terminal
Two, offering flexible development options, including
a reduced room size aimed at overnight stays, the
traveller option as well as a standard, traditional room
configuration. The scheme provides 480 keys over two
phases, assuming 252 rooms in a standard configuration
in phase 1 and 228 in a traveller configuration in
phase 2 (reduced room sizes). The project could be
delivered as either model, or as individual phases only.
Both blocks are linked to a future public route which
connects phase 1, at a high level, directly to the Terminal
building, and phase 2 to the sky bridge, illustrating the
variety of access options that will be available to the site.
Architecturally, the two phases are clad in the same
system of glazed terracotta in complementary
colours, with opportunities for branding on either
end of the buildings, which will be highly visible
from the main approach to the Airport.
