Theundersigned,
SSH,establishedandhavingofficesinUtrecht,hereafterreferredtoas:
SSH
and
PetruMitu
takingintoconsiderationthefollowingconditions
a. TheSSHisanauthorisedinstitutionintermsoftheHousingact,andhasa
specifichousingstockprimarilyintendedtobeleasedtothosestudyingatone
oftheeducationalinstitutionsinTheNetherlands
b. TheSSHhasintendedapartofitshousingstockspecificallyforshortstay
leasing,i.e.lettingoutonatemporarybasisparticularlytoforeignstudents,
staffmembersorguestlecturersandresearchersatseveraleducational
institutionsinTheNetherlands,andinadditionnotonlytocompaniesthat
requiretemporaryaccommodationforforeignemployees(socalledexpats),
butalsotopeoplethatneedtemporaryaccommodationduetounforeseen
circumstances
c. TheSSHregularlyreceivesrequestsviaaneducationalinstitutionorotherwise
fromforeign(exchange)students,foreignemployees,guestlecturersor
academicresearcherswhowanttoeitherstudyorworkatsaideducational
institutionorcompanyforalimitedperiodofatmostoneyear.Thereisno
intentionontheirpartofsettlinginthelocationoftherelevanteducational
institutionorcompanyforalongerperiod,astheaimistoreturntotheirplace
ofresidenceassoonasaparticularobjectivehasbeenrealized
d. Inaddition,theSSHwishestooffertemporaryaccommodationtothosewho,
forreasonsoftheirown,haveindicatedbeinginaseriouspredicament
regardingaccommodationandurgentlyneedtemporaryhousing.TheSSH
alwaysensuresthatprospectivetenantsareinformedofthetemporarynature
oftheagreementandwithaviewtomeetingagrowingneedfortemporary
accommodationhavesetupaspecialdepartmentcalledSSHShortStay
e. InregardtotheabovementionedrequesttheSSHispreparedtoprovide
peoplewithtemporaryaccommodationundertheconditionsspecifiedin
sectionsb,candd,towit:foralimitedperiodoftimeandunderspecific
conditions

f. Thisparticular(unusual)formofaccommodation,alsoreferredtoas"short
stayaccommodation",involvestheprovisionoffullyfurnishedandfitted
rooms/apartmentsthatareequippedwithfacilitiesthatwouldcomparewith
thoseprovidedinaholidaycottage/vacationhome,suchas24hourcalamity
service,supervision,andvariouscleaningfacilities
g. Thisformof"shortstayaccommodation"isthuslinkedtoeachofthetenants'
objectivesasmentionedabove,whichmeansthatonthedayagreeduponfor
theleasetoexpireatmostoneyearafterthedateofcommencementthe
tenantistoleavetheroom/apartmentwithoutanyclaimtoalternative
accommodation
h. Consideringtheunusualnatureofthemannerofaccommodation,linkedto
thespecificobjectiveforwhichthetenantistemporarilystudyingorworkingat
aneducationalinstitution,orforwhichthetenantneedstemporary
accommodation,theSSHShortStayhousingagreementhastobequalified
asbeingoneofshortdurationtowhichneithertheregularrentprotection
measuresnortherentalcostsprotectionactapply
i. Thetenantacknowledgestheunusualnatureofthisformofaccommodation
anditstemporarycharacterandagreesthathe/shewillleavetherented
premisesnotlaterthanthedaythatthisleaseexpiresat10.00h.inthe
morning
j. ConditionsofhousingandhouseregulationsapplytothisSSHShortStay
housingagreement.TheseconditionsandregulationsarepartofthisSSH
ShortStayhousingagreementandareshowntohavebeenseenand
approvedbythetenantbymeansofeitherhis/hersignatureonanauthentic
applicationformoranelectronicsignatureviatheonlineapplication
procedure
Declaretohaveagreedtothefollowing:
Article1
Allthatwhichisstatedaboveinthepreamble,ishereconsideredtoberepeated
andinserted.
Article2
TheSSHleasestoPetruMituaroom/apartmentsituatedatWinschoterdiep46
C1469723ACGRONINGENfortheperiodforwhichthetenanthasappliedfor
accommodationandforwhichpermissionhasbeengranted,withamaximumof
oneyear.
Article3

Thetenantherebydeclaresthatifapplicablestudy/workwillinvolveaspecific
limitedperiodsothattheSSHShortStayhousingagreementwillcommenceon
15Aug2016at14.00hintheafternoonandendon30Jun2017at10.00h.in
themorning.
Article4
TheSSHShortStayhousingagreement,beinganagreementofshortduration,
endson30Jun2017at10.00h.inthemorningwithoutnoticeinthisregard
beingrequired.
Article5
Section1AssoonastheSSHShortStayhousingagreementexpiresas
describedaboveunderarticle4,thetenantisrequiredtomaketherented
room/apartmentavailabletoSSHinthestateinwhichhe/shefounditwhengiven
thekeysofsaidrentedroom/apartmentonthefirstdayofabovementionedlease.
Section2Asstipulatedinarticle5,section1:Ifsaidtenantdoesnotvacatethe
accommodationonthefinaldate,thetenantwillhavetopayafineof100,per
dayforeachdayhe/shecontinuestooccupytheroom/apartmentafterthefinal
dateofsaidlease.Thisamountistobeclaimeddirectlybythelessor.
Article6
Thehousingcosts,whichamountto449,00permonth,mustbemadepayable
toSSH,IBANcode:NL77INGB0003614600BICcode:INGBNL2A,beforethe
firstdayofeachmonth,withtheinclusionofthetenant'ssurnameandaddress.If
youdonotpayintime,SSHShortStaymaycallinadebtcollectionagency.All
additionalexpenseswillberecoveredfromyou.
Maintenancecommitments
Article7
Thelessorwillfixallvisibleandinvisibledefectswhichmayobstructorseriously
hampertheuseoftherentedroom/apartment.Saidlessorwillperformallthe
maintenancethatmaybenecessaryforthedurationoftherentalperiod.
Article8
Section1
Thetenantisnotpermittedto:
whitewashorpaintorwallpaper
carryoutanysmallmaintenancetoeitherfastenings,locksortotheelectricity
carryoutmaintenancetothewatersupplyoritsfacilities
replacebrokenwindows

unblockthekitchensinkordrainpipes
drillholes
doanyothermaintenancework
Section2
Thetenantwillbeheldaccountableforanyrepairsresultingfromgross
negligence,untidiness,neglect,orroughwaysofinhabitingtheroom/apartment.
Article9
Thetenanthas5workingdaysaftercollectingthekeytoreportanyrepairsor
missinginventory.Afterthistermthetenantwillbeheldresponsibleforanycosts.
Additionalconditions
Article10
Thetenantisnotallowedtokeeppets.
Article11
Thetenantagreestothepaymentofdamagesthathe/she,oranybodyforwhom
he/sheisresponsiblesuchashis/hervisitors,hascaused.
Article12
Thetenantagreestokeephis/herroom/apartmentandpertainingcommunal
areascleanandtidyduringhis/herstay.
Article13
SSHwillterminatetheSSHShortStayhousingagreementwithimmediateeffect
withoutanywarningornoticeofdefaultbeingnecessaryincasesof:
seriousinconvenience
theuseofdrugs
publicdrunkenness
mechanicalnoisenuisanceafter22.00h.
actsthatareincontraventionoftheCriminalCode(WetboekvanStrafrecht)
and/ortheSSHShortStayhousingagreement.

Article14
Thetenantisawareofandagreeswiththestipulationthatinthecaseof(rental)
paymentarrearsoranyotherproblematicsituationthatmayarise,thelessoras
farasislegallypermittedisentitledtoobtaintherequiredspecificand/orprivate

information(suchasatenant'shomeaddress)fromtherepresenting
institute/organisationintheNetherlands.
Terminationoftheagreement
Article15
Thetenantisrequiredtovacatetherentedroom/apartmentonthelastdayofthe
SSHShortStayhousingagreementby10.00h.inthemorningatthelatest,and
mustleavetheaccommodationbehindinthestateinwhichitwasfoundwhen
firstoccupyingit.
Electingdomicile
Article16
FortheimplementationofallmattersregardingthisSSHShortStayhousing
agreement,thetenantelectsdomicileintherentedroom/apartmentuptoand
includingthelastdayoftheSSHShortStayhousingagreementat10.00h.in
themorningatthelatest.
Conditionsofmediationandhouseregulations
Article17
PriortosigningthisSSHShortStayhousingagreementthetenanthasseenand
approvedtheapplicableconditionsofhousingandhouseregulationsonline.The
conditionsstate,amongotherthings,informationaboutpossiblecancellation.
TheconditionsofhousingandhouseregulationshavealsobeenstatedonSSH
ShortStaywebsite:www.sshxl.nl/en.
Article18
Thetenantstatesthathis/herannualincomeisbelow34.911,00oran
equivalentsuminanothercurrency.
Article19
Thetenantdeclaresthathis/herhouseholdconsistsofoneperson.
SSHdeclaresthattherearenoreasonstoquestiontheaccuracyoftheabove
mentioneddeclarationsofthetenant.
