VoteNOonMeasureM1.Itwaspushedontheballotbyoutoftowninterestsandcreatesanunproven,
massivenewbureaucracythatwillcostAlamedaresidents$3.7millionperyearandmaynotsolvethe
affordabilityproblem.

Step2:
VoteYESonMeasureL1.ItwontcostAlamedaresidentsanythingandprovidesabalanced,common
senseapproachtothehousingaffordabilitycrisisthathasbeenproventowork.MeasureL1willkeep
rentsstable,endmassevictions,andpreservehousingoptionsforallAlamedans.

MeasureL1wascreatedwithinputfromtenantsandlandlordstoprotecttenantsandallowproperty
ownerstomaintainandimproverentalhousing.

Alameda,likeothercitiesintheBayArea,isfacingahousingshortage.Asadiversecommunity
representingmanybackgrounds,weneedtoactresponsiblyandsensibly.Neitherinitiativeproduces
onemoreunitofhousing.ItwillNOTlessenthedemandfornewresidentswhowanttoliveinourcity.
Instead,rentalrateswillgoUPbecausesupplywillfurtherdecrease.
Ourmostvulnerablelowincomeresidentshavenoguaranteeofbenefittingfromtheserestrictions.
Withonlyaverylimitednumberofvacantunitsonthemarket,itisclearthatthosemostinneedwillbe
leftout.
Smallmomandpopownerswillfacemassiveredtape,fees,andbureaucracyifthesemeasuresshould
pass.Costsgoup,buttheamountchargedisfixed?Howcansmallpropertyownerssurviveonthat
formula?Theycant.Andifthesemeasurespass,smallownerswillbepushedtoselltolarger
developmentcompanieswhoselongtermgoalwillbetoteardownourheritageVictoriansandreplace
themwithlargeboxbuildings.
Smallrentalpropertyownershaveahistoryinourcity:raisingfamilies,stabilizingneighborhoods,caring
fortheirelders.Addingpunitive,costlymeasuresthatattacktheseownersrighttoremaininbusiness
andsaveforretirementwillnotsolvethisproblem.Letsstartoverwithsomesensiblesolutionsthat
valuesmallbusinessrentalhousingprovidersandresidents.Preserveourneighborhoodsand
communities.
