that can pay a host of


dividends, both for the
planet and the people doing the
gardening. Healthy plant life can
help clean the air by absorbing
carbon dioxide and various air pollutants, while the act of gardening
can help gardeners combat stress.
Published in 2011 in the Journal
of Health Psychology, a study from
researchers in the Netherlands
found that gardening promotes
relief from acute stress. In the
study, two groups of participants
were asked to complete a stressful
task and then instructed to either
read indoors or garden outdoors
for 30 minutes. After 30 minutes,
the latter group had lower levels
of the stress hormone cortisol and
even reported being in a better
mood than the group instructed to
read indoors.
But gardening does more
than just provide gardeners with
a reason to spend some time

relaxing outdoors in an effort to


relieve stress. Gardeners who raise
certain plants may be able to bring
those benefits with them when
going inside as well. According to
an article published in the journal
Environmental Health Perspectives
in October 2011, houseplants can
work wonders when it comes to
improving overall health, removing
toxins from air, soil and water by
metabolizing some toxic chemicals
and releasing harmless byproducts
while sequestering such toxins
by incorporating them into plant
tissues.
Clean indoor air is important
for everyone, but especially so
for those people who suffer from
respiratory ailments like asthma.
In fact, the American Academy of
Allergy, Asthma and Immunology considers indoor air filtration
an essential part of any strategy
to improve respiratory health. But
filtration systems and air purifiers
are often not enough, and those
who want the air in their homes

to be as clean as possible may


benefit from introducing certain
houseplants into their homes. The
following are a handful of plants
that can help to improve indoor air
quality.

aloe vera
Aloe vera might be most often
associated with hand creams and
hand soaps, but the aloe vera
plant, a succulent that even novice
gardeners should have no problem
growing, can clear indoor air of
formaldehyde and benzene, two
common byproducts of chemicalbased cleaners many people use in
their homes.

spider plant
Spider plants are resilient, and
that makes them great houseplants for busy men and women
who tend to be forgetful when
caring for their plants. In addition,
spider plants are pet-friendly and
can be used to combat benzene,

carbon dioxide, formaldehyde and


xylene.

NASA researchers exploring the possibilities of long-term
space habitation found that certain
houseplants were more effective at
cleaning air inside energy-efficient,
non-ventilated buildings than others. One such plant was English
ivy, which can effectively combat
the formaldehyde found in certain
household cleaning products.

bamboo palm
Bamboo palms also found their
way onto NASAs list. Bamboo
palm plants thrive indoors, where
they are especially effective at
filtering out the chemicals benzene
and trichloroethylene.
Gardening has been proven to
be a soothing hobby that can help
gardeners reduce stress. But the
health benefits of gardening can
extend indoors as well.

different methods of determining
what it is.
A homeowner could order an appraisal before they put their home on
the market but would incur the expense of an appraisal and more likely
than not, it wont or cant be used by
the buyer or their lender. The advantage is that an appraisal is a professional approach by a disinterested

appraisers use three approaches to


value: the market data, the replacement cost and the income approach.
The appraiser can put more weight
on one approach than another based
on his/her assessment of what would
be appropriate.
The market data approach relies
on recent sales of similar properties near the subject. The appraiser
will make monetary adjustments for
differences in the comparables for a
more accurate comparison.
The replacement cost looks at
what it would cost to rebuild the
property today less the depreciation
it has experienced by age, wear and

tear, plus the value of the lot.


The income approach uses a
capitalization rate based on the net
operating income of a property to
determine value. It is more applicable
to commercial properties than it is for
homes used by homeowners.
Real estate agents use a similar
approach to determine fair market
value by performing a Competitive
Market Analysis, CMA. Like the
market data approach of an appraisal, it looks at recent sales of
similar properties, it also considers
properties currently for sale and
what homes were unsuccessful in
their attempt to sell. This approach

is sensitive to supply and demand


and may be more reactive to rapidly
rising or declining markets.
Both appraisals and CMAs have
a distinct advantage because of the
personal opinion from professionals
compared to online website estimates
using raw data and mathematical formulas. Regardless of which method is
used, it is an estimate.
Obviously, some estimates are
more accurate based on the experience of the person making the
estimate. A price is placed on the
property by the seller but value is
ultimately determined by the buyer
when a final sale is achieved.

and will save you money and energy
year round.
When thinking about energy savings, homeowners first concern is their
air system, but improper insulation and
improper air sealing lets the warm air in
your home escape. Imagine wearing a
coat with a hole in it it is letting the
warm air out and allowing the cold air
in. Jeannine Miller from Millers Insulation, a local company that has been in
business in Albuquerque for 31 years,
says proper insulation and air sealing
can give people consistent comfort in

weather and the beauty of autumn.

trees, pool owners must prepare to
close, or winterize, their pools.

Make a list of the supplies you need
to close the pool. Having everything on
hand will make the process far more
efficient than trying to wing it. Closing
a pool can be a large job, so it pays to
have some extra hands available. Enlist
some helpers who will be available to
hand you materials or to assist with
placing the cover on the pool which
can be challenging to do on your own.

season will also be needed in the winterization process. Therefore, be sure

plenty of crevices where algae can hide
and multiply.

Leading pool products manufacturer Hayward recommends adjusting
the pH to between 7.2 and 7.8 to prevent stains, scaling and algae growth.
Alkalinity should be 80 to 125 ppm for
plaster/gunite pools and 125 to 150
ppm for other pool types. Test the level
of available chlorine, and super-chlorinate the pool to maintain a sanitation
level of at least 4 ppm.

Once the pool cover is on, the


amount of chlorine that escapes due to
sunlight and evaporation will decrease.
An algaecide may be used, if desired,
as well. In very cold climates, a poolwater antifreeze may be necessary.

for more information.

before disassembling the filter for the
season. This will help circulate any
chemicals added through the water.

Water should fall just below the skimmer opening. Many pools do not need to

Remove any ladders, diving boards,
slides, external drain lines, and other
recreational materials from the pool,
storing them in a garage or shed so

harsh winter weather.

roughly 80 percent full
Gather your helpers to attach the
pool cover or leaf catcher net. Secure it
thoroughly with anchors, water bags,
wire fasteners, or whatever method is
applicable for the cover and pool type.
Remember, a quality pool cover will last
for several years and keep leaves, dust and
other unwanted items out of the water.
Come early autumn, homeowners can
begin closing their pools to keep them
secure and clean until the next swimming season begins.

Our legacy is high end, he said. And


that comes from the auction house. Thats
the brand. We are noted for the best in so
many things: the art, the wine and everything from jewelry to real estate. When
you think about it, people that have great
art collections have great homes in which
to display that art. Its kind of a natural
synergy.
Synergy is a big deal in a place like
Santa Fe, but Antonsen said the realty
arm of the brand is more than simply a
showcase for $1 million-and-up homes. I
like to say that we are price agnostic, he
said with a chuckle. We deal in all price
ranges. In Santa Fe, we have between 28
and 31 percent market share in all price
ranges. Not surprisingly, as the price level
increases, so does Sothebys percentage.
As the price points go up, our market share goes up, Antonsen said. The
beauty of the Sotheby brand is that Ive
come to find is that because we are price
agnostic, our clients get the same level of
service, whether its a $350,000 property
or a $3,500,000 property. And they get the
same exposure to our web sites and our
advertising programs.

theres a new technology coming on line

Antonsen said. That has changed real
estate. It has changed the way we present
it. So we have a 3-D video presentation
that weve started doing for our high-end
homes. Four or five are participating in
this right now.
Its a tool thats going to revolutionize
the way home selling is accomplished,
he predicted. You can look through the
house, Antonsen said. You can look at it
from the top down. You can start your tour
anywhere in the house and its the closest
thing to walking through a house without
actually being there. With many clients
are already whittling their searches down,
this will further home buyers winnow
through prospective properties without
actually having to visit them.

We already know the first tours occur
online and usually people will contact the
realtor and say, Ive got six homes Id like
to see. Rather than making appointments
and walking through those homes, I
would say within the next couple of years,
we can bring them into our conference
room, have them do a virtual tour of all six
homes and they may narrow it from six to
three. That saves a lot of time and saves a
lot of frustration for sellers who have to fix
up their homes to show it, only to be told
its not a fit. I think its going to be better
for the consumer. Its going to be easier for
the seller and its going to be easier on the
brokers long term.
Right now the technology is fairly
expensive, but as that operating cost

door, he said. Its going to change the
way we show real estate.

properties outside of Santa Fe to its listings,
Antonsen said. For instance, it represents
the Millicent Rogers estate near Taos, and
Sothebys is also making a bigger push into
the Albuquerque metro area, he said.
Albuquerque is a great business city,
he said. Its the best we have in New
Mexico. I know theyre bringing in new
businesses all the time. I know theyre very

business oriented. We are dipping our toe


in the water in Albuquerque through a
couple of agents. Marsha Adams is doing
very well in Albuquerque.
