Mr. STANLAY JONES W/o Mr. K.P. PAUL, aged about 39Yrs, Occupation:
Service, R/o H.No. 1-7-135/9/1/A, Zamistanpur, Musheerabad,
Hyderabad, presently working with Dr. Reddys Foundation, Somajiguda, Hyderabad
(HEREINAFTER CALLED THE TENANT) which term includes her heirs, successors,
Executors, Assignees and Administrators etc.
WHEREAS the owner is the full, absolute and sole owner of the premises
bearing Flat No. 14/13, Municipal No. 6-3-562/14, on Third Floor, Vijaya Apartments,
situated at Irrummanzil, Hyderabad 500082 A.P.
(Hereinafter called THE
PREMISES),
AND WHEREAS the Tenant wishes to take on lease the Premises, along with
electrical fittings & fixtures on the terms and conditions set out hereunder:

1.
THAT the tenant shall pay the rent Amount of Rs.10,000/- (Rupees Ten
Thousand only) per month to the owner or any person under the direction of the
owner on or before 5th of English Calendar month and shall obtain the receipt of the
same from the owner.
2.
THAT the lease shall be for a period of eleven months commencing from 21st
day of September, 2008 and deemed to be continued if both the parties to this
agreement shall agree to continue for a further period with the mutual consent. In
case of extension of the lease period the tenant shall increase the rent @ 5 % over
and above the current periods rent.
3.
THAT the tenant shall not sub let or otherwise deal with or part with the
possession of the premises or any right or interest therein without the prior written
consent of the owner.
4.
THAT the tenant shall keep & maintain the premises in good condition. That
the owner shall deliver the possession of the premises to the tenant in good
condition.
5.
THAT the tenant shall not make any structural additions or carry out any
alterations or additions to the premises without the prior written consent of the
owner. The tenant however shall be entitled to put any superstructures for external
decoration, fitting and furniture in the above said tenancy premises which can be
removed at the time of vacating the premises with her own cost.

THAT the tenant has obtained the tenancy premises only and exclusively for
residential purpose.

THAT the tenant shall not carryout in the Premises any offensive trade or

THAT on the expiration of the said period the tenant shall peacefully and
quietly deliver possession of the premises to the owner in as good condition as the
same shall be at the time of commencement of this rent agreement, reasonable wear
and tear being allowed.
9.
THAT the tenant shall enjoy the premises along with electrical fittings and
fixtures etc., during the said lease period without interruption by the owner or by any
other person lawfully claiming under him.
10.
That the tenant shall not obstruct the owner from inspecting the premises

That the tenant shall pay the Electricity charges and water charges,
Maintenance as per the Bills served by the respective departments and no bill shall
due for any amount at time of vacating the premises.
12.
That the owner shall pay all the Municipal Taxes and other payments to the
government or local authorities by way of taxes and the tenant shall pay any taxes
collected by such authorities

towards commercial Utilisation over and above the normal taxes collected for
residential purpose.
13.
(Rupees Seventeen Thousand Two Hundred and Fifty only) towards interest free
security deposit which shall be returned at the time of vacating the premises by the
tenant after adjusting towards loss or damages if any.
14.
THAT it is agreed that one months notice on either side be given for vacating
the premises from one party to the other. The tenant shall not object the owner from
showing the premises to any of the prospective tenants during the notice period.
15.
THAT any alterations in the above terms can be effected with mutual consent
by exchange of letters.
IN WITNESSETH WHEREOF the parties to this agreement have put their respective
hands on this agreement on this the day, month and year herein above mentioned.
