An easy DIY solution is to caulk
around windows, doors, and

energy through air leaks, so sealing your home is a worthwhile

in your space and enjoy the changes.

have alleviated a great deal of stress.

means updates that are neither taste

trend and continued to improve.
The 1,071 detached homes sold in
August 2016 represented a 9.1 percent
increase over the same period last year
while townhomes and condo sales
increased 7.9 percent. During the same
period, pending sales of detached
homes this August increased 24.2
percent but decreased 4.1 percent for
townhomes and condos.

While the total inventory of


homes for sale in the Albuquerque
metro market was down 16 percent
compared to the same period last
year, newly listed homes rose for
the first time in several months.
The 1,541 homes listed for sale in
August represented 4.2 percent
year-over-year increase.
The median sales price in the metro
area increased 1.6 percent to $190,000
for detached homes and 4.1 percent to
$139,500 for townhomes and condos.
The average sales price for detached
homes also increased by 1.6 percent
to $226,422 as the average price for
townhomes and condos increased 6.6
percent to $150,667.
As inventory continues to drop,

are evident, said Jon Schnoor, 2016
President of the Greater Albuquerque Association of Realtors. Sellers should feel confident enough to
list homes at fair prices and receive
meaningful offers in a healthy
residential real estate and overall
economic environment. However,
there may be lingering worry over the
availability of move-in ready homes
to replace what was sold. He also
added, The rise in Albuquerque area
rental prices are also up and may help
lure more toward homeownership.

east . A huge variety of rug types, qualities


and traditions come from this diverse country.
Among the most famous and highest-quality Persian
rugs are Tabriz. Tabriz is a major city in the Northwestern Azerbaijan region of Iran, very close to the Caspian
Sea. A large number of rugs come from Tabriz, the
most common are Mahi, Nachsche and Tabba.

Nachsche, a more popular type of Tabriz,


are quite floral and full of color.

Tabba, more subdued than other Tabriz,


are woven more coarsley with wool.

Mahi Tabriz are by far the most sought after and


traditional Tabriz carpets. There are three main parts
to this pattern, the overarching pattern, the detailed
field pattern and the border. Each has its own story.
The overarching design is a simple medallion pattern
that starts in the center of the rug and emanates
outward. This part of the design represents the concentric circles formed by dropping a pebble into a still
pond.
For the more detailed field design, Mahi Tabriz use
a traditional Herati, or fish pattern. This consists of
a diamond with four opposing oak leaves. Continuing out from the oak leaves, the design repeats itself
with the leaves mirroring their image around a small
flower. This pattern represents a fisherman in his boat
and two fish swimming around the reflection of the
moon.
The third part of the design is the border, which
can vary from one Mahi to the next, but most commonly uses the Samovar pattern. Sometimes called
the turtle and crab border, this border consists of
large floral motifs that look like and represent a
swimming sea turtle and crab claws.
While Mahi Tabriz can be done in a wide variety of
qualities, most are woven using exceptional materials
and have very high knot counts. As such, these rugs
have earned themselves a reputation for being some
of the best in the world.

One of the more popular types of Tabriz is known


as Nachsche. Whereas Tabriz rugs use small repeating motifs, Nachsche use more colorful, open, floral
motifs. They typically have strong central medallions,
long flowing tendrils (known as Islimi) and many
groups of small flowers. Silk is often woven into
these rugs as a highlight color. These rugs are almost
always woven at very high knot counts, generally
starting at 250 knots per inch and going as high as
500 knots per inch or more.
Nachsche roughly translates to cartoon or pattern in English. Originally these rugs were woven to
emulate some of the motifs and design elements of
European rugs. The people of Tabriz used hand drawn
patterns or cartoons as their basis for this, hence the
name Nachsche. Today, the Iranian people have truly
adopted this style into their weaving lexicon, making
Nachsche Tabriz possibly the most popular type of
rug sold in Iran.

Woven in the city of Tabbas, Tabba Tabriz rugs
were developed and popularized in the late 1960s
and early 1970s. This type of rug is distinctly different from its Tabriz cousins described above. A typical
color palette for Tabba consists of ivory, orange and
mint green. Most are woven more coarsely, with
knot counts ranging from the 85 knots per inch up to
around 150 knots per inch.
Many Tabba rugs were woven during the 1970s,
so they are very common. However, these rugs
frequently contain wool that doesnt hold up as well
when compared to other Tabriz rugs. They tend to
wear out more quickly and will likely not have the
same longevity or long-term value. This is not to say
that they are bad rugs, but rather that other Tabriz
rugs are exceptional.

lots with some 220 individual landowners, Waterman said. I think this is the
premier spot on the westside, he said.

14 years ago. It was pioneering at the
time for sure, he said, especially since he
wasnt 100 percent certain which parcel
in the area he was getting. I didnt know
exactly where it was the first eight years I
owned it, he said with a laugh.
But the views sold. Knowing that
it backed up to the escarpment and the
Petroglyph National Monument, I knew
the views would be forever. I knew it
would just be a matter of time before it
began to move. So we rolled the dice and
bet the come line.

And move it did, eventually. About six
years ago, the city of Albuquerque began
the process of forming the special-assessment district. The city had an interest in
seeing this growth path moving, Waterman said. So at that point they stepped
in to issue a bond to create the infrastruc-

ture. And all the individual land owners


get assessed through property taxes to
repay the city for improving their lots.
It was really the only way to get the infill
project underway, he said.
The probability of all those individual
lot owners coming together, ponying up
enough money to put together in all the
streets and infrastructure you see is slim
to none. This is a big path to growth. So
under the bond, the city created the streets
and the .25 to .33 acre lots outside of the
eight acres that Waterman owned.
Once movement began on the
special-assessment district, Waterman
put together an development partnership
to produce the funds to finish carving
the paperwork to create separate lots on
paper, then turning those paper lots into
reality on the ground. The whole project
got a big boost from Main Bank, Waterman said. Main Bank has done all the
financing and they have been fabulous,

he said. Absent Main Bank, this would


have been a whole lot more challenging.
Theyre great to work with. Theyre a
true, homegrown, Albuquerque bank.

one model completed and several others
already coming out of the ground, are

beginning this week, he said, with the


anticipation that they will move briskly.
I think well be absorbed in two to
two and a half years, he said. Its just a
great spot. Theres the proximity to the
schools and youre two minutes from
Paseo, and six minutes from I-40. Its
pretty easy to get anywhere in town.
Whats more, Waterman added, most

of the other homes in the area will be


extremely high-dollar.
Outside of us here, these are mostly
$500,000 houses around here, he said.
These are the most affordable homes in
the premier area on the bluff here. This
is achieved, Waterman said, by creating
homes with extensive volume on an affordable footprint.

We have high ceilings, 10-foot ceilings and eight-foot doors, he said. You
get a lot more house in terms of cubic
volume with a smaller footprint. That allows a quality product at a more reasonable price point. Its a smaller house, but
it doesnt feel smaller.
