Hotel types
Numerous types of hotel designs exist in the world. Examples of hotel designs include guest
palaces across Asia, English country inns, hotel-casino resorts, designer and art hotels, hotel-spa
resorts, boutique hotels, "no-frills" hotels that offer very basic amenities at budget rates, basic
rooming houses, monasteries offering refuge and spare bedrooms rented out in ordinary homes.
Another type is capsule hotels, which are offered in Japan as an option for those who just need
the basic necessities during their stay. Historically, the development of lodging areas and
facilities was sometimes driven by their physical locations, such as at river crossings, at major
trading posts or in locations lending themselves to defense, such as forts or castles. Property
location continues to be a key consideration in hotel design in contemporary times. Many hotels
throughout the United States cater to either tourists or residents. Visitors of the hotel have the
options ranging from renting a room for one night or renting a suite for a month. Though
residential hotels aren't as popular today as they were in the past, they still provide a significant
amount of America's homes.

Hotel ratings and Requirements

Five star Hotels
These are hotels that offer only the highest level of accommodations and services. The properties
offer a high degree of personal service. Although most five star hotels are large properties,
sometimes the small independent (non-chain) property offers an elegant intimacy that can not be
achieved in the larger setting. The hotel locations can vary from the very exclusive locations of a
suburban area, to the heart of downtown. The hotel lobbies are sumptuous, the rooms complete
with stylish furnishing and quality linens. The amenities often include: VCRs, CD stereos,
garden tubs or Jacuzzis, in-room video library, heated pools and more. The hotels feature up to
three restaurants all with exquisite menus. Room service is usually available 24 hours a day.
Fitness Centers and valet and/or garage parking are typically available. A concierge is also
available to assist you.

Top class 5 star hotels in Nigeria are aimed at travelers who want luxury, world class service and

is also usually available. Concierge services, fitness centers and one or more pools
are often provided.

In Nigerian Context
In this segment, you will find the hotels which are often owned and run by the local hotel
industry. You will get a significantly lower price than the 5 star international category but similar
standard of luxury. Definitely the best hotels in Nigeria from the 4-star segment can compete
favourably with 3-star hotels outside Nigeria. Lagos hotels apartments fall into this category.

Three star Hotels

Typically these hotels offer more spacious accommodations that include well

medium-sized restaurants that typically offer service breakfast through dinner.

often provided.

Introduction (4 star Hotel design with sustainable

Hotel design involves the planning, drafting, design and development of hotels. The concept of
hotel design is rooted in traditions of hospitality to travellers dating back to ancient times, and
the development of many diverse types of hotels has occurred in many cultures. For example, the
advent of rail travel in the early 1900s led to the planning, design and development of hotels near
railroad stations that catered to rail travelers. Hotels around Grand Central Terminal in New York
City are an example of this phenomenon. Hotel interior design and styles are very diverse, with
numerous variations existent.
Hospitality design experts agree that hotels must adhere to their customers demand for
sustainable design and practices in order to take their establishment to the next level. In fact,
sustainability has now become the new norm. The hotels of the world are going green. Often
criticized for its wastefulness, the hospitality industry is making great strides in environmental
consciousness. With monumental programs like the Leadership in Energy & Environmental
Design certification in play, many green initiatives are becoming standards rather than suggested

Hotel owners, developers and designers must work together to provide creative solutions
to embrace the environmental movement. As hotel architects and designers, it is our job to
educate clients on the benefits and profitability of investing in these enhancements while keeping
developers concerns about cost and execution in check. And its never been more important.
Guest expectations of social responsibility and demands for eco-friendly products/services are

steadily climbing. Travelers want to know that their travel choices support brands that operate in
an environmentally responsible way.
Lets take a look at some of the ways hotels are transitioning green properties from an idealistic
goal to the industry expectation.

Amenities are an important part of the guest experience. However, in the bathroom, individually
wrapped soaps and single-use plastic bottles for shampoo and lotion produce unnecessary
waste. It is our role as designers to find eco-friendly products that meet guests needs. The
Element Miami International Airport, a LEED-certified Starwood Hotels & Resorts Worldwide
property, uses refillable containers for bathroom soaps and shampoos. Also in guestrooms, many
hotels are encouraging guests to reuse their bath towels and bed linens to save water. And they
are providing bins for in-room recycling, so guests can do their part.

Sustainable materials, goods and processes

Some incredible advances have been made when it comes to eco-friendly building materials and
systems including: alternatives made of recycled content or that use less energy to manufacture
than conventional ones, rainwater harvesting systems, living roofs, among many others. Locally
sourcing building materials and goods is also a key part of the sustainable building process, as it
reduces the carbon footprint of the transport to get products there. More and more hoteliers are
using regional building materials in the construction process. The new Canopy by Hilton brand
also is embracing the think local mantra, featuring local food-and-beverage options in all of its
11 new properties expected to open beginning this year. Waste during the building process is
another critical factor in maintaining eco-friendliness. It is essential to ensure as much as
possible is recycled before transporting off-site, or, to consider options for re-use.
During the design process, we look for ways to repurpose building materials or elements
in a sustainable way. During a historical renovation of a turn-of-the-century warehouse building
into a Residence Inn hotel, we repurposed the existing framework of the building and most of the
building materials.

Water, energy consumption

In the bathroom, there are many ways to conserve water, including using sustainable fixtures
such as showerheads, faucets and low-flow toilets. For kitchens, hoteliers are using energy
efficient appliances in the main kitchen area and also in individual guestrooms for extended-stay
hotels with in-room kitchen suites. Master switches in guestrooms allow travelers to use one
switch to control all of the lights throughout the space and only when they are present in the
room. Smart HVAC and lighting systems have immense capabilities, scanning the room
periodically and turning down the heat/off the lights if there is no movement in the room.
Complete building management systems monitor and control mechanical and electrical
equipment such as ventilation, lighting, power systems, fire systems and security systems
throughout the propertydrastically reducing the hotels energy and lighting usage when
managed properly. Smart design also can play a large role in the sustainability of the hotel. For
example, consider the amount of natural daylight and supplement that with energy efficient light
bulbs or lighting systems triggered by movement in a space.

Aims and Objectives

To balance functional, layout, and aesthetic issues to develop a
property that simultaneously meets the needs of the guests, the staff, and the owner.
To rethink provided amenities, water and energy consumption, and the use of sustainable goods,
materials and processes.
To create properties that cater to the environmental demands of modern-day travelers. And its
not all about the bottom line. It is all of our responsibility to leave the world in better shape for
future generations than we found it.
