Welcome to the second public exhibition on our proposals for
the Malt Street site. Here you will find further detail about
how we plan to deliver new homes, new jobs and a new
public park.
Todays exhibition aims to:
Share with you our evolving proposals for Malt Street;
Give you the chance to tell us what you think about them; and
Show you how weve responded to the feedback you gave us at our first exhibition back
in April.

Background
By 2031, Southwark Council and the Mayor of London want
the area around the Old Kent Road - including our site - to
deliver 20,000 new homes and 5,000 extra jobs.
The Council is preparing the Old Kent Road Area Action Plan. This confirms the Councils
aspirations for the Old Kent Road area and will guide future development.

Our proposals
We aim to create a place that balances the needs of new and
existing communities. A place which provides homes, new
jobs and outstanding open spaces.
In doing so:
We will create new green routes north to south and east to west along the new public
square;
Dedicate over 50% of the site as open space;
Deliver over 850 new homes and 3,500 square metres of commercial space; and
Create over 200 permanent new jobs on site (an increase of over 400% from current
employment numbers) as well as approximately 1,150 construction jobs.

Traffic impact
Improve the roads.
Dont encourage any more driving.

Residents Feedback, First Exhibition

You said:
There are too many vehicles using Frensham Street;
Vehicles are using the Unwin and Friary estate roads as shortcuts; and
Parking along Frensham Street and outside the Unwin and Friary estate is a problem.
We will:
Reduce the impact of HGV and LGV users;
Reduce traffic around the existing residential areas to the south;
Minimise car movement past the Unwin and Friary estate by extending Latona road; and
Provide on-site car parking for our residents.
We also plan to:
Build a new cycle route running east to west and north to south;
Provide new bicycle lockers and racks for residents and businesses; and
Contribute funds to the Bakerloo line extension and to local transport infrastructure
improvements.

Improving local connections
We welcome long distance footpaths such as the linear green route; we need more of
these across London.
Improve walking routes.

You said:
You cant walk through the site at the moment which restricts access to the Old Kent Road;
New routes through the site are needed to help reach key services and public transport; and
New and improved cycle connections to Burgess Park are needed.
We will:
Create new pedestrian and cycle friendly routes through our site, connecting to the `
surrounding area; and
Make movement in and around the site easier as we develop Malt Street.

Public open spaces and play facilities
We want to see open space well integrated, as well as the development of green links
north to south and east to west.
Provide lots of social space outside.
The priority should be the ecological value as a green corridor.

You said:
There needs to be more, better quality play areas for children in the local area;
There needs to be more open spaces for the community to use; and
That Burgess Park and Leyton Square are good examples of public spaces that people can
feel proud of.
We will:
Through detailed design ensure that a large proportion of high quality open space is
delivered;
Create a 250 metre long public park for the community to enjoy;
Create a large public square for residents, businesses and visitors to enjoy, at the junction
between the north to south and east to west links;
Create a dedicated cycle route to improve safety and connectivity for cyclists and
pedestrians; and
Create safe areas of play for children of all ages.

Job opportunities for local people
Mixed-uses should be encouraged; a combination of residential, commercial,
community and retail space delivering more jobs.
Help to train local people.

You wanted to make sure that:
There was an increase in jobs on site;
These new jobs will be accessible to local people; and
We offer training and apprenticeships on site.
We will:
Create workspaces for small and medium-sized businesses;
Create new shops around the central square;
Increase the number of full time jobs on site by over 400%;
Create approximately 1,150 extra jobs during the construction process; and
Continue our apprenticeship and training schemes on this site to support the local
workforce.

Apprenticeship schemes
There are currently 465 apprentices working across the Group, who are undertaking a range
of courses from kitchen fitting to business administration.
Earlier this year Berkeley launched the Reach Apprenticeship Programme which offers
opportunities in the following trades; brick-laying, dry lining, carpentry, fitted interiors,
formwork, landscaping, painting, steel-fixing and tiling.
In 2015 Berkeley had over 700 young people in structured training, either directly through
its graduate scheme, as construction apprentices, or working on GNVQ or equivalent
qualifications.
Berkeley Group is committed to ensuring 1,500 people across the business undertake
either an apprenticeship or vocational training by 2018.

A sustainable community
We are currently proposing to deliver over 850 homes on the site in a mix of tenures.
The site will also include:
Over 3,000 sqm of employment and flexible business space, creating over 200 jobs;
Over 500 sqm of new retail space found in the heart of the development around the
central square;
A new employment cluster in the south western corner of the site to complement
existing employment uses and support small / medium businesses;
New retail uses focused in the heart of the development around the central square;
and
Over three acres of new open space.

Construction
How will I be affected by construction?
Residents Feedback, First Exhibition
Berkeley Homes is committed to being a good neighbour. We will agree a construction
management plan with the Council and we will always follow the Considerate
Constructors Code. This means:
A construction management plan will be agreed with the Council to minimise disruption
for residents and which will form part of the planning application;
A Residents Liaison Officer will be available as a point of contact for queries;
Restricted working hours for construction;
A secure and safe site;
24 hour security;
Agreed routes for construction traffic; and
Managed deliveries to reduce impact.

Servicing
We will create:
Dedicated off street servicing zones;
Residential on site parking for all uses;
Cycle parking;
Additional off street disabled parking; and
Car club spaces and electric vehicle charging points.

Design
The council have designated the area as an appropriate location for height and density.
The development of tall buildings will allow for the creation of large areas of high quality
public open space.
Our current proposals will deliver over 850 new homes in a mix of tenures within blocks
of between 6-20 storeys alongside a tall building of exemplary design of approximately
36 storeys.

How will it look and feel?





The park will be 250 metres long and over 20 metres wide;
The central public square is 50m x 70m;
The park and square will function as a civic space and provide local interest for surrounding
residents and different building users. The space will be filled with hard and soft
landscaping, art work, play space and a rich texture of materials; and
We intend for the space to be used for events throughout each year.
