CONTRACT OF LEASE

KNOWN BY ALL MEN THESE PRESENT:


This CONTRACT OF LEASE made and entered this AUGUST
15, 2016 at the municipality of Las Pin-as City, by and between.

LAUREANO D. AGUSTIN JR., of legal age, widowed. Filipino


citizens with residence/postal address at #21 Lalaine Bennet St.
BFRV Resort Las Pias City
known as the LESSOR. MARK ANTHONY M. ALSOL
Block 25 lot 59 Marcos Alvarez,Talon V Las Pias City
WITNESSETH:
Whereas, the LESSOR is the registered legal and absolute owner of
one storey building in good and habitate condition on a lot covered by
TCT No.863913 and located at 378 corner San Antonio Valley
XVII.Talon Las PiasCity:
WHEREAS, the LESSOR desires to lease unto LESSEE the above
described property.
NOW THEREFORE, for and consideration of the foregoing and
mutual covenant hereinafter contained, the LESSOR by their present
does hereby left and lease unto the LESSEE the aforesaid property

and the LESSEE hereby accepts the same by the way of lease
subject to the following terms and conditions:
1. PERIOD OF LEASE - this lease shall be for a period of (5) years to
take effect from August 15, 2016 to August 15, 2021. When the
existing contract of lease with the tenant has been terminated up to
August 15, 2021 renewable hereinafter upon mutual agreement in
which case the LESSEE must signify its intention to extend by written
notice hereof to the LESSOR at last (90) days prior to the expiration of
this CONTRACT OF LEASE.
2. AMOUNT OF RENT - the parties agree that the monthly rental on
the lease property shall be FIVE THOUSAND PESOS (5,000) to
increase by ten percent (10%) every year starting May 15, 2017. The
LESSEE is required to issue TWELVE (12) postdated checks
representing the one (1) year period of this contract starting August
15, 2016 to August 15, 2021. Monthly rental will be paid every 15th of
the month.
3.Upon execution of this agreement, the LESSEE shall pay the
LESSOR the amount of SIXTY THOUSAND PESOS ONLY (60,0000)
representing twelve (12) months deposit and advance which shall
remain intact with the LESSOR until the expiration of the contract and
cannot be refunded but can consumed on the remaining months of
stay equivalent to one sixty thousand pesos.
4. That the LESSEE premises without the written consent of the
LESSOR.
5. That the light gas, water, telephone bills, and other expenses that
may arise in the daily use Of the toilet facilities and sewer shall before
the account of the LESSEE.

6. Any violation of the terms and condition provided in this contract of


lease on the part of the LESSEE shall be sufficient ground for
termination of this CONTRACT OF LEASE.
IN WITNESS WHEREOF both parties have hereunto signs this
CONTRACT OF LEASE this August 15, 2016 at the Las Pias City.
