CONTRACT OF LEASE

KNOWN ALL MEN BY THESE PRESENTS:

This Contract of Lease, made and executed on this 25 th day of September


2016, ar San Pedro Laguna, by and between :
CELVA L. ENCINAS, married, of legal age, Filipino and residing at Blk 17 Lot
4 Southview Homes Pacita ll San Pedro Laguna, hereinafter referred as the LESSOR;
BETH APOSTOL , married , of legal age, Filipino and residing at Blk 11 lot 4
Aspen Drive Southview Home Pacita ll San Pedro Laguna , hereinafter referred to as
the LESSEE:
WITNESSETH:
WHEREAS , the Lessor is the owner of a residential apartment unit located at
Blk 11 Lot 4 Southview Homes Pacita ll San Pedro Laguna ;
WHEREAS , the Lessee is desirous of leasing the said apartment unit and the
Lessor is willing to lease the same unto and in favor of the Lessee under the terms
and conditions hereinafter specified and agreed upon by LESSEE and the LESSOR :
1.)The terms of the lease shall be for the period of one year from September
25, 2016 to September 25, 2017 renewable for another terms at the
option of both parties;
2.)The LESSEE shall pay unto the LESSOR, the sum of twenty seven thousand
(Php 27,000.00) Pesos , Philippine Currency , as advance and deposit which
cannot be applied as lease rental and is refundable at the end of the leases
period when the LESSEE vacates the premises provided there are no losses
and damages on the leased premises, and that all water bills, electric bills
etc., connected on the leased premises are fully paid for by the LESSEE . The
deposit is to be refunded to the LESSEE thirty (30) days after the turnover of
the leased premises and upon presentation of a written clearance from
Meralco and San Pedro Waters , which indicates that all public utilities have
been paid and all receipts of such payment are surrender to the LESSOR;
3.) The LESSEE shall pay unto the LESSOR , the sum of Nine Thousand (Php
9,000.00 ) Pesos Philippine Currency , as monthly rental payable on the 25 th
day of the month at the residence of the LESSOR.
4.) The LESSEE shall pay all electric Bills and water bills and any other
services connected on the said premises.
5.) All monthly rentals shall be made in cash Philippine Currency.
6) The LESSEE shall use the leased premises exclusively for residential
purposes , and shall have no right to grant subleased of the leased premises
to any other lessee without the written consent of the LESSOR:
7.)The LESSEE shall not make any alteration on the lease premises without
the prior consent of the LESSOR, nor make any waste, unlawful, improper or
offensive use of the premises or to expose the premises to fire hazard or to
payment of higher insurance premium;
8.) The LESSEE shall execute or undertake for their account , all
improvements or minor repairs which may be necessary to keep the leased
premises, both inside and outside , and all appurtenance from deteriorating

in value or condition during the said period of lease and all improvement or
repair shall become the property of the LESSOR;
9.) The LESSEE shall allow the LESSOR of her authorized representative at
any reasonable time to inspect, enter and examine the leased premises, and
the LESSEE shall comply with all government laws, ordinance or regulation
promulgated by the LESSOR;
10.) Fifty present (50%) of the deposit will be forfeited in favor of the
LESSOR , if the LESSEE vacates the premises within the period of less than
one (1) year . The LESSEE should notify the LESSOR in writing , thirty (30)
days before the date of leaving of her intention to vacate the premises,
otherwise ,fifty (50%) of the deposit will be forfeited in favor of the LESSOR;
11.) At the end of lease period, unless the contract in renewed , the LESSEE
shall peaceably deliver to the LESSOR the leased premises vacant and
unencumbered, with such repair as aforementioned in good order, clean and
tenantable condition. All improvements made by the LESSEE on the said
premises shall become the property of the LESSOR without reimbursement to
the LESSEE; and
12.) The LESSOR shall keep the LESSEE in peaceful possession and
enjoyment on the leased premises during the terms of the lease.

known to be the same who executed the foregoing instrument and they
acknowledged to me that the same is their free act and deed.
This instrument, consisting of two (2) pages including this page whereon the
acknowledgement is written has been signed by the parties and witnesses each and
every page thereof, sealed with my notarial seal and related to a lease of residential
apartment.
