in value or condition during the said period of lease and all improvement or
repair shall become the property of the LESSOR;
9.) The LESSEE shall allow the LESSOR of her authorized representative at
any reasonable time to inspect, enter and examine the leased premises, and
the LESSEE shall comply with all government laws, ordinance or regulation
promulgated by the LESSOR;
10.) Fifty present (50%) of the deposit will be forfeited in favor of the
LESSOR , if the LESSEE vacates the premises within the period of less than
one (1) year . The LESSEE should notify the LESSOR in writing , thirty (30)
days before the date of leaving of her intention to vacate the premises,
otherwise ,fifty (50%) of the deposit will be forfeited in favor of the LESSOR;
11.) At the end of lease period, unless the contract in renewed , the LESSEE
shall peaceably deliver to the LESSOR the leased premises vacant and
unencumbered, with such repair as aforementioned in good order, clean and
tenantable condition. All improvements made by the LESSEE on the said
premises shall become the property of the LESSOR without reimbursement to
the LESSEE; and
12.) The LESSOR shall keep the LESSEE in peaceful possession and
enjoyment on the leased premises during the terms of the lease.
