Site Lease
Among the undersigned, on one hand Mr. (a) Cesar Augusto Padilla Bohorquez
old and living in the city of Cali Colombia identified with citizen identification
number 78,742,397 Lessor who henceforth will be called, and on the other hand
Mr. (a) Cruise greater Lowrt old and living in the city of Los Angeles California
identified with citizen identification number 1068806136 who henceforth Lessee
shall be called, held this Lease Agreement Commercial, governed by the rules
applicable in matter, and especially by the following clauses:
First. Object of the contract. Lessor, owner of the shop, located at 075 W. Third
Street Ste.500 Los Angeles CA 90048 California State EU and registered under
registration No. 13897654 WE Estate Office of Public Records city of Angeles
California EU grants the Lessee the use and enjoyment of it.
Second. Finished. The duration of this contract shall be 15 days from the day 2
May 2016.
Third. Canon monthly. The monthly price the Lessee agrees to pay Lessor for the
use and enjoyment of the shop is 450 US Dollars.
Quarter. Opportunity for payment. Lessee agrees to pay Lessor the monthly fee
immediately this contract is signed.
Fifth. Destination. Lessee agrees to use the shop for the event at the fair to be held
from May 2, 2016 and will be used to display food products at the international fair
and will not give it another destination without prior written authorization Lessor.
Sixth. public services and payment. The home has electricity services, water
supply, sewerage and telephone line, monthly and timely payment of such services
correspond fully to the Lessee, who declares that receives update this payment by
the Lessor.
Seventh. State commercial premises. The lessee declares to have received the
commercial premises, under this contract, along with the services described above

in good condition; and undertakes to return the property to the lessor at the
termination of the contract in the same condition as received, except for
deterioration over time due to legitimate use of the property.
Eighth. Repairs. Lessee shall be responsible for the local repairs and those
required by their deeds or their dependents and cannot perform other without the
prior written consent of the landlord.
Ninth. Completion and extension. This contract ends with the expiration of the term
fixed. The parties may extend the period by writing at least 5 days prior to the
expiration date communications.
Tenth. Renewal. After two (2) year term of this contract, the Lessee shall be entitled
to renewal, in accordance with Articles 4518 and 6520 of the Code of Commerce
E.U.
Eleventh. Sublease. Lessee shall not, without the express written consent of the
Lessor, totally sublet the shop.
Twelfth. Assignment. Lessee may assign the contract without prior written when
authorized by the Lessor or disposal of the respective business establishment.
Fourteenth. Penalty clause. Failure by either party of the obligations under this
contract, the will be in debit each other in the amount of 100 monthly minimum
wage in effect on the date of default, as a penalty, without prejudice to the canon
and the damage that clarifications which might arise as a result of a breach

For the record, two copies are signed in the city of Los Angeles California E.U to
one day in May 2016
