Aim of the Project

The aim of the project is ideate a business plan and to work towards its execution.
The research was to be done on consumers behavior, trends on retailing globally
and locally, working of operations, marketing and its practices, web analytics. The
research report is supposed to cover topics such as franchising, financing,
investment, marketing strategies, website construction, and a 3D layout of the retail
store.

Executive Summary

This report outlines the ideation of a business plan and its execution. In a market,
where teenagers and working professionals are becoming the norm, a PG service
provider is in high demand. Nidus is an online platform committed to providing hassle
free accommodations with homemade food.
With less discretionary income, consumers are unwilling to pay high-end prices for
products or services. Thus, we provide accommodations at moderate prices. In
planning for our launch we have put together a financial plan based on the forecasts
for the first two years of operations.
The companys marketing plan is designed to develop a strong and consistent image
in the mind of the target market. We target our services at college going students
and working professionals who primarily are looking for a Home away from home.
We believe that cultivating a strong bond between us and the owner of the PGs is
critical to our success.

Company Summary

Nidus is an online platform which provides PGs, in our dictionary, a second home,
without any hassle. We offer personalized services to all the users to help them find
suitable PGs at affordable prices. We help you find, book & pay your rent with the
help of few clicks. Hold on your breadth because we have more to unfold. We also
provide food services for all the foodies and people who cant live without home food.
All worries aside, even here you can have your room filled with games and confetti
and lovely pictures of you growing up. So there is no chance that you will feel away
from your home.
We are driven by the motivation and the problems that even we had to face once.
We had undergone the horrors of a house search (6 times in 2 years to be precise)
and still being clueless on the way to go about finding the right accommodation.
Thousands of youngsters look for apartments on rents and most of them are new to
the city. If you hail from a small town in India, you feel as if you have landed in a
different country altogether. Thats where we come in play. We, at Nidus, strive hard
to remove the middleman from the rental real estate industry and bring transparency
in the process and the same can be achieved by the best technology and design.
We have ensured that none of services come with the baggage of brokerage. The
users pay for only what they get and not a Rupee more.

Nidus offers personalized and end-to-end solutions for both owners and paying
guests. We aim to build a platform that fixes youth housing facilities in cities as well
as helps the owners to earn more money by providing their rooms to the paying
guests hassle free.

The values that the brand offers are honesty, integrity, team-work, cheerfulness,
excitement, commitment, reliability, and quality.

1.2.1 Mission Statement
Our mission is to provide standardized and reliable, home like accommodations to
anyone and everyone who is searching for a temporary home- away from their
home. Also, we mission to provide fresh and quality meals to people staying in these
accommodations just like their homes.

1.2.2 Vision Statement


Our vision is to be the best in the sector of home rentals by providing with
standardized accommodations and good quality food. Also, we plan to expand this
business to other parts of India and later to go globally.

1.3 Brand Logo and Tag line

The logo depicts that Nidus provides safe and secured accommodations so one has
nothing to worry about. Nidus aims to provide reliability and is committed to provide
hassle free accommodations. Just like one feels secure at their home, Nidus also

makes sure its tenants feel safe and they feel as if they have found a Home away
from Home.

The tagline clearly proves that with Nidus you will have be provided with hassle free
accommodations along with good food. We make an informed decision with the least
amount of fuss and drain on your pocket.

1.4 Unique Selling Proposition (USP)


The unique Selling Point of Nidus is that it will be providing with One Click Solution
to its customers. Since most of people dealing with Nidus would be moving to a new
town, Nidus will ensure that they get hassle free accommodations along with good
quality food, movers and packers and maid services (last two in the later stages).
Thus, booking a home through Nidus will not only provide them with a standardized
and safe accommodation but will also provide them with other basic needs of living.

1.5 Marketing Mix of Nidus


1.5.1 Product
The products we are providing are PG accommodation and food services through
our app and website.
1.5.2 Price
We have two segments in our pricing that are

Budgeted (Rs.4,500-Rs.9499)
Premium (Rs.9,500-Rs. 11,500)

In the Budgeted and Premium segment we provide Common Pantry, Comfortable


pillow and Mattress, One AC per room, clean washrooms, Individual electrical
meters. The Premium segment differs from the budgeted ones as we provide
additional amenities like Common TV, Wifi router and Electricity Back up in each PG
falling in this segment.
1.5.3 Place
In starting we are operating only in Delhi (Nariana & Patel nagar). In next two years,
we plan to cover Delhi NCR and later cover pan India.

We are doing both online and offline promotions.

2.1 Business landscaping

About the business: Nidus is an online platform which provides PGs, in our
dictionary, a second home, without any hassle. We offer personalized services
to all the users to help them find suitable PGs along with compatible
flatmates. We help you find, book & pay your rent with the help of few clicks.
We also provide food services for all the foodies and people who cant live
without home food.

What do I do well in my business: The main of Nidus is to provide hassle


free accommodations with good quality food to anyone and everyone who is
looking for a home, away from home.

My business USP: The unique Selling Point of Nidus is that it will be


providing with One Click Solution to its customers. Since most of people
dealing with Nidus would be moving to a new town, Nidus will ensure that they
get hassle free accommodations along with good quality food , movers and
packers and maid services (last two in the later stages). Thus, booking a
home through Nidus will not only provide them with a standardized and safe
accommodation but will also provide them with other basic needs of living.

Opportunities: The growth rate for Pgs in Delhi is showing a positive growth
rate year by year. This is because many students migrate to Delhi for further
studies while others come to Delhi looking for a job. This gives us an
opportunity to serve these people by offering them hassle free
accommodations along with good quality food.

Barriers: Finding good quality homes at appropriate locations is a barrier for


us. Nidus promises its customers with certain level of standardisation when
talking about the accommodations. Therefore, finding a suitable PG and
convincing the landlords for the upgradations can be a difficult task. Also,
there are some PG landlords who are not willing to take food facilities from us.
All this will reduce our profit margins.

Competitors & their USP:


Zocalo- Companys USP is that they provide proprietary reviews & rating
platform over the PG or rented space to help seekers choose the right
neighbourhood and accommodation.
Grabhouse- Your say. Your way Grabhouse is a platform for each and every
person who is searching for a rented accommodation. Whether you are a
student or a working professional or whether you are single or married
Grabhouse has something for everyone.

Question 1
What important customers problem can you solve?
We will be concentrating on the youth of India as our target audience, so we will be
helping them in finding a temporary home with the basic needs of living.
The main problem faced by people while moving to a new city for work/studies is
having difficulty in finding a standardized accommodation with quality food. Most of
their time and energy is spent on finding a Pg. So, Nidus has come up with one stop
solution for them. It provides them with convenience in finding and shifting to a new
home and also provides them with good quality food.

How are you going to do it?
We will start operating from the city- Delhi. Patel nagar and Naraina Vihar are the
two areas that we will be catering to in the initial stage. Nidus, as a brand, promises
to provide with safe and hassle free accommodations along with fresh and quality
meals through tiffin service. We have also created a customer friendly website and a
mobile app so as to provide ease in connectivity with our customers.
Later we plan to expand to other parts of India and go globally.

First year: We will be starting our business with a user friendly website and a mobile
application for easy connectivity with our customers. By the end of first year we plan
to cover all the locations within Delhi.
Second year: We plan to expand our business in Delhi NCR (Delhi, Noida and
Gurugram).

Third year: We plan to expand to other metropolitan cities in India. Along with that
we also plan to launch a new category of renting apartments in Delhi NCR.

2.3 Value Proposition


Nidus is tech platform to book PG accommodation with modern facilities instantly
through a mobile app. Students & young professionals will find it easy, convenient &
economical to have pleasant stay in a new city (Delhi)thus saving time, money &
energy while eliminating brokers & dealers.

2.4 Problem Identification


People migrating to a different city have a problem finding accommodations. Owners
of the PG in various cities have a problem finding tenants. People who help these
owners and tenants charge high brokerage. Also, visiting each and every PG wastes
time, money and energy of the tenant. This problem can be solved with the help of
technology and on-ground expertise. We cater to the need of youth and working
professionals coming to Delhi/NCR & providing them standardized and reliable PG
accommodation and food services without any hassle and brokerage free.

2.5 Nature of the Startup


People think that connecting accommodation owners and accommodation seekers
by an app is simple task, but what is real difficult about it is the customers. Its a
service business and like any service business you need to treat your customers well
if you want them to return to your app/website.

established business, including name and trademark, for the franchisee to run
independently. The franchisor will allow the franchisee to sublet his property and the
franchisee will be responsible to get customers and to will work independently
without any interference from the franchisor.

6.2 Location selection


The franchisee will first start operating from Naraina and Patel Nagar and will soon
expand to other cities and will eventually cover pan India.

6.3 Security deposit


The tenant pays two months of rent as Security deposit before move-in. All payments
have to be paid either online or via demand draft. 100% of token deposit will be
refunded, if booking is cancelled within 3 days. 50% of the token deposit will be
refunded, if booking is cancelled between 3 - 5 days. No refund of token amount, if
the booking cancelled after 5 days. Security deposit shall be refunded within 3
working days of move-out.

6.4 Furniture and Interior investments


All the upgradations required to meet the franchisees criteria will be done by the
franchisor and relevant rates will be charged.

6.5 Method of payment


All the payment would be online with the help of online payment gateways like credit
cards, debit cards, net banking, Paytm, Freecharge or via demand draft in the name
of Nidus Pvt. Ltd.

6.6 Contribution towards advertising


All the advertising will be done by Franchisee and the franchisor or the vendor has
no role to play in it.

9. Use of Property Tenant shall use the property for residential purposes only.
Tenant agrees not to engage in or permit any household members, relatives, guests,
invitees or agents to engage in any unlawful use of the dwelling unit, common areas
or grounds.
10. Notice of Absence from Unit Tenant shall notify the landlord in writing if the
dwelling unit will be left unoccupied by at least one adult household member for a
period of longer than 30 days, and shall advise Landlord how to contact Tenant

of utilities supplied and paid for by the Landlord and shall not waste the same.

destroy, deface, damage or remove any part of the dwelling unit, common areas or
grounds. Tenant shall pay amounts due for repairs for property damage, reasonable
wear and tear excepted, caused by the intentional or negligent conduct of Tenant, a
member of the Tenant's household, relatives, invitees, guests or agents upon receipt
of a bill from Landlord. The written bill shall include items of damage, the corrective
action taken and the cost thereof.
13. Alterations No substantial alterations, addition or improvement shall be made
by Tenant in or to the dwelling unit without the permission of Landlord in writing.
Such consent shall not be unreasonably withheld, but may include the Tenant's
agreeing to restore the dwelling unit to its prior condition before moving out.
14. Locks Tenant shall not change, alter, replace or add new locks without written
consent of Landlord. Any locks so permitted to be installed shall become property of
the Landlord and shall not be removed by Tenant. The Tenant shall promptly give a
duplicate key to any such changed, altered, replaced or new lock to Landlord.
15. Noise Tenant agrees not to allow on his/her premises any excessive noise or
other activity which disturbs the peace and quiet of other tenants in the building.
Landlord agrees to prevent other tenants and other persons in the building or
common areas from similarly disturbing Tenant's peace and quiet.
16. Subleasing Tenant shall not assign this agreement or sublet the dwelling unit
without the written consent of Landlord. Such consent shall not be withheld without
good reason. This paragraph shall not prevent Tenant from having guests for
reasonably short periods of time.
17. Termination Upon termination of this agreement, Tenant shall vacate the
premises, remove all personal property belonging to him/her and leave the premises
as clean as she/he found them, normal wear and tear and damage by unavoidable
casualty excepted, and return all keys to Landlord immediately upon vacating. The
Tenant agrees that any personal property left in or about the premises after the
Tenant has vacated shall be considered abandoned property, and the Landlord may
sell or otherwise dispose of same without liability to the Tenant.
18. Permission for Landlord to Enter Unit Tenant agrees to allow landlord or its
agents to enter the dwelling upon reasonable advance notice in order to inspect the
premises, to exterminate for pests, to make repairs or to show the premises to
prospective tenants, purchasers, mortgagers or their agents. The Tenant will not be
unreasonable in denying entry. Landlord may also enter the premises without prior
consent if it appears to have been abandoned by the Tenant or in case of
emergency, and as otherwise permitted by law or court order.

19. Maintenance of Dwelling The Landlord agrees to maintain the premises in a

General Laws, Chapter 139, and Section19.
22. No changes or additions to this lease shall be made except by written
agreement between Landlord and Tenant. This lease and any attachments represent
the entire agreement between Landlord and Tenant.
23. No guests are allowed to stay overnight without prior written permission. The
host tenant shall be held responsible for conduct of his/her guests in the premise &
its consequences thereafter. Any financial losses incurred shall be borne by the host
tenant.
24. WHEREFORE, We, the undersigned, agree to this Lease, by signing two

1. Commencement, Term, Renewal
1.1 The date of execution of this agreement shall be the commencement date and
the agreement shall remain valid and binding for a period of _________ year initially
and can be renewed on mutually agreed terms at the time of renewal for such terms
as the parties agree. All renewals of the agreement shall be express and in writing.
No oral agreement shall be binding on either of the party.
2. Marketing Tools/Support, Products, Availability of products etc.

products in its inventory along with detailed specifications like quality, quantity and
many more as may be required. The food will be delivered to the tenant as per the
order received from the firm.
3. Fee/Commissions etc.
3.1 The firm as such shall not charge any fee for providing web space/display on
website/Application and for all such sales that are made/generated using the website
www.___________.com.
3.2 It is expressly agreed by the parties hereto that the Firm shall debit the amount of
money they are rightfully owner of from the remittance to Vendor at the time of
forwarding the order received from the end customer.
3.3 The parties will endeavour to perform reconciliation of accounts/orders every 30
days.
4. Order, Handling, Delivery etc.
4.1 The Vendor shall upon receipt of the order from the Firm immediately arrange to
deliver the products to the designated address as per the scheduled dates.
4.2 The firm will provide the vendor of the specifications and the vendor has to abide
by it.

4.3 The Vendor agrees to get his place audited without prior permission. The Firm is
allowed to do random quality checks and audits at the vendors place.
5. Covenants of Vendor
The Vendor hereby covenants with the Firm as under:
5.1 To deliver the food of the ordered specifications/description only including
quantity and quality prescribed in the Order and there should be no instance of
adulterated food being delivered and/or quality issue and/or issue of Non delivery.
Further, the Vendor shall maintain adequate stock/inventory of the items at all times.
In case the Vendor is running out of supplies or is likely not to fulfil the Order
received by the Firm, it shall intimate to the Firm at least 1 day in advance so that the
firm can arrange for another vendor.
5.2 Not to send any kind of promotion material or any such material, which is,
derogatory to and/or adverse to the interests financial or otherwise of the Firm, to the
customer either along with the food supplied or in any manner whatsoever.
5.3 Not to do any act/deal in a thing / products/goods/services which are either
banned/prohibited by law or violates any of the intellectual property right of any party
in respect of such product.
5.4 The Vendor agrees to indemnify and keep indemnified the Firm from all
claims/losses (including advocate fee for defending/prosecuting any case) that may
arise against the Firm due to acts/omission on the part of the Vendor
5.5 To provide full, correct, accurate and true description of the ingredients used so
as to enable the firm to have an idea about the quality of the product. The Vendor
agrees not to provide any such description/information regarding the product which
amounts to misrepresentation to the customer.
5.6 To be solely responsible for the quality, quantity, merchantability, guarantee,
warranties in respect of the food offered through portal of the Firm.
5.7 To be solely responsible for any dispute that may be raised by the customer food
provided by the Vendor. No claim of whatsoever nature will be raised on the Firm.
5.8 The Vendor shall at all time during the pendency of this agreement endeavor to
protect and promote the interests of the Firm and ensure that third parties rights
including intellectual property rights are not infringed.
5.9 The Vendor shall have the required license for catering.
5.10 To provide to the Firm copies of any document required by the Firm for the
purposes of performance of its obligations under this agreement within 48 hours of
getting a written notice from the Firm.

5.11 To seek advance written approval from the Firm, prior to release of any
promotion/advertisement material, in so far as the same relates to services offered
pursuant to the terms of this Agreement.
6. Warranties, Representations and Undertakings of the Vendor
The Vendor warrants and represents that6.1 The signatory to the present agreement is having the right and full authority to
enter into this Agreement with the Firm and the agreement so executed is binding in
nature.
6.2 All obligations narrated under this Agreement are legal, valid, binding and
enforceable in law against Vendor.
6.3 There are no proceedings pending against the Vendor, which may have a
material adverse effect on its ability to perform and meet the obligations under this
Agreement.
6.4 That it is an authorized business establishment and hold all the requisite
permissions, authorities, approvals and sanctions to conduct its business and to
enter into present agreement with the Firm.
6.5 It shall maintain details of all transaction and mark as complete / incomplete as
the case may be and shall provide the same to the Firm upon demand.
7. Rights of Firm:
7.1 Vendor agrees and acknowledges that the Firm, at all times during the
continuance of this Agreement, shall have no right to promote itself under the name
of the firm. In such an event, the Firm reserves the right to forthwith to cancel the
agreement with the Vendor without any prior intimation or liability to the Vendor.
8. Indemnity
8.1 The Vendor shall not disclose about the firm to anyone. Doing this will lead to
termination of the agreement.
9 Limitation of Liability
9.1 The vendor should provide the order as per schedule and should provide no
adulterated food.
10 Termination and effects of Termination
10.1 This Agreement may be terminated by the Firm forthwith in the event
10.1.1 Vendor fails to make payment of the sum demanded after it has been served
a 48 hours written notice;
10.1.2 Vendor commits a material breach of any representation, obligations,
covenant, warranty or term of this agreement and the same is not cured within 30
days after written notice given by the Firm.

10.1.3 If a Petition for insolvency is filed against the Vendor.


10.2 Effect of Termination:
10.2.1 In the event of termination/expiry of this Agreement, the Firm shall remove the
Links and shall discontinue any further contact with the firm.
10.2.2 Firm shall not be liable for any loss or damages (direct, indirect or
inconsequential) incurred by the Vendor by virtue of termination of this agreement.
10.2.3 During the period under notice both the parties shall be bound to perform its
obligations incurred under this agreement and this sub-clause shall survive the
termination of this agreement.
11. Notices
11.1 All notices and other communication under this Agreement shall be in writing, in
English language and shall be caused to be delivered by hand or sent by email or
courier in each case to the addresses as set out at the beginning of this Agreement.
12. Entire Agreement
12.1 This Agreement embodies the entire agreement and understanding of the
Parties and supersedes any and all other prior and contemporaneous agreements,
correspondence, arrangements and understandings (whether written or oral)
between the Parties with respect to its subject matter.
13. Assignment
13.1 Neither this Agreement nor any part of it is assignable, transferable, sublicensable, sub-contractible or conveyable by Vendor, either by operation of law or
otherwise, without the express, prior, written consent of the Firm signed by an
authorized representative of such Party. The Firm is at liberty to refuse such consent.
14. Relationship of Parties
15.1 Nothing in this Agreement will be construed as creating a relationship of
partnership, joint venture, agency or employment between the Parties. The Firm
shall not be responsible for the acts or omissions of the Vendor and Vendor shall not
represent the Firm, neither has any power or authority to speak for, represent, bind
or assume any obligation on behalf of the Firm.
15. Waiver and Amendment
16.1 No waiver of any breach of any provision of this Agreement constitutes a waiver
of any prior, concurrent or subsequent breach of the same or any other provisions,
and will not be effective unless made in writing and signed by an authorised
representative of the waiving Party.
16.2 Except as expressly set out in this Agreement, no amendment is binding on the
Parties unless it is in writing and signed by a duly authorized representative of each
of the Parties.
16. Force Majeure

17.1 Neither Party shall be responsible or liable for any delay or failure to perform its
obligations (other than an obligation to make payment) under this Agreement due to
unforeseen circumstances or any event which is beyond that Party's reasonable
control and without its fault or negligence, but not limited to, acts of God, war, riots,
embargoes, strikes, lockouts, acts of any Government authority, delays in obtaining
licenses or rejection of applications under the Statutes, failure of telephone
connections or power failure, fire or floods.
17. Two Originals
18.1 This Agreement may be executed in two (2) counterparts, one to remain with
each party and each of which shall be deemed an original and which shall together
constitute one Agreement.

be affixed the day and year first hereinabove mentioned.

7. Social Initiatives
1) We are providing food services in our business. So when food will be delivered to
the specific locations, at that time we will hand over a sticker book to every tenant
who is taking food from us and we will convey them that if they wish to leave
anything out of the dishes provided, they can keep it aside and then they can put
a red colour sticker on the tiffin, so that we can donate the left-over food to poor
people.
2) We will do a campaign on women empowerment.
3) On Rs 1,00,000 revenue, we will be donating Rs 500 to an NGO in Delhi. For
example, lets consider revenue for 4 months, if we earn Rs. 2,00,000 per month
then in 4 months we would be earning Rs. 8,00,000. This would mean that we
would donate Rs. 4,000 to the NGO.

satisfied with the quality of food being provided by their PG.
