DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This DEED is made and entered into by and between:
MICHAEL MABONGGA, of legal age, Filipino, Single, and a resident of
(999 DONA BELEN STREET CAMACHILES SUBDIVISION) DAU,
MABALACAT CITY, hereinafter referred to as the VENDOR;
---and--MARIA HIPOLITO, of legal age, Filipino, married to LUIGI HIPOLITO,
and a resident of MAGAGANDANG LAHI CITY, hereinafter referred to as
the VENDEE;
WITNESSETH:
WHEREAS, the VENDOR is the absolute owner in fee simple of that certain real
property, a parcel of land situated in the Sitio Maligaya, Brgy Masasaya, City Of
Magagandang Lahi, Philippines covered by Transfer Certificate Title No. 003-12345 issued
by the Registry of Deeds for the Province PAMPANGA, IN THE CITY OF ANGELES, and
which is more particularly described as follows:
Transfer Certificate of Title No. (003-121345)
Lot ,A parcel of land 10435678, being a portion of Lot 10435678, situated in the
Sitio Maligaya Brgy Masasaya, Municipality of Magagandang Lahi containing an area of
ten (10), hectares, more or less.
WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell
the above-described property for the price and under the terms and conditions set forth
herein below;
NOW THEREFORE, for and in consideration of the premises, and more
specifically of the sum of five hundred thousand pesos(500,000) , Philippine Currency, the
receipt whereof is hereby acknowledged from the VENDEE to the entire satisfaction of the
VENDOR, the said VENDOR does hereby sell, transfer and convey in a manner absolute
and irrevocable, in favor of the VENDEE, his heirs and assigns, the land above-described;
That the VENDOR does hereby covenant and agree with VENDEE that the abovedescribed property is free from all liens and encumbrances, that he has a perfect right to
convey the same, and that he will warrant and forever defend the same unto the said
VENDEE, his heirs and assigns, against the lawful claims of all persons whomsoever;

That the VENDEE agrees to shoulder the expenses for the consolidation of the title,
capital gains tax, documentary stamps tax, transfer fees, notarial fees, and all other fees or
expenses incidental to the transfer of the title of the above-described property while the
VENDOR agrees to shoulder the expenses for accrued and current real estate taxes.
IN WITNESS WHEREOF, the parties have hereunto set their hands this August 12,
1990, at MAGAGANDANG LAHI CITY, Philippines.
