If more people prefer renting apartments in the past, now, rent rates have skyrocketed and people have no choice but to look for an affordable space to own (though some people still prefer renting). Did you know that last year 2015 was believed to be the best housing year since 2007? That’s what the experts say. But what about this year? What happened in the housing industry? Here are the Real Estate Trends for this year: 1. Things might return to normal. Although many people still look for a house to buy, industry experts believe that the buying/selling pace might become slower than 2015—meaning to say, it's normal again. For the past 15 years, the industry has experienced abnormal trends, which unfortunately affected the economy. You might think that selling your house may have a little chance this year. You need not to worry as there's still a good chance of attracting prospects, especially if your house comes with a reasonable price. Remember, buyers don't want to purchase something that is overpriced. So make sure your house is evaluated fairly. 2. The focus will be more on affordable price points. The truth is, there is one factor of housing that hasn't regained yet—it's the single-family construction. The finite labor, worries about depth of demand in the entry-level market, and the higher land costs, caused many builders to switch into developing higher-priced housing units for a reliable scope of clients. That's the reason why new-home prices increase much faster than the prices of existing houses. Builders gained profit by following this luxury strategy, though. The only problem is: Their growth potential was hindered because of avoiding the entry level. So here's when things become more interesting. Industry experts believed that there's a paradigm shift this year—builders focus on more affordable price points. What is more likely to happen—or it might have been happening already—is a continuous growth in new-home sales and single-family construction. Hopefully. 3. The high-cost markets would be the most affected by higher mortgage rates. If you can remember, real estate industry analysts predicted mortgage rates increase last year—yes, it did. But the good thing is, it also went back down. The analysts expect the same volatility in 2016. However, the decision by the Federal Reserve to guide interest rates higher should result in a dependable ascending trend in mortgage rates. Thirty-year fixed rates will probably culminate 2016 about 60 basis points greater than they are today. Yes, that certain level of increase is manageable because most consumers will have countless tactics to attenuate some of that increase. So, there's nothing to worry. What do you think? Does it affect you already? Keep in mind, though, higher rates might push monthly payments higher, too. Plus, debt-to-income ratios will skyrocket. And as we all know, higher rates may result in fewer sales. But don't worry, industry experts calculated that that the effect will be minimal in the U.S. in general.
