When Real Estate Investors attend meetings,
training and networking events they tend to
break up into cliques just like high school
and dont always meet new individuals or
business contacts. There are always one or
two folks who work the room, but the rest of

direct benefit to you, however you might be
able to make key connections to people that
they know through referrals. You never
know when that person you meet in 90
seconds could integral to your business or
when they could be a key player in referring
you business.

Write out and practice a 60-second statement


that includes your name, title or occupation, and
what you are looking for, such as information,
leads, a job or internship.

side, lets talk on the personal side,
lets start at the end.
The Personal Side
All of us are going to get
involved whether its you, or a
parent, or a loved one; youre
going to get involved in this.
Theres three mistakes if you or a
family member are going to move
into an assisted living facility that
you must avoid.
The First Mistake - "The Happy
Gilmore Mistake."
In this film Ben Stiller is a
caregiver in a home. Happy
Gilmore's grandma has been
making quilts for hours forBen.
Ben is selling the quilte for a
profit. Grandma comes up with
her fingers bent, she says "Ah, my
fingers hurt." Ben looks at her ans
says "Oh grandma, your fingers
hurt do they? Well guess what,
that outburst just earned you two

hours of yard duty. How do your


fingers feel now grandma?" It
highlights the point, You need to
know who the caregivers are ,
what the activities are and what's
going on inside that home.
The Second Mistake - "The Bad
News Bears Blunder"
Those kids couldn't win a game
till they came together as a team.
Taking care of a parent is a team
sport. It's not just you, it's the
doctors, the nurses, the
caregivers, and you working
together as a team.
The Third Mistake - "The
Barbara Streisand Syndrom"
Barbara's latest moving, "Guilt
Trip", was all about putting a guilt
trip on the kids. Hey when it
comes to assisted living and our
parents, we don't need a guilt trip,
we already feel guilty. Are we
doing the right thing, did we do
enough, are we doing it soon
enough?
The Business Side
Seventy seven million baby
boomers, ten thousand people a
day turning sixty five, four
thousand people a day are turning
eighty five, and seventy percent of
all of us will need help with the
activities of daily living as we age.
That means all of us are going to

get involved one way or the other,


and the average person today is
paying thirty six hundred dollars
per month to live in that home.
With the aging demographics
in our country, and the life
expectancy that is increasing
virtually daily, this is a massive
opportunity.
With the silver tsunami that is
coming, the crisis in senior
housing and the need for assisted
living is an entrepreneurs
opportunity of a lifetime. This is it.
What I do and what my students
do is convert single family homes
into assisted living facilities, and
the bottom line is a single home
can net, net profit of five
thousand, ten thousand, up to
twenty five thousand dollars per
month from a single home. This is
significant residual income that
doesnt require you to be there on
a daily basis.

GET INVOLVED
Water or Gas Department billing Landlords for Tenants Unpaid Water Bills. Landlords
being required to have interior inspections. Renting to felons illegal. All issues in
citiers across the State of Missouri
We can all fight all of these little city ordinances as they come along, that is if we live in
the city where our rental property is located. However what can you do if you live in
say Belton and the rental property and the issue is in Independence or St Louis . . not
much. What if you own rental property in Kansas City or St Louis or at the Lake of the
Ozarks and you live in California . . again at the local city level, there is not much you
can do . . . unless your name is Clay Chastain and you are a light rail advocate . . . but
that is a story for a different day.
So MAREI and several members as well as other Kansas City area metro landlords and
investors have decided that we need to find a way to fight the individual city issues at
the state level. We are exploring the creation of a State Wide Real Estate Investor
Association where everyone can do something.
We are inviting all landlords and real estate professionals who live in MO to join us so
you can be informed of the issues and help with calling, writing and all the other
grassroots efforts that will be needed. We are also asking all landlords and real estate
professionals who have an interest in how laws affect property owners in the state of
Missouri to join us and take part as well. How can you help without being a registered
voter? Well we will also need membership dues from everyone to help fund some of
the bills that a state wide orgaization will have such as office overhead, a telephone
and quite possibly a lobbyist to promote our interests.
We are in the set up stages and we need your help. We need to get every landlord,
owner of property or anyone else with an interest in what happens in the state of
Missouri to join us. Right now we are not asking for anything more than your name
and a click of the mouse. We need to know who you are and if you can help us.

A Real Estate Investor Association or REIA is a


tremendous source of knowledge, networking and
inspiration. You need to make these meetings part of
your monthly schedule.
Every club operates a bit differently, but the basics are
all the same. They are a great place to meet other
people in the business. People who can educate you,
sell you deals, buy deals from you and recommend team
members and services. The other people there are the
number one reason you should go to the meetings.
Being around others in the business and learning about
how and why they are successful will help you succeed

While at a meeting, dont be shy. Shake hands with the
people around you and give everyone you meet your
business card (you do have cards on you at all times,
dont do?) Be sure to get their card as well. If they do
not have one, have them write their name, phone

number and email address down. You will want all this
information to build your database. These are the people
who will buy your wholesale deals or the people that you
can call when you are putting a deal together.
If you are the shy type, try to make a game out of it. Set
a goal and tell yourself you want to leave the meeting
with no less than three peoples cards. Then force yourself
to say hello to the person sitting next to you. It will get
easier every time. The conversations will be basic and
remind you of your freshman year in college, when
everyone asks the same old questions like where are you
from? and what are you studying?, but now it will be
what kind of investing do you do? and how long have
you been doing it?
Want to learn how to estimate repair costs? Ask one of
the renovators at the meeting if you can go see one of
their projects and have them explain how they
determined their costs. Offer to take them to lunch in
return and tell them youll be happy to wholesale deals to
them. Be respectful of their time though, they are busy
and arent getting anything in return from you at the
moment (other than lunch). Be sure to know the basics,
you dont want to waste their time on things that you
should have already learned from books, youll get more
out of it too!
Want to find a good attorney or accountant, ask the
regulars at the meeting who they use. What better place
to get good team member recommendations that from
people actually in the business?

place? It is a totally deductible expense as well.
Some of the associations have websites packed with
great information. Some have on-line bulletin boards as
well. This is another great source for info or for
advertising deals. Some of the websites are for members
only.
Most meetings will also have a speaker, usually a national
speaker. These are gurus who come to town to teach you
about their particular real estate investing specialty and
to offer you their home study course. The speakers vary
widely but we find that we always get a few great ideas
from each one and it is well worth listening to them. If you
resent being sold to, get over it. They are there to make
money and they have given you free advice and
inspiration in return for being able to pitch you. There is
nothing wrong with that. Especially if you walk away with
a great idea.
We will often buy their courses if we think it will give us
great ideas that we can apply in our own business. Most
of the courses that weve bought weve made the money
back many times over from the great ideas that the
courses taught us.
Buying courses is fine as long as you plan to read them
and put the ideas into action. Dont fall into analysis
paralysis. You wont make your money back by letting it
sit on the shelf unread and unused.

Some groups have a deal makers section, where they let


people stand up and announce deals. Others have a
success stories section where anyone who has done a
deal in the past month can stand up and give the details
and then be applauded. Pay attention to who stands up
during these sections month after month. They are the
players in your local market and people you should make
an effort to know.
The clubs are not usually free and there is a charge per
meeting or on an annual basis. I highly recommend
becoming a member. The $200 you spend will be well
